Home affordability is at an all-tme high. Low interest rates result in lower mortgage payments and more buying
power.
Home prices are trending back upward. Confdence has been restored in current and future home-owners. Now is
a great tme to buy a home and start earning equity.

Although you are not the one paying the commission, the agent you hire will be working
for you to find your next home. My experience, local market knowledge, response times
and work ethic will help you remain informed and feel secure with this exciting move. It
is my goal to streamline the process, creating a smooth and enjoyable home-buying
experience. Heres what you can expect:

1. Exploration & Consultation
Our inital opportunity to discuss your preferences in home features, budget, neighborhoods,
schools and anything else you desire in your next home. This is a great tme to ask questons!
2. Mortgage Pre-Qualification
Meet with lender (if you havent already) to pre-qualify for a mortgage. Determine your loan
amount, down payment, type of loan, interest rates and current incentve programs available.
3. Search & Tour Homes
Working together we will fnd homes that match your preferences. Your feedback is always
welcome here! We will then tour the homes you like at a tme that works with your schedule.
4. Make an Offer
Once you are ready to move forward on a home, an ofer price and closing date will be decided. I
will write the ofer, obtain signatures, present it to other broker/seller and negotate on your
behalf.
5. Home Inspection
Schedule and obtain inspectons of the home to identfy major problems or potental issues..
6. Appraisal
If you are fnancing the home, an appraisal will be required once an ofer is accepted. A third party
will be hired by your lender to give their professional opinion of the market value of the home. If
the appraisal comes in low, we can re-negotate purchase price, or it will up to you and the seller
to come up with the diference or meet in the middle.
7. Underwriting & final loan approval
Your lender will verify that your fnancial situaton is similar to when you were pre-qualifed, and
approve of the funds to be disbursed for the purchase of the home.
8. Final walk-through
If repairs were requested, verify they were completed and that the home is in the conditon you
expected before you take ownership.
9. Signing
Takes place at the Title company where you will go over the fne-print, ask questons and sign.
10. Closing
Funds are wired by your lender for the amount of the loan, and deed is recorded in your name.
The home is now yours!

Once you have found the home you will love for years to come, we will write a purchase
agreement. While much of the form is standard, there are a few areas that we can adjust
to help you get the home at the terms that you prefer.

Price
The amount you ofer on a home should depend on a number of factors including the homes conditon,
length of tme on the market, buyer actvity, and the urgency of the seller. I will lend my expertse and help
you come up with a number that you are comfortable with and the seller will consider entertaining.

Move-in Date
Structure this around your ideal tmeline, but also consider the needs of the seller. If there is room for
fexibility of possession, the seller will be more likely to choose your ofer over competng ofers.

Additional Property
Ofen the seller plans on leaving major appliances in the home, however, which items stay or go is ofen a
mater of negotaton. It is important to be clear about which items are deal-breakers if they dont stay with
the home.

Etc
I have many proven techniques to increase your chances of getng the home on your terms. My strategy is
unique to me, and I prefer to keep it that way. I will gladly share them with you when it comes tme to make
an ofer.
THE OFFER
I will work on your behalf to give you the best chance at the home you want at the terms
you desire. My established relationships, negotiation skills and professionalism will help
you and your offer stand out The seller will then respond to your offer with one of the
following:

Seller Counter
The most common seller response requestng one or more changes to the ofer terms such as price,
concessions or closing date. At this tme, you and I will work together to review and respond. This is where my
experience and negotatng skills become powerful in representng your best interests.

Accepted Offer
Congratulatons! The seller has decided to accept your ofer and the terms within it.

Rejected Offer
The seller has decided not to entertain your ofer. This could be due to seller acceptance because they
accepted another ofer or perhaps were insulted by the price or terms. I will provide cauton to you before
submitng an ofer of this type.

