DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS: This Deed of Absolute Sale made and executed by: TAINA MANIGQUE STONE, Filipino, of legal age, married to Mike Stone, an American National, and a resident of Das-ag, Looc, Panglao, Bohol, hereinafter referred to as the VENDOR; and, in favor of, HONEY CRIST LIDRES DARIADA, likewise Filipino, of legal age, single, and a resident of 245 Greenside Street, Hipodromo, Cebu City, hereinafter referred to as the VENDEE. WITNESSETH: That, the VENDOR is the absolute owner of that certain parcel of land with all the improvements thereon situated in Looc, Panglao, Bohol, and more particularly described as follows, to wit: Transfer Certificate of Title No. 35423 A parcel of land (Lot 8697-B of the subdivision plan, Psd-07-062713 being a portion of Lot 8697, Cad. 705-D Iden. To Lot 2237-B, Csd-07-004922) situated in the Barrio of Looc, Municipality of Panglao, Province of Bohol, Island of Panglao. Bounded on the SE., along line 1-2 by Lot 2236; on Point 2 by Lot 2253; on the SW., along lines 23-4 by Lot 2251; on Point 4 by Lot 2241 and Lot 2240; on the NW., along line 4-5 by Lot 2239; along line 5-6 by Lot 2238; and line 6-7 with Environmental Protection (20.00 m. wide) by Bohol Strait; along line 8-9 with Environmental Protection (20.00 m. wide) by Lot 2230; along line 9-10 by Lot 2230; on the NE., along line 10-11 by Lot 2231 both of Cad. 705-D; on the SE., & NE., along lines 11-12-13 by Lot 8697-A of the subdivision plan; on the SE., along lines 13-14-15 by Lot 8696, Cad. 705-D Iden. To Lot 2237-A, Csd-07-004922; and on the SW., along line 15-1 by Lot 2236, both of Cad. 705-D. Beginning at a point marked 1 on the plan, being N.25 deg. 23 W., 1,103.07 M. from BLLM No. 1, Cad. 705-D; containing an area of SEVEN THOUSAND NINE HUNDRED SIXTY ONE (7,961) SQUARE METERS, more or less. That, the VENDOR, for an in consideration of the sum of ONE MILLION (P1,000,000.00) PESOS, Philippine Currency, to her in hand paid and receipt whereof is hereby acknowledged, does hereby SELL, TRANSFER, and CONVEY, unto the said VENDEE, her heirs and assigns, a PORTION OF ONE THOUSAND SIX HUNDRED THIRTY EIGHT (1,638) SQUARE METERS, more or less, of the above described property with all the improvements thereon, free from all liens and encumbrances whatsoever, which portion is more particularly described as follows, to wit: A parcel of land (Lot 8697-B-1, Psd ______________, being a portion of Lot 8697-B, Psd-07-062713) situated in the Barangay of Looc, Municipality of Panglao, Province of Bohol, Island of Panglao. Bounded on the NE., along line 1-2 by Lot 2231, Cad 705-D; on the SE., along line 2-3-4 by Lot 8697-A, Psd-07-062713; along line 4-5 by existing Road 8.00 m. wide, more or less, (part of Lot 8696, Cad 705-D, Identical to Lot 2237-A, Csd-07-004922); on the SW., along line 5-6-7 by Lot 8697-B-2 of the subdivision plan; and on the NW., along line 7-8 with Environmental Protection (20.00 m. wide) by Lot 2230; along line 8-1 by Lot 2230, Cad 705-D. Containing an area of ONE THOUSAND SIX HUNDRED THIRTY EIGHT (1,638) SQUARE METERS more or less;

That, the VENDOR hereby warrants that she is the absolute owner of the abovedescribed property and shall defend the ownership of the VENDEE thereof against the claims of any person whomsoever; that the above-described property is not tenanted nor the subject of any leasehold agreement; That, the owners of lands adjoining the above-described parcel of land have been informed about this sale but no one was interested to buy the same except the herein VENDEES for the above-stated amount.
