CONTRACT OF LEASE TO ALL PEOPLE: This Contract of Lease entered into on September ___, 2011, in Makati City, Metro

Manila, Philippines, between: Roellie Dillera, called LESSOR of legal age, married and living in 29 New York Street, Merville Paranaque City; - And Aman Kumar, called LESSEE of legal age, single and living in Citicenter 8741 Paseo de Roxas corner Villar Streets, Makati. SAYS: LESSOR is the owner of a furnished studio type condominium unit at Unit 912, Prince Plaza I Condominium, Legazpi St., Legaspi Village Makati City (see Attached A). On the other hand, LESSEE desires to lease the unit of LESSOR, who is willing to lease it, as long as the terms and conditions are met; NOW, THEREFORE, LESSOR has lease the unit to LESSEE who accepts it under the following terms and conditions:
1. PERIOD. The lease shall run for one (1) year (September 14,

2011 to September 14, 2012). Both parties may renew and renegotiate provided there is a thirty (30) day advanced written notice from either party desiring it.
2. RENTAL . The parties agreed that the rental of the unit shall be

at SEVENTEEN THOUSAND FIVE HUNDRED PESOS (P17,500) monthly inclusive of association dues and water. Upon signing of this Contract, LESSEE shall pay LESSOR the following:

The sum of THIRTY-FIVE THOUSAND PESOS (P35,000) as security deposit of Two (2) months. LESSOR shall keep this deposit, but shall refund to LESSEE after Thirty (30) days from the expiration of this contract. However, any unpaid bills (electricity, telephone or damages to the unit, aside from natural wear and tear) shall be deducted from the deposit; The sum of SEVENTEEN THOUSAND FIVE HUNDRED PESOS (P17, 500) as one (1) month Advance payment shall be paid; and The balance of ONE HUNDRED NINETY-TWO THOUSAND AND FIVE HUNDRED PESOS (P192,500) shall be covered

by Eleven (11) post-dated checks (October 14, 2011 to September 14, 2012).

PRE-TERMINATION. In case of damages, LESSOR shall deduct and forfeit the security deposit, without need of demand within Thirty (30) days. ACCESSORY EXPENSES: ELECTRICITY, TELEPHONE, ETC.

LESSEE shall pay for all Accessory Expenses incurred during and after he vacates the unit in line with the terms of this contract; LESSEE shall request for the approval of LESSOR on any add-on utility connections, which will be at his expense; LESSOR shall settle with the Prince Plaza I Building Administration, all costs pertaining to association dues and water utility of the unit.

RESIDENTIAL PURPOSE. The unit shall be for residential use only. Despite this, a written consent must be secured from LESSOR. IMPROVEMENTS.

A written consent must also be secured from LESSOR for any changes, alterations and improvements of the unit; Upon termination of this contract, all improvements shall automatically inure to the benefit and become property of the LESSOR.; and Neither will there be any refunds at the value/cost done, nor any loss/damage suffered by the LESSEE by reason of theft, rubbery and any other crimes.

LESSEES DUTIES AND RESPONSIBILITIES OVER THE UNIT.

keep the unit clean, sanitized and in good condition including its lights, furniture and appliances; Subsidize expenses of maintenance shall include the following:

Plaza I maintenance personnel (scheduled by the building administration); 7.2.2. Replacement of light bulbs; and 7.2.3. Regular fumigation for pests (scheduled by the building administration).

No highly flammable things shall be stored and installed at the unit, including explosive in nature things; and apparatus which may cause obnoxious tremors or noise, expose to fire or increase the fire hazard of the building (cause to change the insurance rate). No washing inside the unit.

Any violation done against LESSOR and/or other tenants shall cause to cancel this contract.

The LESSOR shall not be liable for the following:

Infestation of any sort in the unit; or Failure of water supply and/or electric current; or Items delivered or left behind by employees; or Any injury, loss and/or damage sustained by LESSEE or his agent in the unit.

LESSOR shall make all the necessary repairs to the unit which resulted from force majeure and the natural course of wear and tear; LESSEE shall pay for loss/damage from negligence caused by him, members of his household, or visitors; and LESSEE shall not place any wall hooks, posters, tape or paint on the walls.

10. TAXES AND INSURANCE.

LESSOR shall pay for arrears including real estate taxes, government assessment and fire insurance (with EVAT and WHT). to enter and inspect the unit. It shall be at reasonable time and with Seven (7) day notice.

11. INSPECTION OF THE LEASE UNIT. LESSOR reserves the right

shall restore the unit at the same state when it was delivered.
13. BREACH.

Failure to pay the monthly rental, LESSOR has the right to terminate this contract without prejudice against LESSEE. LESSEE shall comply with all the requirements of Prince Plaza I Condominiums Home Owners Association. This also includes the local and national laws of the place.

14. COMPLIANCE WITH LAW, ORDINANCE, AND REGULATION .

WITH WITNESSES, the parties have signed this contract on the date and at the place first above mentioned.
