1. OPERATIONS: Working Time: HAMMER & NAIL Maintenance staff is on duty 7 days a week from 8:00 AM to 5:00 PM For all emergencies out of office time, the calls will be handled by a dedicated account manager from operations and will handle as per the requirement. 2. Scope Of Work: HAMMER & NAIL will respond to any maintenance requests and preventive maintenance of MEP system as originally installed in the property. Building Management System is not included. Electrical Supply & equipment includes : MDB / SMDB / DB check MCB / ELCB Check MDB / SMDB / DB Bus Bar Check All villa and apartment earth Check Water Supply, Sanitary ware and drainage system includes Water pump check Pressure kit check Valve Operation Check All related wiring and contractors to be checked Air Condition Supply system includes: Ac thermostat check Clean all related air filter for all unit Clean all condensing unit Clean all related Ac. Drain Clean outside condenser unit Check unit gas Check compressor amp. Consuming Check compressor contact Check unit board for all function 3. Definition of Maintenance Work 3.1 EMERGENCY Maintenance (for MEP Failures) Complete failures of air conditioning system in the villas/ apartments Complete failure of electrical power in villas/ apartments Complete failure of water system in villas/ apartments Complete failure of plumbing drains in villas / apartments ( blockage & over flow) Major plumbing failures in villas / apartments (i.e. heavy leaks)

3.2 Preventive Work A preventive maintenance program will be put in place immediately by HAMMER & NAIL after the signing the contract for all electrical, air conditioning and plumbing, including annual cleaning of tank (villas only) In the event that a schedule PMC (preventive maintenance call) visit is canceled by the client less than 24 hours before the due time or the PMC team is not provided with the complete access at the schedule time, HAMMER & NAIL will consider this contractual PMC visit completed. 3.3 Preventive Electrical, Plumbing and Mechanical Details Electrical Inspection of main and sub DB panels and breakers for proper voltage & operation of status bulbs Check circuit breaker, different voltage of power socket for correct earth connection Visual checking of water heating Test exhaust fans Check and measure load current Cleaning of panel Plumbing System Testing of water flow and pump pressure reading Checking delivery of water at flow rates without or regular noise and vibrations Cleaning of tanks once a year ( only villas) Repair ( where possible) of sanitary- ware fittings such as faucets, valves, water closet mechanism Attending complaints of plumbing Air Conditioning Inspect & cleaning of filters Checking & cleaning of electrical components Checking of performance and functionality of compressor Checking compressor for irregular noise, vibration and proper suction Washing of condenser coils( outside) Checking condenser & evaporation fins Cleaning of drain lines Checking refrigerant pressure, toping up of refrigerant gas & oil ( gas charges at extra cost) Checking of AC motors like fans, belts, motors( vibrations), noise Lubrication of fan motors, fan bearings Checking and adjustment of fan motor fully alignment Placing of drain flow tablets in drip trays Minor repairs to insulations Checking temperatures in the room 5

4. Reactive Maintenance- for MEP Air Conditioning Supply associated equipments Repairing ( if technically possible) or replacement of electrical supply and equipments including distribution boards, circuit boards, circuit breakers, ELCBs, light fittings, control panel, switches, sockets Repairing ( if technically possible) or replacement of water supply, drainage line, leaks of pipes and tanks( only villas), sanitary ware fitting such as faucets, valves, water closet toilet mechanism, water heater 5. Carpentry & Masonry Minor Carpentry and minor masonry work including minor grouting, application of sealant and Fixing of isolated tiles. 6. Response Time / Scheduling Emergency Maintenance: Arrival of maintenance team at the site within 2 hours after recorded time of call. Preventive Maintenance: It will be schedule with the clients on the regular base- 1 week before system generated date Reactive Maintenance: Arrival of maintenance team at the site within 5 hours after recoded time of call ( during operating time from 8:00 AM to 5:00 PM) Schedule Maintenance: the point will be schedule with the client. 7. Materials & labors Only suitable materials of equal or better qualities then those originally installed will be used to affect repairs. If any repairs or maintenance services require spare parts or replacement of any defect items, such spare parts or item will be provided with in a value of AED 20.00. Spare parts & consumables in excess AED 20.00 per visit that need to be replaced, will be charged at cost price + 20% handling fee. It will be in affect only after the first maintenance visit has been conducted and all MEP systems and accessories in the premises are rated workable Note: any damage part reported in initial inspection will be fully borne by the client. Any spare parts or replacement items in access of materials provision where applicable will be invoiced separately after being approved by the customer To guarantee an effective work without delay, jobs below a value of AED 200.00 do not need to be approved by the customer. HAMMER & NAIL will Endeavour at all times to expedite the sourcing of the materials; however HAMMER & NAIL is not responsible if the materials are unavailable in the market. HAMMER & NAIL does not offer any warranty on any materials or parts supplied except that of the manufacturer / supplier if applicable. 6

8. Exclusions The following services are excluded from the scope of this contract: Power, water, drainage and telephone services ( responsibility of the local authority) Major structure faults / repairs to building including failure of roof water proofing Service of any music or TV or public address system Gardening and horticulture work Emptying of septic tanks and janitorial cleaning Renewal of any insulation material to duct to work chilled water pipelines Renewal of any corded chilled water, domestic water or drainage line Any painting and decoration job Any carpet cleaning and shampooing jobs Replacement if any broken windows, window glasses, doors, door glasses Polishing of wooden items and fixing of new tiles. However these services can be rendered and will be charged separately by HAMMER & NAIL after being requested by the customer and the cost being approved by the customer. Any plumber, electrician, painter, carpenter, mason, AC mechanic or any there works and services not expressively covered by this contract, will be charged additionally. (On approval from the customer) 9. Terms & Conditions HAMMER & NAIL will provide two free call outs per month in the classic package. Addition call out will be charged AED 125/HAMMER & NAIL shall be provided with free use of water and electricity from the customer and access to any part of the premises involved. HAMMER & NAIL will ensure that adequate and suitable safety measures are taken and see that safety harnesses are used where necessary. All workmen will wear proper foot wear Payment for service contract is to be made annually in advance by cash or cheque. In the event that a contract has expired service will proceed at non contract rates. All dues and invoices must be settled immediately. If they are not settled immediately an administrative fees may be applicable. HAMMER & NAIL reserves the right to consider all unpaid invoices and dishonored cheques as basis of breach of contract on behalf of the client and may suspend service without notice or refund. In this event any due legal fees are to be borne by the client.

10. Additional Services (if not covered in the package- charged separately) In addition to the standard contract, the customer may choose to have the following service which will be quoted separately. A. Painting We provide internal and external painting of the villa & apartment with our in house painting professionals at a very cost effective rate. B. Interior Modifications: We provide various internal modification solutions to upgrade the villa/ apartment such as tiling, marble supply and installation, kitchen refurbishments, Bathroom upgrades and extensions C. Cleaning: Annual deep cleaning of the kitchen Annual AC duct cleaning Complete cleaning of the villa D. Move out Inspections: We provide move out inspections for the rented property service tailored for the landlords E. Pest Control External/Internal pest control will be carried out on a six monthly basis upon request only F. Carpentry & Masonry Repairs and replacements of fly screens, windows and doors Repairs of doors catches, locks and hinges Repairs of broken catches, hinges and drawer slides to fixed cabinets and fix cupboards Fixing of new tiles.
