1) Develop best practices and maintenance management measures including the review and update
of standards on a routine basis
2) Conduct engineering and feasibility and economic studies and prepares reports on findings
3) Review plans and specifications for constructability and program adherence
4) Generate and compile statistical information necessary for budgeting of facilities, equipment
and manpower
5) Review shop drawings and other contractor submittals for compliance with construction
documents
6) Complete assignments in a complete and timely manner as required by the project manager or
direct supervisor
2) Essential Responsibilities/Functions
3) Plans and coordinates all on-site MEP activities to comply with applicable owner contract
documents, engineer and government specifications, requirements and codes.
Establishes and conducts internal audits to insure quality control requirements are met and
recommends acceptance or rejection of all work in process as well as completed work items in
compliance with applicable codes and specifications.
Research and develop solutions to MEP problems and conflicts through timely and accurate
interpretation of contract documents.
Assists in the review and processing of MEP shop drawings and other submittals.
Process Request for Information (RFI) and change order requests through appropriate parties
on a timely basis to insure the prompt flow of information.
Coordinate MEP drawings to insure all systems work within space constraints and code and
keep current and accurate drawings and construction changes to insure that accurate as built
documents are provided by our company and our subcontractors to our clients.
Manage the 3D Building Information Modeling (BIM) process to insure proper coordination of
the work as noted above.
Closely liaison with project superintendents to insure smooth interface and sequencing of MEP
systems with various trades.
Assist in reviewing purchase documents to insure compliance with quality control requirements
and to insure all MEP materials received on the project site are in compliance with contract
documents and approved submittals.
Implement and aggressively enforce company safety program and practices to create a safe
and healthy work environment.
Responsible for continuously expanding and updating professional knowledge and honing skills
in order to enhance individual and team innovation and productivity.
Perform additional assignments as directed by superiors or as required for successful project
completion

Bachelors Degree in Mechanical Engineer
Total of 8 years experience in the same field (i.e. 3 years experience in Oil & Gas, Petrochemical Projects,
infrastructure, etc., and 5 years in the inspection specialty).
Shall demonstrate a thorough working knowledge of codes such as SMCNA, Uniform Mechanical Codes, applicable
NFPA, ASHRAE Handbooks, Uniform Plumbing Code, International Plumbing Code and/or equivalent standards.
Ensure conformity of installation/erection in accordance with specifications, relevant drawings and/or approved
method statement.
Conduct Q.C. Inspection, quality control reporting and recording of the HVAC, fire protection, sewage (bio-treatment)
and plumbing works, etc.
Responsible for implementation of Project Quality Plan, Quality Control Procedures and Inspection & Test Plans, etc.
Conduct pre-commissioning, testing and commissioning, reliability and performance tests for all HVAC system, fire
protection and bio treatment equipment, etc.
Implementation of quality management procedures as required ISO 9001:2000 standard.
Conduct vendor inspection at manufacturers facility as required by the client.
To oversee the Quality Assurance System of sub-contractors and ensure that they conform to specifications.

Ensure to plan, execute, arrange, coordinate and tracking the progress.
2. Ensure billing/preparing quantity certificate/project scheduling/maintenance of reports.
3. To ensure that accurate work is completed on time and report is prepared and work completion bills are submitted
to clients.

1)Responsible for all project Activities and support the Project Managers.

2)Coordination with consultant, client, Main Contractor & sub-contractors,

3)Arranging & forecasting of manpower, material, tools & machineryas per project requirement,.

4)Complete the project as per target program & in budget cost.

5)Responsible for smooth running of projects, track &control on material labor output, utilization of site resources
effectively,

6)Ensuring safety & quality as per the company standards,

7)Updating the management with the status of the project and reporting the progress.

Inspects and evaluates condition of mechanical equipment in existing College buildings and recommends corrective
action; implements repairs or revisions including design changes both in house or on outside projects Directs repair

Preferably from a PMC background
-should have experience in handling Commercial / Retail projects to handle MEP services.

