DEED OF SALES & PURCHASE

Present before me, ROBERT SIMANGUNSONG, Bachelor of Law,


based on the Decree of The Head of National Land Agency Republic
of Indonesia dated 11 February 2005 Number: 2-X.A-2005- has
been appointed as The Official Certifier of Title Deed (Pejababat
Pembuat Akta Tanah) hereinafter to be called as PPAT, referred to
Article 7 of The Government Regulation Number: 24 of 1997, about
Land Registry, with working area of Bogor Regency and the office is
at Ruko Villa Mahkota Pesona Blok R Number: 14, Bojong Kulur,
Gunung Putri, Kabupaten Bogor 16969, in the present of
witnesses that I know and will be called at the end of this deed.
I. Mrs. KONG LIE FA was born in Pontianak, on 02-07-1974
(the second of July Nineteen seventy four), a housewife,
Indonesian citizen, residing in West Java Province, Taman
Cileungi, Bogor Regency, with the Identity Card Number:
3201074207740016;
- that is to take the legal actions in this deed has obtained
the approval from her husband whose name will be
mentioned at the end of this deed, who also presents to

witness and to sign this deed as his approval;


- as a Seller, to be called as:
---------------------------THE FIRST PARTY--------------------II. Mrs. UYIN RINA SUSANTI was born in Pontianak, on 18-071969 (the eighteen of July Nineteen sixty nine), a private
employee, Indoesian citizen, residing in West Java Province,
Jalan Kasuari V/57 CKR Baru, Neighborhood Association
(RT) 015, Citizen Association (RW) 007, District Mekarmukti,
Subdistrict Cikarang Utara, Bekasi Regency, with the
Identity Card Number: 3216095807690006;
- in the meantime staying at Bogor Regency;
--------------------------THE SECOND PARTY ------------------ I, the officer know both parties.
- The First party hereby stated to sell to the Second Party
and so the Second Party hereby stated to buy from the
First Party:

Building Rights on Land Number: 8171/Cipenjo, for a


plot of land as described in the Measurement Letter dated
20-12-2011, Number: 1103/Cipenjo/2011, wide 90 M2
(Ninety square meters), with the Land Registry Number
(NIB): 10.10.14.17.09896 and the Notice of Tax Due
(SPPT) Land & Building Taxes (PBB) Tax Object Number
(NOP) 32.03.130.020.001-5686.0;

October 2011, with everything that grows, stand, and


planted on the land, which according to the statutory
provisions considered as fixed objects, without any
exception.
- Furthermore, everything that has been described above
in this deed will be called as Object of Purchase
The First Party and the Second Party stated that:
a. This

purchase

was

250.000.000,-

b. The First Party stated that he has received the whole
amount of money mentioned above from the Second
Party and this deed also applies as a valid receipt of
the transaction (receipt)
c. This purchase was done with the following conditions:
Article 1
Starting from today, the object of purchase that
mentioned in this deed has belonged to the Second Party
and hence all the benefits of, and any loss/expenses of
the purchased object above has also become the
rights/load to the Second Party.
Article 2
First Party guarantees that the purchased object
mentioned above is not involved in any dispute, free from
being confisticated, and it is not bound as collateral debt
for anything that is not recorded on this deed, and free
from any expenses.
Article 3
The First Party hereby guarantees to the Second Party
that the First Party is the only party that has rights to do
the purchase and there is no other party who has rights

on the object of purchase. The First Party hereby free the


Second Party from any claims, because it there is any
claims, it will be the responsibility if the First Party, and
not the Second Party, the witnesses or PPAT.
Article 4
The Second Party hereby stated that by doing this
purchase the his rights on this land is not exceed the
maximum provision land tenure according to the
regulations and laws as mentioned in the statement
dated today.
Article 5
In the case of that there is the difference result between
the wide of land as the object of this purchase with the
result of measurement done by the National Land Agency,
so all parties will receive the result of measurement from
the National Land Agency without recalculate the price of
this purchase and will not issue any
Article 6
The First Party and the Second Party stated truthfully,
that each party has known the location, physical
condition and the allocation of the purchased object and
had to be fully responsible for that, which is why the
First Party and the Second Party free the PPAT and the
witnesses regarding that issue and anything related to it.
Article 7
Both the First Party and the Second Party hereby
guarantee the truth of each identity given in this deed
and the authority of each party, to take the legal actions
in this deed. As well as for the First Party who guarantees
that the Land title of this object of purchase is the only
valid document, never been forged and never been
duplicated or copied by authorized agency by his request
and the price for purchase written on this deed is the real

price that has reached an agreement from the First Party


and the Second Party. Regarding to this, each party
clearly stated to free PPAT and all witnesses from any
claim related to those mentioned above.
Article 8
Both parties with all causes choose the general legal
residence and do not change to District Court Clerks
Office Cibinong in Bogor Regency.
Article 9

The cost of making this deed, witnesses and all cost for
title transfer is paid by the Second Party

Finally present before me, in the presence of the same


witnesses and will be mentioned at the end of this
deed:

Mr. BONG SIAN JUNG, born in Pontianak, on 10-051967 (the tenth May Nineteen sixty seven),
Entrepreneur, Indonesian Citizen, residing where his
wife lives in as mentioned above, with the Identity
Card Number: 3201071005670015;
who has explained that he notices what has been
deliberated above and has approved the purchase in
this deed;

Thus this deed is made before the parties and:

Ms. ESTER MARISCA TALANILA, born in Jakarta, on


07-03-1992 (the seventh March Nineteen ninety two),
Private Employee, Indonesian Citizen, residing in
Special Capital Region (DKI) of Jakarta, Jalan Batu
Ceper VIII Number: 16, Neighborhood Association (RT)
005, Citizen Association (RW) 001, Sub-District Kebon
Kelapa, District Gambir, Central Jakarta, with Ithe
Identity Card Number: 3171014703920004;

For the meantime staying in Bogor Regency and;

As the witnesses, and after this deed is read and


explained then as the proof that the statement recited by
the First Party and the Second Party above is true, this
deed is signed/thumb printed by the First Party, the
Second Party, the witnesses and me, PPAT , 2 (two)
original copies, 1 (one) copy will be kept in my office, and
1 (one) copy to be submitted to the Head of Land Agency
Office in Bogor, for the need of title transfer registry of the
purchase in this deed.
