HISTORICAL PHOTOS OF FERRYMEAD REGION

Map of Ferry mead of Christchurch [1929]

Before the rail tunnel diverted much traffic from Ferrymead to Heathcote, Ferrymead was a key transport hub for all forms of traffic between Lyttelton and the city as well as a natural crossing point for traffic proceeding to Sumner. The speed of modern travel and advances in bridge engineering make it easy to overlook its former importance but the clue to its past significance can still be detected from its name, which derives from its function as a ferry crossing point.

The first Christchurch railway station on the broad-gauge line that ran to Ferrymead: trains are no. 1 (Pilgrim) & no. 2 locomotives. [ca. 1864]

On 6 May 1863 the first steam locomotive, "Pilgrim" was landed (unassembled) at the Railway Wharf and on 1 December 1863 the line was formally opened. It was the first steam passenger railway to operate in New Zealand. When the line closed in 1877 as a consequence of the opening of the rail tunnel, it once again made rail history, having the distinction of being the first line to close. The line may have been both short and short-lived, but it was an important milestone. It demonstrated the determination, progressivism, and vision shown by a small community which would soon lead to other significant rail developments, including the tunnel and the West Coast line, developments which would contribute greatly to the economic prosperity of Canterbury. The rail embankment is still clearly visible and is now used by the Canterbury Railway Society for its railway at Ferrymead Heritage Park.

This was built around 1862 by Captain Penfold, Captain of the schooner "Excelsior" which traded between New Zealand and Australia until it was wrecked on the Sumner Bar in 1862. Penfold then worked on the construction of the Ferrymead Railway, building the cottage at weekends from sod cut from the river bank and material salvaged from the "Excelsior". The cottage has been largely reconstructed (with cob rather than sod)

The old sod whare on the Sumner Road near the Heathcote Bridge The cantilever bridge over the Heathcote River [1907] An electric tram crosses the cantilever bridge over the Heathcote River on the road to Sumner, Christchurch.

In 1907 a new cantilever bridge was built 20 metres upstream from the swing bridge. Although designed to be opened to allow river traffic through, it was never opened after the initial opening ceremony as it wouldn't close properly. This bridge was replaced by the present road bridge in 1965, which is sited in the same position as the first bridge. In 1862 the Provincial Council authorised construction of a bridge at Ferrymead, to be built in such a way as to allow navigation upstream. The bridge was designed as a wooden bridge in two parts connected by a wrought iron swing bridge manufactured in England by Robert Stephenson & Co. of Newcastle (a firm founded by the son of George Stephenson, builder of the pioneer steam locomotive "the Rocket"). The bridge was opened on 14 April 1864, replacing the ferry service.

Clifton Heights: The original Sumner Road ran under the cliffs. Part of the road is still visible opposite the car park. When the tram was introduced it ran next to the road. Following a major rock fall in 1914, the Tramway Board decided to construct a causeway to avoid the delays and danger caused by rock falls. This opened in 1916. The present road follows the line of the tram causeway. After the causeway, the tram crossed what was then the sandy beach of Clifton Bay by means of a trestle bridge.

FERRYMEAD REVEALED ISSUES

Economy and business issues Resilience of business communities along Ferry Road -Limited dispersal of recovery information and advice within business communities. -Uncertainty caused by ongoing fluctuations in city-wide population and economic conditions. -Further demolition of commercial buildings is expected. If this results in fewer customers visiting the general area, it could have negative, short to medium-term impacts on other businesses. -Lack of a consistent theme or branding being used by retailers in each commercial centre for marketing and promotional campaigns. Commercial development along Ferry Road -There is insufficient information on how efficiently commercial floor space is being used. -The impact of minimum parking requirements has a negative impact on efficient land use. -New permanent commercial development taking advantage of temporary increases in economic activity in commercial centres risks creating a longer-term oversupply of commercial development if markets start to decline. Movement issues Walking and cycling -Cycle lanes currently exist on Ferry Road, but are narrow in some locations. -During peak traffic volumes, it has been difficult for pedestrians to cross easily and safely. -Some of the existing cycle/walking tracks along the pwaho/Heathcote River have been aff ected by earthquake damage. Connections are limited in number and quality for pedestrians and cyclists. Traffic volumes -Ferry Road intersection is under constant demand and is currently operating at full capacity. This causes delays for bus movements passing through the intersection at peak times. Natural environment issues -Parts of Ferrymead are located within a Flood Management Area. Sea level rise is expected to continue at a more accelerated rate, but how quickly this will happen is not yet clear. Built environment issues -The parking and site layout of some buildings draws pedestrian social activity away from the street -The commercial centre experienced signifi cant levels of damage, including the loss of the Countdown supermarket. -Community feedback also describes the centre as not people-friendly and in need of amenity improvements, there are too many large scale, tilt-slab grey buildings. -Lack of residential homes for people to live in due to the earthquake, a statistic shows in the future 10 years there is a need of around 36,000 residential homes.

