situated in Mouza: Bikramnagar, P.S/Tahasil/Registration Office: Jeypore,
Dist. Koraput, covered by Khata No. ___, Plot No. ________, to an extent
of 1800 sqft. i.e. measuring from East to West 15.0
Width, and
North to South 120.0 Length, (i.e., Ac. 0.041 Dec) out of total extent
Ac. 0.512 Dec., classified as Classified as Gharabari-I, which is the self
acquired property of the VENDOR , having been purchased by him
through Registered Sale Deed No. _____________, Book-I, Volume-__,
dated __________ of the D.S.R., Jeypore and the ROR is recorded in the
name of the VENDOR vide MC No. _______, and since then he is in
peaceful possession of the same till today. The said property is morefully
described in the schedule given below, which shall be read as a part of this
Deed.
The VENDOR being in need of money to clear-up pressing debts
has offered to sell the said property to the PURCHASER for a sale
consideration of Rs. 10,34,000/- (Rupees Ten Lakhs Thirty Four
Thousand) only. Accordingly the PURCHASER has today paid the entire
sale consideration of Rs. 10,34,000/- (Rupees Ten Lakhs Thirty Four
Thousand) only to the VENDOR in presence of the attesting witnesses

-Page/4at the time of execution of the sale deed. The VENDOR hereby
acknowledges the receipt of the same herewith towards the full sale
consideration of the property sold hereunder.
In pursuance of the said agreement and in consideration of having
received the entire sale consideration as aforesaid, the VENDOR as
beneficial and absolute owner of the schedule described property, does
hereby convey, transfer and assign all his right, title and interest unto the
PURCHASER, by way of absolute sale, to be held and enjoyed by the
PURCHASER absolutely and for ever, with all rights of sale, gift, lease,
mortgage, exchange and along with all rights of ways, liberties and
easements naturally appurtenant thereto. The VENDOR has today put the
PURCHASER in possession of the schedule described property.
The VENDOR assures the PURCHASER, that he is the absolute
owner of the property hereby conveyed and that the same is not subject to
any manner of encumbrances, charges and litigations whatsoever and that
there is no bar for transfer of this property.

-Page/5The VENDOR further covenants that in case, the PURCHASER or


anybody claiming through him is deprived of the whole or any portion of
the said property hereby conveyed due to any defect in his (VENDOR'S)
title, he (The VENDOR) shall reimburse the PURCHASER or anybody
claiming through him to the extent of such loss or damages caused to or
suffered by him or them.
The VENDOR further agrees that he shall attend such office or
offices and shall execute such further deed or deeds on a reasonable
request being made by the PURCHASER or his successors for a more
effective transfer of the title in favour of the PURCHASER or his
successors according to the true intent and meaning of this Deed.
The PURCHASER is at liberty to get the schedule described
property mutate in his name and shall pay taxes due thereon from today.
The words "VENDOR" and the "PURCHASER" used in this Deed
shall include their heirs, successors-in-interest, transferees and assignees.

The property transferred through this Deed is not a lease hold property leased
by the Government in the past 10 years for agricultural purpose and doesn't
come under the purview of section 6-A of the O.L.R. Act.
We the Executant and Claimant declare that we belong to ____ (General) and
Kshetriya (General) by Caste respectively.
The property transferred through this Deed does not belong to or given in or
endowed to any public religious institutions for religious purposes.
The property does not belong to Odisha Bhoodan Yagnya Samiti.
