Early check-in and/or late check-out requests must be prearranged with the owners prior to your date of arrival. Due to continuous back to back rentals during the summer months, these requests cannot be accommodated Said premises to be used for private residential purposes only to be occupied by NOT MORE THAN (14) PEOPLE. (Sleeping arrangements for 14 provided thru five bedrooms) Check-In (3:00pm EST): All efforts will be made to have your vacation home cleaned and ready by check-in time, but sometimes we cannot guarantee the exact time of occupancy due to unforeseen circumstances. Housekeeping and maintenance personnel must provide services between occupancies for every property. Please do not show up earlier than the specified time. Our homes are equipped with keyless locks and the codes will not become active till check-in time. You will receive an email from us anywhere from three to seven days before your arrival date with the entry code. Please be sure to program this number into your cell phone. Check-In Procedure/Directions: When arriving to the Deep Creek area, please go straight to the house on/or after the designated check-in time. The house is located approx. 1.5 miles after the US Rte219 bridge on the left. The house sits below the road, please look for our sign at the top of the driveway similar to the logo at the top of this page. Upon your arrival, you will find a binder with information about the house, along with emergency contact information. Please go through the home and report any damages within the first 3 hours. Should you have any other questions during your stay, feel free to contact me directly. Check-Out (11:00am EST): Check-out time must be met to allow cleaning to be completed for the next guest(s). Guests occupying the property beyond the checkout time without prior approval from owners will be charged an unapproved late check-out fee $50 for each hour of occupancy beyond the checkout time. This provision shall not be construed to permit the Tenant to stay an additional night or stay beyond the check-out time.

Rent, Tax and Fees: The Tenant shall pay the Owner the following: $2595.00 $311.40 $125.00 $0.00 $35.00 $500.00

Rent (Includes all utilities and Long and Foster Concierge check in service to include keys and 24- hr emergency service). 12% MD state sales tax and Garrett County tax Housekeeping and Linen fee Pet Fee (if applicable) Waived Firewood (November March rentals only) Security Deposit. Returned to you within 30 days from check-out.

TOTAL RENT, FEES and SECURITY DEPOSIT: $3566.40. A $50.00 service fee will be charged for any returned checks. The balance is due 60 days from the check-in date, unless noted otherwise. Payment Schedule is as following

It is Tenants responsibility to review this lease for accuracy of dates, mailing address, number of adults and/or children and accommodations, and to notify Owner of any errors immediately but no later than. It is the obligation of the Tenant to surrender the Rental Property in good clean condition by the time specified, except for reasonable wear and tear. Tenant shall pay for any damage to the Rental Property caused during his/her possession, or for any cleaning required by Tenants failure to leave the Rental Property in a clean condition. The security deposit will be returned by regular mail to Tenant within 30 days following Tenants vacating the Rental Property, minus the costs to repair or replace any damage or loss to the Rental Property or the contents thereof. The Owner may retain the deposit for violation of the Terms and Conditions of the Rental Agreement. HOT TUB No children under the age of 12 are permitted in hot tubs without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Hot tub is inspected, cleaned and adjusted after every rental. DO NOT STAND OR SIT ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. Hot Tubs covers are designed with a special lift to remove the cover. Please refer to the lift operating instructions on the last page of this lease. At any time, do not open the cover without the use of this lift. Any damage to the hot tub cover will result in a full replacement charge of $300.00. Remember when not using the hot tub, leave cover on so hot tub will stay warm .

