GeneralApplication

All offices Northwest Title, LLC dba Nextitle, hereinafter referred to as the Company, use this
manual,includingtheescrowratetablescontainedhereinforvariousescrowservices.
Thefeesandchargesprovidedforinthisscheduleof feesandchargesarefor:1)escrowservices
and2)miscellaneousserviceswhetherornotdeemedtobeservicesunder1)herein.
The various escrow rates are minimum rates and additional charges may be made in the event
unusualescrowrisksareassumedorunusualservicesareperformed.Intheeventsuchchargesare
made,writtenconsenttothechargewillbeobtainedfromeachpersonobligatedtopayallorany
partofsuchcharge.

Theabovereferencedfeesarenotinclusiveofloantieinfees.Loantieinfeeis$150.00per
loan.

B. ResidentialShortSaleResaleEscrowRates:
TheCompanyshallchargeabundledescrowrateforshortsaleresidentialtransactions.Ashort
saleisdefinedastransactionswhereinwhichtheproceedsfromsellingthepropertywillfall
shortofthebalanceofdebtssecuredbyliensagainsttheproperty,andthepropertyowner
cannotaffordtorepaytheliens'fullamounts,andwherebythelienholder(s)agreetorelease
theirlienontherealestateandacceptlessthantheamountowedonthedebt.Theshortsale
residentialresalerateisinclusiveofinclusiveofloantieinfee,shortsaleworkfee,deliveryfee
andreconveyancefees.

C. ResidentialRefinanceRate
Thechargeforescrowserviceprovidedinconnectionwitharefinanceofaresidentialproperty
shallbe$300whentitleandescrowareopenedsimultaneously.Saidrateisinclusiveof
deliveryfees,documentdownloadfees,documentpreparationfees,reconveyancetrackingand
wirefeesunlessinternationalovernightorrushcourierservicesareneeded.

Thechargeforescrowserviceprovidedinconnectionwitharefinanceofaresidentialproperty
withamobilenotaryshallbe$400whentitleandescrowareopenedsimultaneously.Saidrate
isinclusiveofdeliveryfees,documentdownloadfees,notaryfeeswithinthegeneral
Metropolitanarea,documentpreparationfees,reconveyancetrackingandwirefeesunless
internationalovernightorrushcourierservicesareneeded.Nextitlereservestherighttocharge
additionalnotaryfeeswhentheconsumerisoutsidethegeneralMetropolitanarea.

D. InvestorRate

Forcustomershavingsalesorpurchasesofresidentialunitswhereworkeconomiesexistdueto
aninvestmentpropertybeingsold,theescrowfeeis$350fortheinvestorsideofthe
transaction.Theothersideofthetransactionissubjecttohalftheresaleescrowrates
referencedinsectionAorBabove;whicheverisapplicable.

E. BuilderRate
Forcustomershavingsalesorpurchasesoflotsorsalesofresidentialunitsinasingleplator
condominium,theescrowfeeis$150forthebuildersideofthetransaction.Theothersideof
thetransactionissubjecttohalftheresaleescrowratesreferencedinsectionAorBabove;
whicheverisapplicable.

F. SecondMortgageRates
Theescrowfeeforasecondmortgage/HomeEquityLineofCreditthatdoesnotrequireapayoff
shallbea$200.

G. CharitableorNonProfit
NextitleCompanyreservestherighttoreduceanyratehereinwhenthepartybeingchargedisa
charitableornonprofitentity.

H. CommercialandSpecialProjects

LimitedcommercialclosingserviceswheretheCompanyisprovidinglimitedescrowservices
andcoordinationserviceswhichmayincludecoordinationofdocumentpreparation,scheduling
and/orpresentationofclosingdocuments,receiptanddisbursementoffundsshallbecharged
atthefollowingrate:

NextitleCompanymaychoosetomatchanywrittenescrowratequotefromacompetitivetitle
and/orescrowcompany.Thecompetitor'sescrowratemustbefiledandapprovedwith

theArizonaDepartmentofFinancialsInstitutions.Acopyofthiswrittenescrowrate
quotematchwillbekeptineachescrowfile.

L. CancellationCharges

Thechargewhereanescrowhasbeenopenedandiscancelled,willbetheamountwhichinthe
opinionoftheCompanyispropercompensationfortheservicesrendered,butinnoeventshall
saidchargebemorethantheminimumrateshownontheapplicableratetable.

M. EmployeeEscrowRates

No charge shall be made to employees (including employees on approved retirement) of the

Company or its subsidiary or affiliated companies for escrow services in connection with the
financing,refinancing,saleorpurchaseoftheemployee'sbonafidehomeproperty.Waiverof
such charges is authorized only in connection with those costs that the employee would be
obligatedtopay,byestablishedcustomer,asapartytothetransaction.

N. ShortSaleProcessingServices
In addition to the basic escrow fee, when Nextitle Short Sale Processing Division assists with
facilitationofthesalewhereintheLienHolder(s)ofrecordacceptlessthanfullpaymentforthe
balance due (short sale) an additional processing charge of $1000 shall be paid by the Seller.
SaidfeeshallbeaddedtotheSellerportionoftheescrowfee.ShouldtheLienHolder(s)not
allowalloraportionofsaidfee,thedisallowedportionshallnotapply.

O. SpecialPricing
Companyreservestherighttochargecontractualpricingforcertainclients.Saidpricingwillbe
documentedandmaintainedoutsideofthefiledescrowrates.