CONCEPT ONE

From dredging from the northeast sea to fill up the land at the south side of the zone increases the overall area, providing more spaces available to be built on. This concept is based on dividing the site into three zones, the outer circle is for residential, to have a good view to the sea and away from the heavy traffic roads. The inner circle is the Commerical and Industrial zones where companies are at and service centre for nearby citizens to shop. The roads are also slightly changed, because of the heavy traffics in Ferry road. There is safety issues for walkers and cyclists so adding more roads around the area encourages drivers to take different routes when travelling pass Ferry road.

Final Conceptual Plan

CONCEPT TWO

An extra space area created by dredging the Healthcote River, and it was firstly made into a green zone, creating connection with the Charlesworth Reserve park at the north. But however, due to the high demand on residential homes in Christchurch, this concept was changed into filling that area with residential homes. But the lost in green land must be recovered in someway. Hence the next step was to fill the empty spaces created between buildings into a green area, result shows that the Ferrymead had became a village like place, homes are set away from the high traffic road. The buildings along the road becomes service centres attracting people that passes through Ferry road. -

CONCEPT THREE

Land available to be built on becomes less and less, but the demand of residential homes becomes higher. Stats shows that there is a need of a total 36,000 homes in the future 10 years, so lack of land becomes a problem. This concept is about using the dredging technique to create new lands within the Ferrymead area. A few islands are created in the Healthcote river serving different needs, the main function would be residential homes. The existing site would be developed into Service Centre and commerical areas iwith slight change to the roads to reduce traffic within Ferry road and to create connection to the island, provides ease for people to get into the shopping areas.

Merging The Three Concepts

Building Blocks

Redeveloped Roads

Creating Islands

We merged the main strength of the three concept ideas to create a final deciding concept. The building block layout which keeps the commerical and industrial buildings near the main road so people will inhabbit it more, the residential buildings are set back which are more quite and gives great view to the sea. The traffic issue and the cyclist saftey issue are solved by adding more roads to the area, drivers have options to take different routes so the traffic will be reduced. Natural hazard and lack of land problems are solved by dredging into new islands. It increase the total area of this space and gives more space to build residential homes for people.

FULL VIEW RENDER & PROJECT DESCRIPTION

PROJECT DESCRIPTION Through the research of the site - Ferrymead, I found out that this area was once a place where people go shopping and do water sports activities, an area where lots of actions are going on, but since the earthquake occurs, some buildings are damaged, some are demolished. People began to use this space less and less because of the loss of service centre, it becomes a dead space where its use is just for cars driving pass through. There has been a list of issues that must be solved such as: The loss of service Centre needs to be replaced, walking and cycling safety issues, Natural environment issues, lack of residential homes, and also the inefficient use of land. These are the issue I found from the research phase and will be solved so the site will be brought back to live again. The existing sites open spaces are limited to build residential homes, so I use the dredging technique to create new islands for residential houses, industrial zones and place for water sport activities. This way also solves the traffic issues along Ferry Rd by creating new paths for cars and cyclists. Dredging also solves the Natural environment issue because it stops the sea level rise rate. After deciding to Dredge, I started to overlay city plans such as Irvine, Vancouver and Copenhagen into the site Ferrymead and ended up using the Vancouver model of The Gridding it has an efficient use of land, and an logical pattern. The new roads and cyclist paths are formed from the grid I created in the site and changed slightly to suit the site more. Two grid (Building footprint) layouts were designed, a 50x50m grid, the other one is 200x100m, the larger one were chosen because it is more flexible and the tall buildings will not block each others view to the sea. However, one Vancouver style site did is not enough, for new dredged islands, I used the docks design (Holland), islands are like giant docks floating in the sea with residential, industrial or commercial buildings on each of them, the canals between them will allow water flow smoothly into the water activity area. There will be roads connecting each of the docks together.

