Abstract
The purpose of this study is to discuss and elaborate the main issues of factors determining the
Real Estate Companys performance in Bangladesh: evidence from ADEPT Consultants LTD
Company. It is a co relational study which measures the relationships among the studied
variables in order to achieve this purpose first analyses brand name policy, price of the
apartment, quality of the apartment and advertising policy of the company. Those variables are
directly related to improving the performance of the company and customer satisfaction. To
complete the task I found in real estate business brand name, marketing strategy and maintain the
quality is the main key issue to success the business. Brand equity can create advantages and
benefits for the firm, the trade or the consumer to purchase the product. The study investigated
factors such as incomes of Real Estate Company depend on location, quality, and demand related
price. To complete this research use different tools there are solving the questioner, personal
interview and analysis the secondary data. The analysis of standard deviation from the questioner
the result, have the positive relationship between the Factors Determining the Real Estate
Companys performance in Bangladesh: evidence from ADEPT Consultants LTD company.
Introduction:
Real Estate Company is financial institution whose status, rules and procedures expressly state
its commitment to the principles of Limited Companies Act 1994 and to the banning of the
receipt and payment of interests on any of its operations.
There are five basic needs in human life. Housing is one of those and is very essential for every
people. Real Estate Industries are working to provide residences for those people who would like
to buy apartment to live in a luxurious and peaceful condition. Besides, this industry also has
created a large number of jobs in the job market. Thousands of backward linkage industries such
as: Brick, Sand, Ceramic, Sanitary wears industry etc. have set up on the base of real estate
industries. So, it is playing a great role in our national economy as it has a huge impact on the
countrys revenue collection. There are about five hundred real estate Companies in our country.
All the companies are not well recognized by the people. Many of the companies do not fulfill
their commitment. Unfortunately many people have lost their faith on few developers, and to

satisfy those people. ADEPT Consultants Ltd has taken the challenge and trying to do the best.
ADEPT Consultants Ltd is one of the fast growing Real estate Company. It is very new in the
Real Estate market but I found peoples behind it are very experienced and professional. In this
report I tried to go through a total look at the overall Real Estate business in Bangladesh to make
the report better informative and meaningful so that the readers will be able to get a simple idea
about the Real Estate sectors history, nature and style of business, services etc.
In this research I tried to focus on the four parameters which basically signify independent
variables of ADEPT Consultants LTD Companys brand name, price of the apartment, quality
and advertising policy those are influence towards the dependent variable (Real Estate
Companys Performance). On the other hand the primary purpose of this research is to get an
idea about the real estate business in Bangladesh. To examine the present factors that influence
to Real Estate Company boom. To examine how they are satisfied their customer in competitive
market.
Literature review:
J ensen and Meckling (1986) describe performance measurement/evaluation as a process in
which value weights are assigned to various measures of performance to represent the
importance of achievement on each dimension.
Amaratunga and Baldry (2003) also define it as a process of assessing progress towards
achieving pre-determined goals, including information on the efficiency by which resources are
transformed into goods and services, the quality of those outputs and outcomes, and the
effectiveness of organizational operations in terms of their specific contributions to
organizational objectives. Within the real estate sector, a number of performance measures exist
(Baum, 2000). This depends on whether one wants to evaluate direct or indirect investment in
real estate.
Lim, K. and OCass, A. (2001) implied that brand names are becoming increasingly the most
critical success factor for companies in the highly competitive market place worldwide; they also
said that brand names are almost the last source of differentiation for the companies goods or

services. Previous studies found that there is an undeniable impact from the familiar brand names
on the consumer behaviour too. For instance, a recent study assured that the product brand name
is an important feature of the product itself.
Keller, K. (1998), according to the American Marketing Association, defined the brand as
name, term, symbol, or design, or a combination of them intended to identify the goods and
services of one seller or group of sellers and to differentiate them from those of competition.
Despite the several methods the literature suggested to collect qualitative data, like case studies
and interviews, questionnaire will be used in this research. This doesnt mean that this method to
collect the required data, and have a quantitative perspective, is not able to collect the qualitative
data for the researcher,
According to Merlo and Ostalo-Mague (2004), it is typically assumed that a seller faces a trade-
off between the rates of arrival of buyers and the sale price.
A number of papers have also linked sellers pricing strategies to TOM. It is often found that the
more overpriced a flat, the slower it will be sold, as shown on numerous occasions in the
literature such as Miller (1978), Ong and Koh (2000), Anglin and Wiebe (2004), Li (2004) and
Merlo and Ortalo-Magne (2004). Asabere et al. (1993) report that the both overpricing and
underpricing strategies would prevent sellers from achieving the optimal TOMs that correspond
to the highest sale prices (in net present values).
From the review of literature, certain factors appear to affect quality in goods production or
service provision. Kimmons (2008) identified the size of a firm as an important consideration in
the choice of the firm to work with. According to the author, larger firms will pull more
businesses compared to smaller ones. In the words of Uusitalo (2001), consumers use firm size
to guide their perception and evaluation of a particular firm. Due to the importance of firm size
in consumers perception, Abu (2004) in his thesis used firm size as a basis of categorization for
consumers evaluation of a firms service quality.
Longenecker et al (2005) wrote that the choice of a good location is much more vital to some
business than to others. For example, the site chosen for an estate firm can make or break the
business because it must be convenient for customers. In contrast, the physical location of the
office of a painting contractor is of less importance, since customers do not need frequent access

to the facility. A lot of businesses suffer if their site is poorly chosen. According to Buckert
(2006), location rules in real estate. One way a company can beat another company in getting
sales is by having a superior business location. Good location is very important because more
customers can be targeted as they often go to the most convenient place. This in turn can make
the business successful, maximize the firms profit and increase its earnings (Kurtus, 2007).
Daharwal (2006) noted that advertisement is an important feature used to promote the sale of a
product. Advertising is a powerful tool which individuals, business and non- business
organizations use for informing persuading and reminding their target audiences. According to
Mathews (2006), the average consumer would not be able to know what to buy without
advertisement. Daharwal (2006) and Nowak (2008) noted some advantages of advertising which
include: helps in the introduction of new products in the market; promotes the sales of goods and
services by persuading the people to buy them; helps in creating a demand and hence a regular
production; enables a firm to face competition in the market for its survival; enables a firm to
improve its reputation by highlighting its achievements to the public; and helps in maintaining
uniformity and stability of prices.
Research Methodology:
Data collection method:
To carry out the study both primary and secondary sources of data is being utilized.
Primary data sources:
For the study primary data has collected through questionnaire. The questionnaire is used to
collect qualitative data and quantitative data. In order to collect primary data I have taken
interview of the customers. I have also conduct a face to face interview of some of the
employees.

Secondary sources:
The secondary data have been collected from different publications of Real Estate companies in
Bangladesh, publications of Real Estate Housing Association of Bangladesh (REHAB), Annual
Reports of the firm, Visit the ADEPT website and Magazines of the real estate company.

Above this question there are 11 respondents have strongly agreed, 17 agreed 5 respondents
were neutral, 7 respondents were disagreed and 5 respondents were strongly disagreed with the
statement. The mean value regarding all the responses is 3.14, which means the customers
perception regarding this statement is good. The standard deviation 1.59 proves that the mean
value 3.14 can only vary 1.59 more or less.

In this statement customer have the trust in the company. There are 10 respondents were strongly
agreed, 20 agreed, 7 respondents were neutral, 5 respondents were strongly disagreed and 3
respondents were strongly disagreed with the statement. The mean value regarding all the
responses is 3.28, which means the customers perception regarding this statement is good. The
