Glossary

Intent
To reduce indoor air quality (IAQ) problems res ulting from cons truction or renovation to
help s us tain the comfort and well-being of cons truction workers and building occupants .

Requirements
Develop an (IAQ) management plan and implement it after all finis hes have been
ins talled and the building has been completely cleaned before occupancy.
Option 1. Flush-out1
Path 1

After cons truction ends , prior to occupancy and with all interior finis hes ins talled, ins tall
new filtration media and perform a building flus h-out by s upplying a total air volume of
14,000 cubic feet of outdoor air per s quare foot (4,500 cubic meters of outdoor air per
s quare meter) of floor area while maintaining an internal temperature of at leas t 60 F
(15 C) and relative humidity no higher than 60%.
OR
Path 2

If occupancy is des ired prior to completion of the flus h-out, the s pace may be occupied
following delivery of a minimum of 3,500 cubic feet of outdoor air per s quare foot
(1,000 cubic meters of outdoor air per s quare meter) of floor area. Once the s pace is
occupied, it mus t be ventilated at a minimum rate of 0.30 cubic feet per minute (cfm)
per s quare foot (0.1 cubic meters per minute per s quare meter) of outs ide air or the
des ign minimum outs ide air rate determined in IEQ Prerequis ite 1: Minimum Indoor Air
Quality Performance, whichever is greater. During each day of the flus h-out period,
ventilation mus t begin a minimum of 3 hours prior to occupancy and continue during
occupancy. Thes e conditions mus t be maintained until a total of 14,000 cubic feet per
s quare foot (4,500 cubic meters per s quare meter) of outs ide air has been delivered to
the s pace.

Option 2. A ir testing

Conduct bas eline IAQ tes ting after cons truction ends and prior to occupancy us ing
tes ting protocols cons is tent with the EPA Compendium of Methods for the
Determination of Air Pollutants in Indoor Air and as additionally detailed in the LEED
Reference Guide for Green Building Des ign and Cons truction, 2009 Edition Healthcare
Supplement.
Demons trate that the contaminant maximum concentrations lis ted below are not
exceeded.

For each s ampling point where the maximum concentration limits are exceeded,
conduct an additional flus h-out with outs ide air and retes t the noncompliant
concentrations . Repeat until all requirements are met. When retes ting noncompliant
building areas , take s amples from the s ame locations as in the firs t tes t, although it is
not required.
Conduct the air s ample tes ting as follows :
All measurements must be c onduc ted prior to oc c upanc y, but during normal oc c upied hours with the
building ventilation system started at the normal daily start time and operated at the minimum
outside air flow rate for the oc c upied mode throughout the test.
All interior finishes must be installed, inc luding but not limited to millwork, doors, paint, c arpet and
ac oustic tiles. Movable furnishings suc h as workstations and partitions should be in plac e for the
testing, although it is not required.
The number of sampling loc ations will depend on the siz e of the building and number of ventilation
systems. The number of sampling loc ations must inc lude the entire building and all representative
situations. Inc lude areas with the least ventilation and greatest presumed sourc e strength.
Air samples must be c ollec ted between 3 and 6 feet from the floor to represent the breathing z one of
oc c upants, and over a minimum 4-hour period.
