Alhamdulillah and gratitude to Allah SWT for giving us such strength and
patience to complete this assignment.

We would like to express our gratitude to everyone that involve rather direct or
indirectly in helping us to complete this assignment. Firstly, we would like to say
thank you to our respective lecturer, Madam Asma binti Senawi for all the guide and
advices given throughout the making of this assignment. Without her support, we
might not be able to solve the problems that occur during the process of completing
this assignment.
Next, we would like to say thank you to Puan Siti Aisyah binti Mohd Sani for
spending her time showing us the actual town development site and also answering
our questions about our respective topic, that is Town Planning Area in Malaysia,
specifically in Tronoh.
Then, we would like to thank our families for giving us encouragements to
complete this assignments. Without their support, we wouldnt be able to complete
this assignment on time. We would also like to take this opportunity to thank the
group members Firdaus Hakimi bin Mahadzir, Mohd Faris Isma bin Ismail, Amir bin

assignment.

INTRODUCTION
In general, town could be defined as city or places with fully development, and
country could be defined as rural area of the certain places while planning could be
defined as a universal human activity that requires basic surviving skills involving the

consideration of the outcomes before choosing the ways or alternatives. For town
and country planning, it is a process of making decision on the usage or
development of the land. It is also act as a tool for guiding the development and at
the same time preserves the best features of the environment.
There are two types of town planning which is the old school and modern turn.
In old school terms, the town planning is the art and science of using the land and
placement of the buildings and the infrastructures on the land so that it could
contribute convenience to the maximum level of economy. In modern turn terms,
town planning should not be defined as a subject or a design but as a process or
methodology.
Specifically to our case study at U Residence, Tronoh, this assignment
requires an in-depth discussion of the given topic. The discussion must cover the
history of the chosen case study. Besides that, we need to know the types of the
planning concept, the objectives of the planning and also other parties that involved
in the development of the area. We also require discussing about impact of the
planning concept either to the community, the state and the government.
In order to make this report more successful, we will clarify thoroughly about
the development of our case study. We are allowed by the Site Engineer, Pn Siti
Aisyah to take their development as our case study. She also gives a lot of useful
information about the respective site. From the interview session, she exposed us
about the development made by the developer, ESTEEM PYRAMID SDN BHD. We
gained new experience from this task as we have to travel to different places to
collect all the information. All those information enable us to conclude the
assignment and submit it on the respective date assigned by our lecturer.

HISTORY OF THE AREA


Tronoh or also known as Teronoh and Ternoh is a minor mining town in the
Kinta District, Perak. The tin mining industry in Tronoh happened during the early 20 th
century. Tronoh was originated a small village that turns into a major town when they
first found tins in that area. The first mining industry was held by the Tronoh South
Ltd and also the Tronoh Extended Ltd. There are also used to be a railway line
linking the town and Ipoh but as soon as the Japanese conquer Tanah Malaya during
the World War II, they dismantled the line and were never rebuilt again. Right after
the war ended, the mining industry at the area stops but the town remains standing
with a new highways linking Ipoh and Lumut by passing the town and also two top
universities build in the area which is Universiti Teknologi Petronas and Universiti
Teknologi MARA.

For the development of the area, at first, the land was belong to different
names means the land was actually a lot and each lot belongs to different owners
but then the developer hires a broker to handle the transaction of the sale and
purchase. After the transaction complete, the Esteem Pyramid Sdn Bhd becomes the
exclusive owner of the land by signing the tender from the Town Planner assigned by
the government and by the end of 2012, they started their development by building a
few shop lots fronting the main road. When the development is complete, it will have
more than 55 shops with a hotel built with it and also approximately 600 units of
houses. The development also provides more than 5 acres of land for green area
and sports and recreational activites.
The development which is the U Residence at Taman Tronoh Universiti is
within and also supported with the prominent organization such as Universiti
Teknologi Petronas (UTP). Besides UTP, there are also another institutions situated
there which is Universiti Teknologi MARA. The education hub have a vast total
population of 25 000 students from both of the Universities. Thus, by having this area
developed, it will increased the social life in Tronoh as well as caters a modern types
of living with very affordable price.

OBJECTIVES OF THE DEVELOPMENT

Objectives of the development of U residence is to provide homes for the new


people that will move in Tronoh and Bandar Seri Iskandar Perak in nowadays and in
future. U Residence are neighbourhood with among others, the newly completed
township of Bandar Seri Iskandar. The development of U Residence are also for the
urban development in Bandar Seri Iskandar and Tronoh.. Other development around
the vicinity zoned industrial and Technology Park, Pharmaceutical, Educational
Research and Science Park which will provide vast business opportunity as well as
job vacancies in the future.

For the future development in Bandar Seri Iskandar and Tronoh, the proposed
development is USCI University. This will increase the population in the area as at
Bandar Seri Iskandar have Universiti Teknologi Petronas and Universiti Teknologi
MARA. Besides that, a hospital also will be developed at the area. According to the
site engineer of U Residence, Puan Siti Aishah, former mining land in front of the U

Residence is belong to the Sunway Properties. This will show a lot of development
will be held soon. Upon the completion of U Residence development, Esteem
Pyramid SDN BHD will continue the development of U Residence 2 in the same
area. By the completion of the development at U Residence, it may be enough to
accommodate the population of people from both Bandar Seri Iskandar and Tronoh.

OTHER PARTIES THAT INVOLVE IN THE


DEVELOPMENT OF TOWNSHIP

The first parties that contribute to develop the future development is MRCB
(Malaysian Resources Corporation Berhad). New township which is developed by
MRCB include 9 Seputeh and Kota Semarak on the outskirts of Kuala Lumpur. In
2015, major projects of MRCB include Penang Central, a similar transport hub for
the Northern City of Penang, Petaling Jaya Central a mixed residential and
commercial development in the Kuala Lumpur, Petaling Jaya and refurbishment of
the Bukit Jalil National Stadium.

Putrajaya Holdings is one of the other parties that contribute to develop the
future development. Putrajaya Holdings Sdn. Bhd. develops building projects for the
own operation and for the renting of space in the buildings. The project include the
office buildings, commercial hubs and residential in Putrajaya. The company was
incorporated in 1995 and is based in Putrajaya.

Hua Yang Berhad engaged in investment holding, property development and


provision of management services, property development activities of the Hua Yang
Group are currently being undertaken on their land bank which is located mainly in
Klang Valley, Perak and Johor. Hua Yang Berhad was founded in 1978 and based in
Ipoh, Perak, Malaysia.

Setia Awan Properties Sdn Bhd, the owner of D Mall and D Hotel, is believed
to have received offers of between RM110 million and RM130 million for both assets,
which are located in Perak Tengah.

It is learnt that Setia Awan Properties has been receiving numerous unsolicited offers
for the properties, particularly over the past year. Setia Awan Properties is a
company linked to Setia Awan Holdings Sdn Bhd, an established property developer
from Sitiawan, Perak, which is controlled by the Doh family. Setia Awan Holdings has
projects across Sitiawan,

Senawang and Bandar Seri Iskandar that have a

combined gross development value of RM1 billion.
