LESSEE runs the risk of its goods being confiscated and will answer for all damages

that may be caused to the LESSOR by reason of its possession of such prohibited
goods.
11.Improvements
11.1.

The TENANT shall not make any major structural changes, alterations or
improvements in the Leased Premises without the consent of the LESSOR.

11.2.

Any major alterations or improvements made or introduced by the TENANT


in the said Leased Premises with the consent of the LESSOR shall, upon
termination of this Contract, be for the benefit of and become the property
of the LESSOR - without any obligation by the LANDLORD to pay or refund
its cost or value to the TENANT.

12.Rules and Regulations The TENANT shall abide by the existing rules and
regulations promulgated by the Arya Residences Condominium Association.
13. Mortgage or Sale of the Property
13.1.

The LESSOR has the right to mortgage, sell or otherwise dispose of the
Leased Premises, provided that the TENANT binds himself to allow the
LESSOR or his authorized representative to enter the Leased Premises
together with the prospective buyers at reasonable hours of the day and
with two (2)day prior notice.

13.2.

This Contract shall be respected and honored by the new owner.

14. Right to Sublease - The TENANT shall not sublease the Leased Premises
without the prior written consent of the LESSOR.
15. Third Party Liability/ INDEMNITIES
The LESSEE shall at all times be responsible for all the acts done at or to the
premises by him , his agent, employees, servants, family members or any other
persons authorized by the LESSEE to enter the leased premises. Any damage or
injury due to the acts of the aforementioned persons shall be promptly repaired or
expensed by the LESSEE at his own expense and without any reimbursement.
The TENANT during the occupancy of the Leased Premises, shall hold the
LESSOR free, harmless and without fault from any claims for damage, liability or
responsibility to any person or property arising out of or as a consequence of the
use of the premises by the TENANT, its employees and guests, or personal injury
arising out of any accident on the leased premises or occasioned by the nuisance
made or suffered on the premises or growing out of or caused by any failure on
the part of the LESSEE to maintain the premises in safe, sanitary and secured
condition or by reason of the TENANT non-observance, non-performance , or
violation of rule, regulations, ordinance, laws and/or conditions of the CONTRACT
OF LEASE except when such damage or liability is caused by fortuitous events or
acts of God, such as fire, typhoon, earthquake, flood, insurrection and civil war,
which are beyond the control of the TENANT in which case, the latter shall not be
liable to the LESSOR.
The LESSOR shall not be liable nor responsible for any injury, loss or damage
including wrongful death, which LESSEE, his agent , employees, customers, or guests
may sustain within the leased premises, merchandise, furniture and effects, likewise

sustained within the leased premises, caused by , but not limited to the following: (a)
the presence of bugs, roaches, vermin, ants, termites and other kinds of insect; (b)
the failure or disruption of water supply and/or electric current; (c) fire due to faulty
electrical wirings, fuses, installation, etc;
