Rental Contract

1. CHECK-IN/CHECK-OUT TIME: Check-in begins at 4:00 PM CST. Check-out is 10:00 AM CST. No early check-ins or late check-outs without prior approval. We do not accept requests for early check-in or late check-out on the day of arrival or departure. Any deviation from this policy will be subject to an additional fee. Refunds will not be given for late arrivals or early departures. If an early check-in or late check-out is available the cost is $65.00. 2. SMOKING POLICY: Smoking is not permitted in any Barefoot Vacations properties. Any violation of this policy will result in immediate eviction and the guest will be charged for necessary cleaning. 3. PET POLICY: With the exception of our pet friendly properties, pets are not permitted in any Barefoot Vacations properties. Guests who violate this policy will forfeit the damage deposit, plus the expense of any necessary cleaning. Violations may also result in immediate eviction of the property. For those properties, which are pet friendly, guests must have their pet approved, pay $100 nonrefundable pet fee and abide by the pet guidelines provided. 4. MINIMUM AGE POLICY: Our properties will not be rented to anyone under 25 years of age unless accompanied by an adult guardian or parent who must be over the age of 25. The ratio of adult guardian or parent must be five (5) children to one (1) adult. A parent or guardian must be staying at the property at all times. The parent or guardian must check in and must not leave overnight during the length of the stay. Guests who violate this policy are subject to immediate eviction and forfeiture of all rental payments. In accordance with Florida State Statute 509.41, reservations made under false pretense are null and void and check-in will not be allowed or guests will be asked to vacate the property. 5. RESERVATION PAYMENT: A payment equal to 50% of the rental amount is due within 3-5 days of booking and will be applied toward the total rental amount. Payment should be in the form of money order, cashier check or personal check payable to Barefoot Vacation Rentals. Credit cards are accepted for an additional 3.0% (4% for AMEX) processing fee. We accept Visa, MasterCard, American Express and Discover cards. 6. FINAL PAYMENT: The balance of the rental fee is due thirty (30) days before your arrival date. Upon receipt of final payment you will receive, by email, our rental confirmation letter with check-in/check-out procedures, entry code, directions and other important information. 7. MAXIMUM OCCUPANCY: The maximum number of guests allowed at each property is listed on our website. If the maximum occupancy is exceeded, you may be asked to vacate the property and forfeit any rental payments.

8. DAMAGE/SECURITY DEPOSIT: A credit card is required for all rentals to be held for Damage/Security Deposit. Guests are responsible for the property, its contents, and themselves during occupancy. Guests must lock windows and doors securely when not at the property. Rearranging furniture or removing items from the property is absolutely prohibited. After check-out, the Property Manager will inspect the home for damage, missing items, lost or damaged linens, lost keys/pool passes or abnormally dirty appearance. If the Property Manager determines that damage is present, items are missing, towels/linens have been lost or damaged, keys and/or pool passes are missing, or the unit is abnormally dirty, the Property Manager will ensure repair, replace missing items, replace damaged towels/linens and/or perform a deep clean of the unit at the Renters expense. Renter authorizes Barefoot Vacations to charge the credit card on file to reimburse Barefoot Vacations for any such expense. If something were to happen during your stay contact us immediately. 9. CANCELLATION AND CHANGES POLICY: A sixty (60) day notice is required for cancellation and/or changes to a reservation. With the exception of a $75 administrative fee, deposits are fully refundable if cancellations are given 60 days prior to the arrival date. Cancellations or changes that result in a shortened stay, that are made less than 60 days of arrival date, forfeit the full reservation payment. Early departure does not warrant any refund. 10. HOUSEKEEPING: Properties of Barefoot Vacations are cleaned to quality standards prior to your arrival. Daily maid service is not included. You will be responsible for leaving the property in good condition at check out. Please remember that you are staying in someones home during your vacation; please treat it with the care that you would your own home. If the property is found abnormally dirty at check-out, additional charges will be charged to your credit card to assist in performing a deep cleaning of the property. Your property should have an initial supply of trash bags (3), toilet paper (2 rolls per bathroom), bath soap (1 small bar per bathroom), laundry detergent (2 pods), dishwasher detergent (2 pods), dishwashing liquid (3 oz), and a kitchen sponge (1). You should plan to bring or purchase additional supplies for your stay. 11. BEACH & POOL TOWELS: You should bring beach and/or pool towels. We do not permit towels or linens to be taken from the property. 12. MAINTENANCE: Promptly report any maintenance problems to Barefoot Vacations so we may address. No refund or rate adjustment will be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, telephone, television or cable service, internet, appliances, etc.!

13. RATES: We accept reservations up to one year in advance. Barefoot Vacations reserves the right to correct or adjust rates to the published rates at the time of the reservation in the event that they have been misquoted due to human and/or computer error. 14. FALSIFIED RESERVATIONS: In accordance with Florida State Statute 509.41, any reservation made under false pretense are null and void and check in will not be allowed or guests will be asked to vacate the property and forfeiture of security deposit and/or rental money.

15. PARKING: Please use only the parking spaces designated for the particular property. 16. PROPERTY RULES AND REGULATIONS: Please observe all rules and regulations governing the use of the property and residing community. Failure to comply may result in eviction. 17. SECURITY OF PERSONAL PROPERTY: Barefoot Vacations is not responsible for any acts of theft or vandalism, or other damages to any personal property or for personal items left by guest in the property at departure. 18. TRANSFER OF RESERVATION: The rental property may not be sublet or transferred to any other party. 19. HURRICANE POLICY: No refunds will be given unless the following applies: The National Weather Service orders a mandatory evacuation in a Tropical Storm and/or Hurricane Warning area where the property is located. The day the National Weather Service orders a mandatory evacuation order in a Tropical Storm/Hurricane Warning area, we will refund: - Any unused portion of rent from a guest currently registered, - Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and - Any advance rents collected or deposited for a reservation that is scheduled to arrive during the Hurricane Warning period.
