Binders: Heavy-duty commercial quality, 8-1/2 x 11 inch ring binders with hardback, cleanable, plastic covers. When multiple
binders are used, correlate data into related consistent groupings.
Cover: Each binder with typed or printed title "Operation And Maintenance Instructions"; list title of Project; identify subject
matter of contents. For Final O&M Manual, identify each Volume X of Y where it is the X

Tabbed flyleaf: For each separate product and system, with typed description of product and major component parts of

Text: Manufacturer's current prepared printed data, or current data from manufacturer's website, printed on 20lb paper.
Table of Contents: Provide title of Project; names, addresses and telephone numbers of Owners Authorized Representative
and Contractor with name of responsible parties; schedule of products and systems, indexed to content of the volume.
Master Index: Provide a master index at the front of each volume which lists each volume in the total set and its major tab
numbers as necessary for a user to be able to readily locate a particular O & M instruction.
Applicable Information: For each material, finish product, equipment or system as described in paragraph 3 below. In general
the O & M Manual should include all information necessary for the operating personnel to effectively and safely operate, service
and maintain the subject product, equipment or system.
Product Data: Mark each product data sheet to clearly identify specific products and component parts, and data applicable to
the installation; delete inapplicable information.

flow diagrams. Drawings included in the O & M Manuals should be provided in 8-1/2 x 11 or 11 x 17 format as appropriate for
the content and clarity of the drawing.
Typed Text: As required, supplement Manufacturers printed product data and operation and maintenance instructions.
Provide logical sequence of instructions for each procedure, incorporating manufacturer's instructions. Make use of
manufacturers printed data and information to the maximum extent possible.
Building Products, Applied Materials, and Finishes: Include product data, manufacturers catalog cuts and data sheets with
manufacturers catalog number, construction document finish code, size, composition, and color and texture designation.
Provide information including sources, names and contact information for re-ordering custom manufactured products.

repair procedures and instructions.
Moisture-protection and Weather-exposed Products: Include product data listing applicable reference standards, chemical
composition, and details of installation. Provide recommendations for inspections, maintenance, and repair.
Additional Information Requirements: As specified in individual Specifications sections.

Procedures and sequence of operation for system start-up, system break-in, all modes of normal operation and normal
and emergency shutdown.
Procedures for isolating individual equipment from the system, for placing the system or individual equipment on stand-
by, for bringing individual equipment online once the system is operating and for isolating subsystems.

Preliminary O & M Manual At least ninety (90) days prior to Substantial Completion and prior to specific training for
the Owner's personnel, submit two (2) copies of preliminary O & M Manual, for Equipment and Systems and Materials and
Finishes, to the Owner's Authorized Representative(s). Include proposed: cover, binder, master index, tables of
contents,organization and format of each volume, and manufacturer's printed information, drawings, diagrams, and/or tabular
data. The Owners Authorized Representative(s) will review and return one (1) copy with comments.

Manuals to the Owner's Authorized Representative(s). One (1) copy will be returned with Owner comments. Correct and revise

Final O&M Manual Within ten (10) days after Substantial Completion, submit four (4) copies of final O&M Manual,
incorporating all review comments and corrections to Owners Authorized Representative(s).
