When an oer is wriuen, there is an opuonal tenday inspecuon period. In brief, you will have ten days to have
qualied professionals inspect the home. The inspecuon is not designed to criucize every minor problem or
defect in the home. It is intended to report major damage or serious problems that require repair. Should
serious problems be indicated, the inspector will recommend that a more specialized professional such as a
structural engineer be brought to provide a more detailed analysis.
The inspectors main job is to make you aware of repairs that are recommended or necessary. If the results of
the inspecuon are less than favorable, you can renegouate price, ask for repairs, request a credit at closing, or
walk away.
If the condiuon of the home meets your approval, you may accept the property asis, and move forward. Your
earnest money deposit is no longer conungent upon your approval of the property. An important thing to
consider is that your lender must approve of the value and condiuon of the home based o of the appraisal. In
the event the do not, your earnest money is protected and another round of negouauons may be in order.
It is important to choose inspectors who have been cerned and qualied by a trade associanon.

It is highly recommended for you to be present at your inspecuon/s as you will gain a clear understanding of
the home and the areas that need repair or maintenance. During the inspecuons, you will be able to ask
quesuons, get maintenance ups and informauon that will benet you greatly in your future of living in the
home. Inspectors are a knowledgeable third party who can provide insight and a sense of reality which is
crucial during this important move.
