CORPORATE PROFILE
Healthcare Trust of America, Inc. (NYSE: HTA), a publicly traded real estate investment trust, is a fully-integrated, leading owner of medical office buildings. HTA listed its shares of Class A common stock on the New York Stock Exchange on June 6, 2012. HTA is a full-service real estate company focused on acquiring, owning and operating high-quality medical office buildings that are predominantly located on or aligned with campuses of nationally or regionally recognized healthcare systems in the U.S. Since its formation in 2006, HTA has built a portfolio of properties that totals approximately $2.7 billion based on purchase price and is comprised of approximately 12.8 million square feet of gross leasable area located in 27 states. It operates its properties through regional offices in Scottsdale, Charleston, Atlanta, and Indianapolis.

We emphasize building long-term relationships with healthcare systems, developers, owners, operators, and other key industry participants as a core aspect of our acquisitions strategy.

The portfolio is 94% occupied and is anchored by various physician owned health systems. Most recently, HTA acquired two on-campus MOBs from affiliates of Forest Park Medical Center, a leading health system consisting of physician-owned hospitals located throughout Texas. The health system provides cutting edge treatment in high-end facilities that target private pay patients in key markets.

The Phoenix Portfolio consists of 33 properties totaling 1,152,000 square feet of GLA. The majority of this portfolio is located on or adjacent to hospital campuses associated with Banner Health (Fitch: AA), one of the largest, regional not-for-profit hospital chains in the United States.

The Pittsburgh Portfolio encompasses 978,000 square feet of GLA, is 100% occupied and is comprised of three unique properties: Allegheny HQ Building, Federal North Medical Office Building and Penn Avenue Place. The Allegheny Headquarters HQ building serves as the corporate headquarters for the West Penn Allegheny Health System (WPAHS), (Moodys:Caa1), and is located approximately a half mile from Allegheny General Hospital (AGH), the flagship hospital in the West Penn Allegheny Health System. Federal North Office Building is a Class A medical office building with a synergistic mix of long-term tenants affiliate with AGH. Penn Avenue Place is an eight-story Class A building anchored by Highmark Inc. (S&P: A), one of the largest Blue Cross affiliates in the nation.

Greenville Portfolio

The Greenville portfolio consists of 17 properties totaling 965,000 square feet of GLA. The majority of this portfolio is on the campus of and leased to Greenville Health System (GHS, Moodys A1), the dominant health system in the Upstate region of South Carolina. HTA acquired the majority of these properties directly from GHS in 2009 for a total initial investment of $163 million, one of the largest hospital monetizations in the past 10 years.

Healthcare is one of the fastest growing segments of the US Economy, projected to account for almost 20% of U.S. GDP by 2020. The growth is driven primarily by an expanding and aging population and the impact of the Affordable Care Act implementation starting in 2014. As demand for medical services increases, physicians and health systems are moving patient care into lower cost, outpatient facilities (such as medical office buildings) that are better suited to the needs of patients and providers. To keep up with the demand, employment in healthcare is projected to remain the fastest growing sector in the U.S. HTA believes that these trends should drive increased demand for medical office space over time.
