All construction by the Grantees stall conform to the specifications and requirements of the Town of Plymouth and any applicable public utility companies having jurisdiction thereover. Grantors’ retained rights shall include, but not be limited to, the Tight of access within the Easement Area so long as the exercise of the Grantors’ rights does not harm or damage any of the Grantee’s rights or improvements, No above-ground improvements or structures (other than mankoles) shall be installed within the Easement Area by the Grantees. Grantees shall remain obligated to maintain and repair all ofits improvements located within the Easement Area until such time that the Town of Plymouth or a public water company takes over contol and ownership of said improvernents, and the Grantors shall have the immediate right to connect to or extend any utility lines or appurtenances installed by the Grantees within the Easement Area, By accepting and recording this Grant of Basement, the Grantees acknowledge and agree that the use of and work within the Easement Area by the Grantees and its representatives and/or agents shall be at their own risk, and that the Grantees shall indemnify and hold the Grantors and their successors and/or assigns harmless for any costs, damages, injuries, or liability arising from the Grantees’ exercise of the easement rights granted herein.