When an ofer is writen, there is an optonal ten-day inspecton period. In brief, you will have ten days to have
qualifed professionals inspect the home. The inspecton is not designed to critcize every minor problem or
defect in the home. It is intended to report major damage or serious problems that require repair. Should
serious problems be indicated, the inspector will recommend that a more specialized professional such as a
structural engineer be brought to provide a more detailed analysis.
The inspectors main job is to make you aware of repairs that are recommended or necessary. If the results of
the inspecton are less than favorable, you can re-negotate price, ask for repairs, request a credit at closing, or
walk away.
If the conditon of the home meets your approval, you may accept the property as-is, and move forward. Your
earnest money deposit is no longer contngent upon your approval of the property. An important thing to
consider is that your lender must approve of the value and conditon of the home based of of the appraisal. In
the event the do not, your earnest money is protected and another round of negotatons may be in order.
It is important to choose inspectors who have been certfed and qualifed by a trade associaton.
INSPECTION PROCESS
In addition to the general inspection, you may wish to have the following tests completed
to insure you are well informed about the home you will soon live in:

Sewer scope
Determines the conditon of the propertys sewer line and insures the system is functoning as designed.

Radon gas
Radon is a radioactve gas. It is colorless, odorless, tasteless, and chemically inert. Unless you test for it, there
is no way of telling how much is present.

Termites & wood destroying insects
A pest inspecton will disclose not only termites or powder post beetles, but also dry-rot.

Foundation engineer
A foundaton engineer can tell you if the home is sliding or the foundaton is faulty.

Underground oil tank locate/Soil sampling
Search locaton of an underground oil tank and testng for soil contaminaton or decommissioning.

It is highly recommended for you to be present at your inspecton/s as you will gain a clear understanding of
the home and the areas that need repair or maintenance. During the inspectons, you will be able to ask
questons, get maintenance tps and informaton that will beneft you greatly in your future of living in the
home. Inspectors are a knowledgeable third party who can provide insight and a sense of reality which is
crucial during this important move.

You have worked hard for this moment so be prepared to insure your closing goes
smoothly. Your signing should occur a couple of days prior to your closing date to allow
time for discrepancies. Prior to signing day, the Title company and the escrow officer may
reach out for information or outstanding items needed to close.

Items to bring to your signing:
1. A certfed cashiers check for the amount of closing costs and down payment made
payable to the ttle company.
2. 2.Valid picture I.D. for all signers

Once all partes have signed, funds are received by lender or wire, and deed has been recorded
at the county clerks ofce the ofcial closing has occurred. Congratulatons, you now ofcially
own the home!

When do I get my keys?
In most cases, possession occurs on the day of closing at 5 P.M. I will arrange to get the keys
from the seller to you and meet you at work, your new home or other locaton.

Your up-front costs associated with your new home will include the down payment,
closing (or settlement) costs, and the expense of moving and settling into your new
home. Below is a breakdown of what you can expect to pay up front and onward into
home-ownership.

Earnest Money
This is the inital deposit that the
homebuyer puts down on the home
when submitng an ofer. The purpose
is to convince the seller that the buyer
"earnestly" intends to purchase the
home. The earnest money is
refundable if the buyer is not satsfed
with the property upon receipt of the
inspecton, the bank is unwilling to lend
on the property or the buyer is unable
to qualify for fnancing. If the purchase
goes through, the earnest money will
be applied to the down payment and
closing costs.

Down Payment
Many homebuyers rely on a mortgage from a fnancial insttuton for their home purchase. Lenders
feel more secure if you have money invested in the house, therefore requiring you to contribute
some porton of your own funds in the form of a down payment. Down payment amounts will vary
from 3.5% to 20% of the loan. For example, a 5% down payment on a $300,000 home will be
$15,000.

Closing Costs
In additon to the down payment, prepare to pay a number of additonal up-front costs incurred in
buying a home. Collectvely called "closing costs", these expenses range from 2% to 4% of the
mortgage.

Settling-In Costs
Its important to consider what it will cost to move in to a new home. If the home you need needs
immediate repairs or major appliances, it is smart to allocate that upfront. A common mistake that
homebuyers make is spending all of their money getng into their home. Be aware of your comfort
level when it comes to cushion fnances.
