Single Property
Agreement
Agent will complete all other aspects of the transaction, work with buyer/seller to ensure cooperation with the
Transaction Coordinator as well as acquire all appropriate signatures on documents and return to the Transaction
Coordinator.
Agent agrees to pay for all services requested within 3 business days from the Close of Escrow or when invoice from
Agent Sidekick PLLC is sent. Accepted payments include credit card, check or PayPal payment. Any returned checks
will be an additional $25 fee. There will be NO cancellation fee if the transaction does not close. If the agent cancels
the Transaction Coordinator Agreement but the transaction still closes, agent will be required to pay full amount
unless otherwise agreed upon.
Agent/Broker hereby agrees to release Agent Sidekick PLLC as well as Pinnacle West Properties LLC from any and
all liabilities that may arise by virtue of this real estate transaction and the agent/broker further agree to
indemnify, defend and hold Lesley Kotlarz from all claims, disputes, litigation, judgments, and attorney fees that
may arise in connection with this transaction and also from any incorrect information supplied by third parties to
Agent Sidekick PLLC, or any material facts that third parties know but fail to disclose to Agent Sidekick PLLC.
Agent understands that the transaction coordinator may need to access the agents MLS, Broker management system
and other programs as requested by agent and that all username and passwords will be kept private and will never be
replayed to anyone other then Agent Sidekick PLLC.
It is the agents responsibility to discuss this agreement with his/her broker/manager and to make sure they will be in
compliance with the brokers rules by using Lesley Kotlarz as their Transaction Coordinator.
