joys of nicer weather .

People routinely
gather on the patio or around the pool
when the weather warms up, and such
recreational activities can foster companionship and
reduce stress. However, if nuisance animals and
insects are sharing entertaining spaces, these pests
can quickly put a damper on the festivities.
While it may seem impossible to keep an outdoor
entertaining area completely pest-free, there are ways to
keep such unwanted intrusions manageable.

Yard pests vary depending on geography, so
the first step is to figure out which pests are native
to your area. Mosquitoes can be found in many
locales, but certain insects may be exclusive to specific regions. For example, palmetto bugs are native
to moist, tropical areas, such as the southeastern
United States.
In addition to insects, squirrels, moles, raccoons,
and other rodents may also descend on a property.
Neighborhoods that are near natural ecosystems or
infringe on wild animals habitats may see a wider
array of animals encroaching on entertaining spaces.
Deer, bears, coyotes, and certain bird species can
present their own brands of trouble. Homeowners

new to an area may experience a learning curve to


determine which pests are common to a certain area,
as well as which seasons bring which creatures.

try natural repellents first


To minimize damage to the environment and to
protect local wildlife, homeowners should exhaust
natural ways to repel pests before resorting to less
eco-friendly methods. Animals can be kept out of a
yard with fences and other barriers, such as thorny
bushes. Many pests are deterred by smells or certain
structures in a lawn or garden. For example, inserting
chicken wire into a garden bed may be enough to repel burrowing animals. Certain insects, such as flies
and mosquitoes, find the aromas of citronella grass,
basil and marigold offensive. Surrounding a property
with these plants can create a natural bug repellent.
Lavender and rosemary are other aromatics that
may deter pests. Blood meal and soap solutions can
repel deer and other wildlife that may feed on garden
plants.
Pests attracted to food can be kept at bay with
frequent sweeping or hosing down of the patio. In
addition, maintain a clean grill and store trash in
tightly secured receptacles.

traditional alternatives
If natural repellents do not work, you may need
to rely on more traditional products to repel insects
and other pests. Beetle traps lure beetles with an
inviting scent before the beetle gets trapped in a bag
and cannot exit. Traps for wasps and flies follow a
similar premise. Bug zappers are largely viewed as an
inhumane option but can be highly effective. Unfortunately, these zappers also attract and kill beneficial
insects, such as bees and butterflies.
Chemical repellents also are available. Stores
stock pesticides that will rid plants of damaging insects. These repellents also may be used around the
patio to make the area inhospitable to insects and
other pests.

If the problem is simply too difficult to manage on
your own, then you might need to contact an exterminator, who can spray the perimeter of the home
for bugs and can also be called in to safely trap and
remove nuisance animals. An exterminator may also
have detailed knowledge of protected species and
which habitats can and cannot be disturbed.

It is tough to find an affordable rental
in todays tight market, so when you
see that oh-it-looks-perfect place for an
even more perfect price, take a closer

When looking for a new place,
remember these red flags to avoid being
a victim.

To create a deal you simply cant refuse, scammers often price rentals under
the market rate. If a rental sounds too
good to be true, it probably is.
Your local REALTORS are always on the lookout, protecting you
from rental scammers. Working with a
REALTOR is one way you can protect
yourself. If you do come across an online
rental scammer, you can report it to the
FBIs Internet Crime Center.

says the average 30-year fixed rate
mortgage fell to 3.41 percent from
3.48 percent week before last. A
year ago, the 30-year rate stood at
4.04 percent. The 15-year mortgage
rate dropped to 2.74 percent, down
from 2.78 percent week before last
and 3.20 percent a year ago.