RESEARCH - VANCOUVER & LEIDEN

Netherlands, the canals as you can see from overhead, they pervade the entire city, running through it like blood vessels. It is the most Significant design of the Country Canals are an easy way to travel around the city. A municipal canal-bus system travels three different routes throughout the city, allowing locals an easy way to get to and from work Prinsengracht and giving visitors the opportunity to travel from one attraction to the other on the water. The canals are also a thriving part of the tourist infrastructure of Amsterdam in that many locals operate tour boat businesses on the canals.

Vancouver, a city known for its urban planning, the city is planned in a grid, where it is extremely ordered and logical. The term Vancouverism is an internationally known that describes a new kind of city living. Vancouverism combines deep respect for nature with enthusiasm for busy, engaging, active streets and dynamic urban life. Vancouverism means tall slim towers for density, widely separated by low-rise buildings, for light, air, and views. It means many parks, walkable streets, and public spaces, combined with an emphasis on sustainable forms of transit.

VANCOUVER GRID TESTING - ONE

Test one of Vancouver gridding This layout I used small grids of 50x50m, and inside each grid there is a building in it, The order of the building size is shown on the grid table above, tall building in the centre, then medium to low. The advantage of this grid layout is that there will be a lot of open space for carpark and green spaces, but there are no flexibility in the building footprint layout.-

VANCOUVER GRID TESTING - TWO

Test Two of Vancouver gridding This layout I used Big grids of 200x100m with sub grids available to be divided, inside each big grid there are tall, medium and low building including open spaces, in which the order is totally flexible which is the advantage of this grid layout. Building are able to be arranged so that each building will get an open view to the islands. The open space is also just enough in this layout compared to the other, which had a lot and some is wasted. So I decided to choose this 200x100m grid to go further.

Overlayed the downtown of Vancouver to my existing site, roads and island will be formed according to this overlayed maps.

CREATING GRID

Grids are created through the whole site, the size of the chosen grid layout is 200x100m per grid, roads/paths and building foot print will be created according to the grid.

ROAD & ISLAND FORMATION

Roads and Island (docks) formed according to the gridding. Each grid (200x100m) will contain a mixture of tall, medium and low building, also includes car park area or green space.

INTEGRATING NEW & EXISTING BUILDING

The existing building of the site is added to this new planned site. Also new buildings are added to fill the grid and to the docks (islands)

Reclaimed Island - Water Sport Centre

RECLAIMED ISLAND - WATER SPORT FACILITIES
Plicentric City : Ferrymead Owen (Weiwei) Xing

My proposal is for Reclaimed islands in the Hagley - Ferrymead Ward, This proposal would create strong integration between facilities and water sport site, also resolves the lack of service centre in the district. The project is located to the South-East of Christchurchs CBD, with a high traffic density road passing through the centre. The project proposes for a group of islands to be reclaimed on both sides of Ferrymead by dredging the mud from the bays and rivers. The reclaimed islands are mainly for private purposes, these includes private properties, membership club related to water sports, apartments and offices etc. By dredging the Heathcoat River and the Estuary additional land can be created. This new area can be used for building a new housing typology, one that is integrated into a recreation area. Through the research, we found the area is lacking services, not only is shopping a drive away but all services that support the recreation areas are also a drive out of the area. The area is also characterized by avid sports and recreation, however there is a clear lack of relationship between the sport sites and the stores that support them. In this project we aim to offer a way to bring living, recreation and the supporting services together. This also works well given the area is predicted to increase in population & business in the area. As an inland bay, Ferrymead is the perfect space for water sports like kayaking, surfing and diving, the reclaimed island would improve the conditions for these water sports. Dredge not only remove the century of built up slit, but it can also improve the area for various habitats such as birdlife and sealife. Extra land with properties can help resolve with increased population & business. The design concept is an integration of the two urban typologies: Irvine (Garden city concept) and Cobenhagen (Semi private space). The garden city concept is adjusted to suit the landscape, for example the island to the east has private surrounded by public service which means the water sport related centre is at the perimeter and housing is in the centre. This concept allows the reclaimed islands to form four looped layers, where public transitions to semi public to private to semi private. As for the area around Ferry Road, public space are to the north, closest to the inland sea, the main road is surrounded by semi public spaces, such as supermarkets and service retails. Private and semi private are located to the south, these are the office zone & private properties zone, semi private spaces can only by used by people who works or own the private spaces. In comparison to the Garden City urban design model, Copenhagen is transferring the city scale into individual scale, almost every buildings and structure follows the same pattern, in my design I would include this concept, taking the bigger scale format and duplicate into the design of the buildings.

