RE: Proposed Terms for the Lease of Quarry Tract
Dear Eddie:
twas very good to catch up with you in our recent telephone conversation
regarding the progress of planning for the future of Ardrossan as well as the
cuaront efforts of the Radnor Conservancy to establish a pilot CSA program on
the contiguous Skunk Hollow land. As we discussed, the CSA initiative has been
extremely well received within the community and we hope that its expansion
can happen in conjunction with our combined preservation efforts so as to
continue the agricultural tradition on the extraordinary Ardrossan Estate.
Pursuant to our conversation, the Radnor Conservancy would like to propose to
the Montgomery, Scott, Wheeler family and to the trustees a lease for
approximately 16. acres known as the Quarry Tract with the goal of expanding
the current Skunk Hollow Community Farm initiative onto that land. Some of
the key terms we would wish to see included in such a lease are as follows:
1. A term of five years commencing
2, Aclause guaranteeing that any sale or other transfer of the property within the
texm of the lease would be subject to the provisions of the lease, without
amendment;
3. A nominal annual rental fee of $1.00; rental or lease
4. Permission to erect farming related infrastructure on the parcel, including but
+t iimited to a hoophouse and/or greenhouse, deer fencing, equipment shed(s),
swells for irrigation and irrigation equipment and other storage facilities;5. Permission to erect a minimal bridge over the Darby Creek connecting the
Skunk Hollow CSA initiative to the Quarry tract;
6. Permission to access the property with motorized vehicles through the existing
unpaved driveway or another mutually agreed upon entryway;
7. Acknowledgement that Radnor Conservancy has the right to subcontract to
another entity [name GP here?] the management and operational
responsibilities of the farming initiative;
8. Insurance/Indemnity/Liability — John F can you address this?
9. How about grazing animals or fowl?
10. Granting public access in support of RC efforts
We would appreciate your prompt feedback on these proposed terms and if
mutually agreeable, we would be pleased to move forward in drawing up a lease
without delay.
