Physiological Criteria

Site topography

Ideally, the site should be flat or ,somehow, has minimal slope. With this, the construction cost will be
economical and zero wastage of soil. In addition, the site with fair level will provide oppurtunities in
accepting occupants for the housing development. This criterion must evaluate based on the needs of
every households plus the need of social facilities (parks, playgrounds, etc.) in the housing
development in the site.

Surface and subsurface water
Determine the flooding history of the area/city where the site is located. The site should be located
where there will be no access of flooding. Evaluate this criterion as follows:

Construction Cost Criteria

Existing water utility


Connection into an existing, reliable water supply system with adequate capacity is preferred. Sites
closest to the existing system would be rated highest. When considering adequacy, dont forget fire
suppression system requirements. If a new water system is required for the site, then sites should be
rated as to their potential to support/provide the system. Evaluate this criterion based on the
availability of water utilities.

Existing site development

Ideally, the site must be free from any site development. Otherwise, the site must be evaluated on the

Social Criteria
Proximity to educational facility
For housing development, educational centers like schools must be available near the area. Best
choice of site is having a school adjacent to the site. However, the site can be evaluate based on the

Social facilities like malls, shopping center and grocery store is an advantage in getting clients for a
housing development. The nearer the site to shopping facility, the better. The site with adjacent

Medical facilities is an advantage in getting clients for a housing development. The neare the site to
medical facility, the better. The site with adjacent medical facility must be rated the highest.

To secure the possibility of finding the site easily by clients, it is good to have the site near to a
landmark. If the site is located to a historical landmark, the design of the housing facility within the
site must be careful not to overrate the design of the historical place near the site. If the landmark is
not as historical, on the other hand, the site must be rated highest. Thus, the site must be evaulated
by the adjacency of the site to a landmark and the type of landmark adjacent to the site.

Proximity to a major mode of transportation
The site should be accessible to the clients. Mode of transportation is one of the advantage. The site
can be access, aside from private vehicle, through bus, jeep, AUV, tricycle, or any mode of public

The site should be seated on the area favorable for a residential space prior to the zoning plan
