Team electrical visit observations

System: Input for the Platinum building is from 33 KV overhead pole


structure located just outside the boundary wall at entry Gate No. 2. It is feed
through a single 33 KV cable getting terminated at the incoming switchgear
located inside the boundary near Gate No.2. Energy supply is metered at this
incomer.
As per the scheme (as narrated by the maintenance staff), two outgoing
feeders from this switchgear feeds another switchgear (SF6) opposite to Club
house which intern feeds two transformer of 2000KVA each. However the
SF6 switchgear found non functional (both the incoming switchgears are in
racked out condition- seems short of maintenance spares) and outgoing
cable from the 1st switchgear is joined with incoming cable of transformer for
feeding directly to transformer. Under such circumstances it is not clear how
the transformer protections are hooked to the upstream incomer (this needs
further detailed study of the protection scheme). At present only one
transformer is charged, the other remains standby. One unconnected 33 KV
cable without termination is found lying in the SF6 switchgear room. On
enquiry it is understood that this is a standby cable from the 1 st incomer for
the transformer. This means that if there is any fault in existing 33 KV from
1st incomer, then this standby cable can be terminated for restoring supply.
But this requires re-jointing at the transformer end which is a time
consuming process. We should make SF6 switchgear available at the earliest
with proper termination of both incoming cable and outgoing transformer
cable.
The transformer feeds one switch gear located at (-) 2nd basement near Etower. This switchgear supplies power to individual tower, to water supply
pumps (through a separate MCC), to two capacitor banks etc. On enquiry it
is found that during day time average load is around 500-600 KVA and during
night the maximum load till now observed is around 1100-1200 KVA. It is
worth to mention that construction power supply is taken from a separate 11
KV transformer located at the back side of Titanium near the boundary.
Earthing strips of each tower above IGL trench are exposed and heavily
corroded. This needs to be provided with immediate protection.
Two DG set of 750 KVA and 500 KVA supplies power backup. The DG sets do
not have the provision for synchronisation and runs in bus isolated condition.
The 500 KVA supplies Tower-A to D and the 750 KVA supplies from E to J.
Some time overloading observed in DG. There is a provision of foundation for

another DG. One major problem observed that the cooling tower fan of the
DGs got damaged (not running) and temporarily a small fan is installed at
the body of the cooling tower to help cooling the water droplets and
evaporation. On enquiry it is revealed that the temperatures are monitored
( do not know whether tripping on high temperature of lub oil is in service or
not, but hopefully considering the costly equipment it is in service). The
cooling tower fan needs to be restored at the earliest.
These were our first observations.
Some actionable points emerged out of the visit are
1. Collecting Schematic and detailed electrical drawings from Platinum
maintenance deptt.
2. Assessing availability of maintenance spares including inventories.
3. Checking records of DG log book. Fuel consumption pattern
4. Checking Log book for pump operation, mains availability and other
parameters.
We need to interact with mechanical maintenance group so that the power
supply scheme to lifts, condition of lift machine room, emergency power
supply to lifts are known to both the team for close coordination.
Some additional suggestions which can be implemented are
1. Provision of emergency light inside every lift with auto switch over.
2. Separate switching circuit for lobby area lighting so that selective
switching can be done for necessary lighting only. This will reduce
electricity consumption for common area.
Purpose of this report is for general awareness of residents of Platinum and
deciding future course of actions.
