The proposed development will consist of constructing a student housing complex on land at the comer of East Brighton Ave, and Thurber Street Development will include three (3) 19,880 SF buildings, one (1) 11,445 SF club house, and one (1) 2,325 SF office building along with supporting infrastructure. Site improvements to inchide driveways, walkways, parking, site utilities, stormivater management systems, site lighting, and landscaping. ‘The existing zoning of the parcels included in the develapment varies between RB-I, RC, and 1A. This project includes lot consolidation of 11 existing lots into 3 new lots. ‘The thaee new lots created in the proposed subdivision attempt to segregate each zoning district and the proposed layout ensures no buildings cross district boundaries within lots of multiple zoning districts. Due to the multiple lots and zoning districts within them, a separate application is being submitted for each lot based on zoning, requirements. LOT | ~ SPECIAL PERMIT Lot | is primarily zoned RC with a small sliver of unused land within the IA district. Proposed work within fot | includes construction of one ofthe three 19,880 SF apartment buildings along with a small 2,325 SF office building. These uses are permitted within the RC district with the issuance of a Special Permit. Associated site infrastructure as descrihed above will be integrated within and between all lots.