Rebate or Refund: Renter shall not be entitled to any compensation due to inoperative appliances or air conditioner. Owner, however upon being notified of any malfunction, will make every reasonable effort to have any such appliance or air conditioner properly repaired. Hot tubs, game rooms items, DVD players, TVs, grills and other such amenities are not guaranteed. NO REFUNDS will be made if they are inoperable. Fireplace wood is provided but not guaranteed. ABSOLUTELY NO HOUSE PARTIES ALLOWED. Tenant must be at least 24 year of age or older. Violation of this requirement may be grounds for expedited eviction with no refund except for the refund of such security deposits as may be required under the provisions of the Residential Tenant Security Deposit Act. Cancellations: There is a $50.00 Processing Cancellation Fee. Cancellations must be received in writing within 60 days of stay for a full refund, minus the cancellation fee. Cancellations received in 59 days or less from date of check-in will result in full refund, minus the cancellation fee, ONLY if the owner is able to re-rent the home for the same period of time. If a covering rental cannot be obtained, only the security deposit, linen fee and pet fee will be refunded and the cancellation fee will be waived. Smoking: Bear Hollow is SMOKE FREE home. A violation of this stipulation will forfeit the security deposit for cleaning. Smoking is allowed outside, tenant is not to dispose of cigarette butts on the grounds or security deposit is forfeited. Please use the smoking receptacles that are located in 3 areas outside the house Front Porch, Upper Level Deck and Lower Level Patio. Pets: __X__THIS LEASE ALLOWS FOR A PET(S) AS INDICATED BY THE TENANT WITH A PET FEE FOR HAVING BEEN PAID. (1 pet = $65; 2 pets = $100) _____ THIS LEASE DOES NOT ALLOW FOR A PET In the event a pet is discovered without the permission of the owner (i.e. $65 pet fee paid or waived and noted on lease), owner has the right to evict guests immediately and all license fees, plus security deposit will be forfeited. 1. Guest is responsible for cleaning up any/all pet refuse. 2. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. 3. Pets will not be locked unattended in any room with door shut. Doors are made of soft wood that will scratch easily. 3. Pet will not damage premises. If damages are caused, the cost of the damage may be deducted from security deposit. 4. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors. 5. Pet will not be left unattended for an undue length of time, either indoors or out, without a crate. Pet will not be left unattended on balcony, patio, or porch. Noise Ordinance: A Noise Ordinance is in effect from 11 pm to 8 am. Disturbing the peace is a violation of both state and local ordinances. Be aware of noise levels while using outdoor hot tub. Fireplace: If fireplace is used, do not remove hot ashes; make sure fire is out before leaving unit and be sure to leave damper open. Fire Wood is provided at a nominal fee ($35) from mid-November to mid-March. Firewood may be purchased on an as needed basis directly from Long & Foster during any other times Gas fireplaces may be turned off for the summer season. Linens/Towels: Are provided in at the house. The towels are not to be removed from the house and are not to be used as cleaning cloths.

Items Left Behind: Owner is not responsible for items left behind. We will make every effort to attempt to locate the items and upon receipt of a $25.00 minimum postage and handling fee (depending on item); the recovered items will be returned. All unclaimed items after 48 hours will be considered abandoned. Parking: The driveway and parking area is shared by both the Bear Hollow & Raccoon Lagoon properties. Please park vehicles appropriately there are a limited number of 5 vehicles that can park at each property. Boat trailers can be parked along the trash bins at the top of the driveway, 2 spots on each side.

Boat Launch: The DNR prohibits the launching of any powered watercraft from any private property. Please use public ramps. Docks are removed from the lake during late fall, winter and a portion of early spring. Visitation: Owner/agent shall have the right to access the premises during rental to make repairs or inspections Cleaning: Please refer to the check-out procedures detailed on the next page. We lease properties without respect to race, color, religion, sex, national origin, handicap or familial status of any party. THIS IS A VACATION RENTAL AGREEMENT UNDER MARYLAND VACATION RENTAL LAWS. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS INCLUDING EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL

Check-out Procedure:

Check-out time is 11:00 am

Wipe out and empty the refrigerator and the cupboards of all items you brought to the house. Wash and properly put away dishes.

Leave bedding as is

Gather all of your personal items. We will not be responsible for any items left in the home. (Please refer to Items Left Behind on page 3 of Leave furniture and TV/VCR's arranged as you found them.

Leave ashes in the fireplace and close doors to fireplace Close & lock hot tub cover. Please do a final walk through to check that doors and windows are

closed and locked and that all lights are turned off. Please pay special attention to outside flood lights. In cold weather, please leave the thermostats turned back to 55 degrees Upon leaving the unit you are responsible for the removal of all trash to designated dumpster (top of driveway) Return all keys to the Long & Foster Rental Agency. Report all damages to the owner.

Operating the Hot Tub Cover Lift.

1. Unlock the hot tub cover and remove locking strap. 2. Carefully grasp the non-hinged half of the cover. 3. Gently fold the non-hinged half of the cover over the hinge bar. 4. Grab the side bar and lift the cover to an upright position. 5. When closing the hot tub cover, please do this in reverse order.

At any time, DO NOT lift cover using any of the side flaps on the cover.

DO NOT SIT OR STAND ON COVER AT ANY TIME!!!!

Our hot tubs are cleaned and inspected by our licensed hot tub vendor after each and every rental. Please use care when using the hot tub and cover. Any damage will result in a full replacement charge of $300.00