-Knowledge in Electrical and HVAC services.
-Good communication skills

Thorough knowledge of electrical internal as well as external.
Knowledge of plumbing.
Knowledge of firefighting.
Knowledge of HVAC will be preferred.
Some residential experience is required.
Computer skills mandatory min Autocad and ms excel fully proficient.
Handle all site related activities.

Role: Responsible for HVAC planning, plumbing, fire fighting, electrical installation work, mechanical exhausts fan
and engineering. Follow up and Supervise MEP contractor works and assuring it is executed as per approved
drawing and specifications. Organizing weekly progress meeting with contractor and consultants for MEP works.
Review/analyze and redesign all MEP drawings & material schedules with involvement in supervision of the site
activities and to control cost and ensure timely completion of the project.


Should review design basis report and prepare preliminary Cost Plans on MEP
Review Technical Specifications & BOQ of MEP Services
Establishing Unit costs on MEP packages
Sound knowledge on Electrical/PHE/HVAC Engineering & Constructions
Should be aware of Statutory approvals/Code requirements like NBC
Should have good knowledge in MS Office
Should have excellent communication skills






Job Location :- Multiple sites across Mumbai(Dombivali /Wadala /Lower Parel/Thane)

Accountabilities and Activities :
Supervise and monitor the Mechanical/electrical contractors/sub contractors on site
Monitor, Planning vs. Progress
Coordinate with the Planning Department for updation in master project plans and working out recovery plans in case
of delays
Document project progress and/or delays through letters which can be used as contractual aids during disputes
Coordinate the activities between various contractors and subcontractors
Able to review resource reports like manpower histograms etc. and ascertain adequacy of resources deployed for
timely completion of the project
Review and approve the monthly bills of the contractors
Review variation requests and coordinate with the Procurement department for necessary actions
Coordinate with Liaison Department for connections and approvals from the Utility Providers
Coordinate with the Facilities Management department for a smooth transition from contractor maintenance to in-
house maintenance
Seek and review the following documents to be generated by the contractor:
Shop Drawings, Material Submittals and Method Statements
As-built Drawings
Testing & Commissioning Procedures
Operation & Maintenance Manuals, Handing/Taking Over Documents
Plan and arrange the training of the in-house Facilities Management team on various systems prior to the
handing/taking over of the project
Implement/follow proper QA/QC procedures by maintaining and following Lodha QA/QC Manual
Inspect and ensure proper workmanship by the contractors/subcontractors
Raise Non Conformance Reports in case of deviations from specifications or industry best practices
Witness 1st fix, 2nd fix and final fixes of installations. Witness Testing & Commissioning of all the Mechanical or
electrical systems.
Respond to Requests for Information raised by the contractor
Coordinate with the in-house Design Management department on project Electrical or Mechanical issues
Be adept in and aware of International and Local Building Codes
Coordinate with the in-house Design Management department on project Mechanical or Electrical issues

Mechanical
Have hands on experience on the procurement, installation and testing & commissioning of:
HVAC Systems:
Unitary Equipments, Chillers, Chilled Water Network, Air Handling Equipment, Ductwork and Air Side Equipments,
Diffusers & Grilles, Exhaust Fans, Thermal Insulation

Plumbing:
Water Distribution Networks, Pumps, Plumbing Pipe Works in Trenches, Structures related to Plumbing/Drainage,
Water Storage, Plumbing for Gases, Internal/External/Surface Drainage
Sewage Treatment Plant, Commissioning of Plumbing Systems

Electrical
Have hands on experience on the procurement, installation and testing & commissioning.
Electrical Distribution Systems, Alternate/Emergency Power Supplies, Lighting & Small Power Systems and Earthing
and Lightning Protection.
Fire Detection and Alarm, Security Systems.
Data and Telephone Systems.
Building Management Systems and Home Automation Systems.
Vertical Transportation and Conveyor systems.
