Dear BMOA Member:
The Board of Directors of the Bear Mountain Owners Association
(BMOA) are deeply grateful to those property owners who participated
in making last years road project a huge success through the payment
of their road dues. Special thanks to those who went beyond by
donating extra funds, totaling just under $10,000.00. With your dues
and donations, we were able to continue improving Maryland Avenue
and repairing some of the worst problems on the side roads.
As you know, we are just coming out of yet another very harsh winter.
Weve used almost three-quarters of our budget paying for snow
removal, cindering, and administrative costs such as insurance and
truck upkeep. This years costs as of February 29th are about
$20,000.00. In contrast, last years costs on February 28, 2015, were
under $5,000.00. In an attempt to bring our road dues more in line
with our expenses, the Bear Mountain Owners Association voted to
raise the 2015-2016 annual road dues for cabins to $250.00 (annual
road dues for unimproved property will remain at $70.00). Even with
the increase, the only way well have enough funds to continue
repairing and improving our roads is to rely on your donations.
Last year, we spent just over $20,000 for road improvements alone
(not including cindering, snowplowing, truck upkeep, etc. On February
29, 2016, we had a balance of $13,395.37 (including funds in the
capital fund). We have attached the budget report of February 29,
2016, to provide information on current income and expenditures.
After February 29th, we had to complete some culvert work to avoid
further damage to the road. After paying those bills, we currently have
a balance of around $10,000.00.
If we want to do more than the bare minimum and continue to improve
our roads, well need an additional $12,000 to $15,000. We
desperately need any contributions you can make. Also, if you have
not paid this years road dues, please send a check as soon as you can.

Well need to get additional funds soon, so we can begin to work with
Snokes Excavation on this years road project. This work should begin
as soon as possible (in 3 to 4 weeks) since the spring thaw has
softened the road base which makes the grading and compacting
possible. Once again, please do not interrupt the equipment operators
with conversation or requests. Please contact Terry Straup or Ken
Skahn with any road questions or requests.
We are sure you can see that the roads need work, but also how well
the roads have held up compared with previous years. Hopefully, well
be able to continue the good work of the last two years. However, this
work definitely will be limited by the paid road dues and donations
Bear Mountain property owners contribute.
The Board researched the cost of new reflective road name signs
installed at intersections so that emergency and delivery drivers can
navigate our roads and locate residences with less difficulty. Each sign
(with post) would cost about $60.00. Since all road dues are
earmarked for road maintenance and repairs, we also are asking for
donations for the signs. If you want one for your road and can
contribute to order a sign, please send funds to the above address and
note where you would like the sign placed. The Board, and volunteers,
will install the sign in the designated location.