NEW MASTER PLAN FOR FERRYMEAD

CITY SCALE RESEARCH - IRVINE

The garden city movement is a method of urban planning that was initiated in 1898 by Sir Ebenezer Howard in the United Kingdom. Garden cities were intended to be planned, self-contained communities surrounded by "greenbelts", containing proportionate areas of residences, industry and agriculture.

Simplify

Public Semi Public Private

Flip

Town Centre

IRVINE

Looking at the Irvine arrangement, it follows the pattern of the original, a park or lake in the centre, then spread out to office and industrial, or class room and lecture room for university, the external layer includes the apartment and private properties. After simplifying the garden city concept, I thoughts were flipping the concept to suit my landscape. As the many islands my design reclaimed, private surrounded by public water sport centres would be more appropriate, as for the high performance properties, they would be located in the centre of the islands, as my design goes further, I would also consider, Public -> Private -> Public.

CITY SCALE RESEARCH - COBENHAGEN

Compare to Garden City format, Cobenhagen is transfering the city scale into individual scale, almost every buildings and structure follows the same pattern, in my design I would also like to include this concept, taking the bigger scale format and deplicate into the format of every building. Individual structure Pattern:

After the research on Cobenhagen and Irvine ( Garden city), I overlay the format of Cobenhagen onto Ferrymead landscape, it is intersting to see what difference can be made once given Ferrymead a new format. Even though each individual building is worth looking into, but the layout and flow of the street does not quiet fit the lanscape, road and public space must be modified again, in order the take this further, I would test the garden city format as the big scale and each structure would remain the same. Almost every buildings and structure follows the same pattern, pubic space -> semi public -> private -> semi private, in my design I would also like to include this concept, it creates extra layers to the landscape.

First stage of testing the possibility of combine the Garden city concept with the Cobenhagen layout, the programs can be arrange into each layer, the ones next to Ferry road are the service and retail industries, followed by the receiptions and stores, and the privates are closer to the river side. Islands create in conceptual stage can not stand by itself, the reason for why the shape of the islands is in such a way is not satisified, therefore before the complete match of these two concept, I needed to modify the shape of the island. The islands in Developed garden city concept format on Ferrymead is a base form of the new islands, will take it further in the next steps.

Conceptual master plan for reclaimed lands for Ferrymead

The changes were made on the forms of the reclaimed islands, in the designing process, I included the concept of Garden city, and transfer it into an unequal grid, the structures in these grids will follow the flow, each individual structure will have their semi private spaces. Also I need to consider the wind flows this, this would effect the quality for wind surfing. Having a reach out from the existing can provide better users experiences for water sport players. Once I have finalise the forms and layouts for these dredged islands, I would apply or extend this same format onto the rest of Ferrymead.

DEVELOP FERRYMEAD LAYOUTS

On this page, I have simplify and extend the island layout onto the both side of Ferry road, there are two outcomes to it. First one created another circle centre in the bottom of Ferry road, which allows the two circle space to contrast, they were the centres of garden city concept. I have made each grid not evenly, due to the programs that they would have late. The centre for second one was Ferry road, spreading from Ferry road, loops covering loops, creating layers for the following purposes, pubilc would be the service, stores and receiptions off Ferry road, followed by the semi publics, light industrial & offices, finally the extermal loop would be for housing & private spaces. DEVELOP FERRYMEAD LAYOUTS

After compare the two development, and added the structure layout in, I thought the based on existing layout would be better, minor changed were done the existing buildings, extra parts, fields were added. The centre in the bottom of Ferry road, which allows the two circle space to contrast, they were the centres of garden city concept, as the centre spread out in this order, Public -> Semi public -> Private -> Semi private. I have made each grid not evenly, due to the programs . Take the reclaimed island as an example, the spaces in the centre is semi private spaces for the residency on the island, and the private club on the left hand side. The three islands are the private spaces, private units and properties. The inner loop of the extended island are the semi public. The ones that connects to the main land are the publics, which is opened to every one. Road as Grid Loops covering loops

The changes made on this page were, functions spreading from Ferry road changed, it is no longer the centre. Instead, Public space are at the top, closest to the inland sea, main road is surrounded by semi public spaces, these are the shops and service stations. Private and semi private are based on the bottom half, this are the office zone & prviate properties zone, Semi private spaces can only by used by peoples who works or own the private spaces.
