2.0 Any homeowner at any time may submit a request to the ACC, for review and
approval, plans for additional structures and improvements to their property
2.1 All submission must be made in writing using the ACC Proposed Additional
Structures and Improvements Form
2.2 All submissions may be mailed to any ACC member as identified on the ACC
Contact Form
2.3 At a minimum, submissions received by the 15th of the month will be reviewed
and responded to by the first of the following month. Submissions received after
the 15th of the month will be reviewed and responded to on the next monthly
cycle.
2.4 Submissions for additional structures and improvements will be reviewed by the
committee and deemed to be within or outside the terms of the covenants.
2.5 Upon review and approval the ACC will sign the ACC Proposed Additional
Structure and Improvements Form and send a copy to the homeowner at which
time the homeowner may proceed with the improvements
2.6 Upon review and denial the ACC will sign the ACC Proposed Additional
Structure and Improvements Form citing the issue and reason for denial and
send a copy to the homeowner at which time the homeowner may not proceed
with the plan
2.7 A homeowner may resubmit a denied plan at anytime and request the ACC to
reconsider the plan with changes.
2.7.1 A homeowner resubmitting a revised previously denied plan may
request a response on the new plan from the ACC within 15 days
of the resubmission date.
2.8 The ACC and homeowner will agree collectively on an appropriate timeframe for
projects to be complete.
2.9 At anytime during this process a homeowner may request a meeting with the
ACC to discuss acceptable additional structures and improvements and respective
timeframes in order to obtain compliance and approval.
2.10 At a minimum, (3) ACC members must be present at meetings requested by a
homeowner, and all members of the ACC must be in agreement on approved
plans for additional structures and improvements
2.11 Any additional structures implemented without prior written approval from the
ACC is subject to compliance under the ACC Procedure for Submission, Review
and Remedy of Covenant Violations
2.12 All submissions for additional structures and improvements in process will be
reported at each HOA meeting by the ACC as a means to inform all homeowners
of current ACC activity regarding these matters.

4.0 Records
4.1 All signed forms and correspondence between the ACC and homeowner will be maintained in
duplicate by two separate ACC members at all times.
4.2 All records maintained by ACC members will be transferred to new members upon completion
of a members committee term.
4.3 A copy of all signed forms will be provided to the homeowner by the ACC as part of the process.
In an effort to maintain the quality and value of Chaunceys at Twin Cedars, an Architectural
Control Committee (ACC) has been elected by the homeowners which exists to maintain the
covenants for our subdivision. The following form may be completed by any homeowner as a
request for the ACC to review, and approve or deny additional structures and improvements.
Some examples of items that should be submitted and approved by the ACC before the project
begins are as follows:
• New home construction/home additions or remodeling
• Any out buildings (i.e., storage sheds, detached garages, outdoor showers, trash
collection facility, animal housing facility, and gazebos)
• Fences
• Paint colors
• Swimming pools
• Driveways, parking pads
• Mailboxes
• Significant landscaping including outside lighting, screen planting, retaining walls that
can be seen from the road
By getting ACC approval you are protected if a new neighbor moves in and complains about
your alterations. If you don’t receive approval and someone later complains, you may be subject
to remedy the issue.
At a minimum all requests received by the 15th of the month will be reviewed by the first of the
following month. Requests received after the 15th of the month will be reviewed on the next
monthly cycle.
All submissions in process will be reported at the HOA meetings as means of informing
homeowners of violations under review.
All requests must be submitted in duplicate to the ACC before any building takes place. (If
you have started building, please submit your plans immediately).
