AGREEMENT OF LEASE OF HOUSE BUILDING FOR A TERM OF ONE YEAR

This Lease made on DECEMBER 1998 at YANGON by and between

1. Whereas the LESSOR has agreed to lease the LESSEE a house building (including its garden)
known as No._____, Hnin Zi St, Garden Lane, ________ Township, Yangon for a term of ONE
YEAR i.e. from (13.12.1998 to 13.12.1999) at a monthly rent of K.50,000/- (Kyats fifty thousand)
payable in advance.
2. The above Premises is leased as per following term and conditions;
a. The payment of K.600,000/- (Kyats six lakhs only) is to be Give on the date of execution
of this Deed;
b. The LESSEE must pay all Bills such as electricity, Telephone (No.), water and
Garbage (municipal texes) during occupancy;
c. An Air conditioning Set be provided and installed there at by the LESSOR and the LESSEE
shall not ask of more than that chance from LESSOR;
d. The LESSEE shall not make any alternation or maintenance to the said Premises without
consent of LESSOR;
e. The following furnitures shall be installed and provided at the leased premises

f. The LESSEE shall return the leased premises to the LESSOR in a vacant clean and good
condition on the termination of expiry of this lease with any damage and if so the
compensation must be paid by the LESSEE for the value of manage.
g. If the walls & roof are decay or damage and whether the LESSOR was absence to repair
the damage parts, the LESSEE shall have to repair after informing to the LESSOR and the
repair cost shall be paid by LESSOR.

h. The LESSOR has to be performed the household water, electricity, Bathroom and Toilet
room in good condition.
i. It shall be inform each other in TWO MONTHS advance after one year leased period by
giving Notice Letter.
j. If the term of Lease has not enter the terminated dated and if the LESSEE was moved
from the premise without his consent, the LESSOR shall be refund the remaining rent
fee for the rest months.
k. If the LESSEE move from the premise by his own wish, the LESSEE has to pay the
remaining rent fee of the rest months of Lease Agreement.
l. The LESSEE shall not use the Premises for any illegal or immoral purpose. If any loss
occurred to LESSOR due to such cases, the LESSEE must compensate due amount
suffered by LESSOR.
m. This Lease shall be valid till (13.12.1999) and extension of Lease period shall be
discussed at least TWO MONTHS ahead before expiry of the Lease.
Having read and understood the above stated facts the LESSOR and the LESSEE both set
their respectable bands in the presence of the following withnesses.

LEASE AGREEMENT
This agreement of lease is made on 31 August 1996 between Daw ________ (NRC No: ________)
hereinafter called the LESSOR and Mr. __________(____________Diplomatic Passport holder
N_________), Commercial Attache, Embassy of .Yangon, hereinafter called the LESSEE.
WITNESSETH that the parties hereto do mutually agree as follows:

1. The LESSOR agrees to let and the LESSEE agrees to rent the buildings and premises situated at
No.Natmauk Lane (1), Bahan, Yangon at a monthly rent of US$ 1000 (United States Dollar
One Thousand only) for the house buildings and US$ 600 (United States Dollar Six Hundred Only)
for the living room furniture, built-in cupboards, wardrobs, beds, dining table and chairs; and
also for electrical applicants such as for air-conditioning, water heater, refrigerator, cooker and
oven, washing machine, etc for a period of a year commencing 1st September 1997 and ending
31st August 1997. The total rental fee being US$ 1600 (United States Dollars One Thousand Six
Hundred only) a month and payable one year in advance.
The LESSEE agrees to pay a month rental fee as an advance payment in FEC prior to this contract
and the balance for the year shall be transferred to the account of LESSOR at Myanma Foreign
Trade Bank.
2. Should the LESSEE or the LESSOR desire to terminate the LEASE at the expiration of the term
hereby granted, (2) months prior to the expiration of the term hereby granted, (2) months prior
to the expiration of such term signify such desire by notice in writing. If no written notice of
termination is given thereto, it shall be constructed that the term of LEASE is renewed for a
further period or twelve months each for next (2) terms, allowing the option of renewals for
additional terms of lease until the 31st day of 1999, on the same terms and conditions as are in
this lease contained.
3. As part of the rental consideration, the LESSOR agrees to the following:
a. The LESSOR shall pay all municipal, District and Central Government taxes and
assessments of the public nature now hereinafter levied upon the premises.