U.S. Treasury bonds. Long-term
mortgage rates tend to track the
yield on 10-year Treasury notes,
which fell to 1.37 percent from
1.75 percent before the Brexit vote.
The 30-year fixed rate is now
close to its all-time low of 3.31
percent in November 2012.
To calculate average mortgage
rates, Freddie Mac surveys lenders
across the country at the beginning

of each week. The average doesnt


include extra fees, known as points,
which most borrowers must pay
to get the lowest rates. One point
equals 1 percent of the loan amount.
The average fee for a 30-year
mortgage remained at 0.5 point
this week. The fee for a 15-year
loan was unchanged at 0.4 point.
Rates on adjustable five-year
mortgages averaged 2.68 percent last week, down from 2.70
percent week before last. The fee
remained at 0.5 percent.

with ways to codify the level of
greenness that went into constructing a home, Scott Henry and Stillbrooke
Homes were delivering energy-efficient
homes. And with a 20-year anniversary
coming up next year, the company is still
going strong.

Early on, we just decided to brand
our own program called Green Smart,
Henry said. The fees to be associated with one of those national or local
programs, we felt that whatever we
didnt spend in the fees, we could spend

on more green. The idea is to focus


on lowering the Home Energy Rating
System Index score, he said.
The Home Energy Rating System
(HERS) Index is the industry standard
by which a homes energy efficiency is
measured. Its also the nationally recognized system for inspecting and calculating a homes energy performance.
We have several levels, he said.
Green Smart, Green Brilliant and
Green Genius. Green Genius is a
net-zero energy footprint. It takes a lot
to get to net zero energy level, where
youre basically producing more energy
than youre using. Its very expensive to
achieve. We hope someday we get it to
where it wont be so expensive, but solar
has got to become more efficient. We do

But even with the Green Smart level,
which basically equates to the Silver
level of the National Home Builders
Association rating system, Stillbrooke
Homes are generally about 40-percent
more efficient than homes that simply
meet current codes, Henry said. That
means a similar house with a $100
monthly energy bill would instead pay
$60 per month. Thats where you get
into the total housing cost, he said.
People get caught up in the house cost
and mortgage payment. But when it
comes down to a home, its what my
total house costs are.

gas, the more you can spend elsewhere,
Henry said.
Reining in and reducing expenses is
something Stillbrooke is very familiar with.
It was that strategy that helped the company weather the financial downturn that was
the downfall of so many other builders.

Henry, a native of Amarillo, Texas,
moved to Albuquerque to help start the
local division of Opel Jenkins Homes after
working for the company for several years
back in Texas. The passion has been
there since I was a kid, he said, noting that his grandfather was a part-time

builder in Chicago. I have deep roots as


a kid. But the real experience came from
working with Ray Opel and John Jenkins.
They gave me the opportunity to start the
company here and I did it.
Flush with that success, Henry started
Stillbrooke in 1997 and was able to quickly
expand it to Arizona and back into west
Texas. By 2001, we were the second fastest growing home builder in the nation,
he said. We had a good business model.
When the housing market collapsed,
however, Stillbrooke pulled back, closing
the Arizona arm, and selling off the west
Texas arm to a partner while it was still
profitable. Now were back to our roots,
Henry said. Were doing the same thing
with semi-custom and were a one-stop
shop with our designer and our own
showroom. We try to do everything on a

personal level.
Even with a good business model,
quality workmanship and low utility bills,
things were still pretty uncomfortable
when the real estate market crashed. For
the builders that survived the 2008 to 2011
housing crisis or housing recession, not
only did we all have to get sharper, we had
to figure out a way to compete against the
homes that were deeply discounted, bankowned or foreclosed, Henry said. From
2008-2010 there was an average of almost
a million foreclosures a month nationally,
or short sales or something like that. That
flooded the market with houses.

Builders had a very difficult time
competing with that because you have

to remember, a lot of those homes were


bought between 2003 and 2007. They were
fairly new so that made it pretty difficult,
Henry said. Those that survived just got
really creative. We had to have something
to show that the total housing costs are
a lot lower than customers think when
you take into account the HERS value. So
we had to show a total value to help us
explain why someone should spend more
for a brand-new home.
Now, the abundant supply of legacy
homes is essentially gone and the market
is starting to open up. Stillbrooke is active
with numerous smaller developments
across the Northeast Heights, the Westside and Rio Rancho. We build anywhere
from $180,000 to $1.2 million, Henry said.
Were one of the few builders that can
cross that gap.
