Cyprus, one bail-in and one super-size

Chinese investor later
Cyprus has had worldwide headlines
and most of them have left the
impression that Cyprus is sitting on
scorched earth. In an ongoing series
of interviews with international
financial centres and Cypriot
entrepreneurs on the effects of the
bail-in, Citywealth speaks with Chris
Lazarides a property developer in
Cyprus and the UK.

Cyprus was jubilant before

the election about Nicos
Anastasiades coming to
power. He will have little
power now that he is in. Has
he taken a poisoned chalice?
Cyprus needed economic
measures to modernise the
economy. Anastasiades was
elected as the leader who would
carry these modernisation policies.
He knew of the countrys needs
and problems and actively
campaigned on these issues. His
power is now enhanced by the fact
that Cyprus has no choice but to
follow deep-rooted measures to
change.
Nicos Anastasiades spoke of
union reform during his
election campaign. After such
an economic shock is this
likely or probable now?
Unions are at their weakest
during high unemployment and
union reform is most needed when
labour policies have failed to
produce jobs. Union reform now is

Citywealthmag.com

most needed and therefore most

likely to happen.
What does the bail-in mean
for property developers/
businesses on the island in
the short and long term?
Labour policies such as lowering
the minimum wage as well as
social taxes will help lower build
costs as well as prices of new
builds and thus increase
development activity.
Do you agree with the
Eurozone-IMF proposition?
If not, what else could have
been done?
The Eurozone-IMF proposition
relating to the bail-in instead of
bail-out has helped bring a near
collapse of one of Cypruss major
source of income, which is the
banking sector. It has also harmed
worldwide the safety factor of
deposits and thus the incentive to
save money in a bank, the
cornerstone and basis of lending
or making funds available for

investment growth and creating

jobs. Therefore, I cannot but
disagree. Alternatively, Eurozone
and IMF could have recapitalised
Cyprus banks directly from the
ECB or allowed the Cyprus
government to impose taxes on
the high interest of deposits.

I presume there will be a

further property crisis in
Cyprus? Is this an
opportunity or a nightmare?
Cyprus has, relatively to other
European Countries, a small size
property sector and therefore
limited supply.

What will happen to clients

who were planning to
develop in the region with
deposits in banks who may
now have their funds taken?
Or is this not the case?
Although there are various
different cases, the final details of
what will actually happen have not
yet been decided. The actual
number of depositors who have
been affected by this banking
failure has been limited to only
one of several banks that exist in
Cyprus which has helped to save
deposits in all other banks. The
majority of the big depositors
werent interested in investment
in Cyprus and were here mainly
due to high interest rates so
Cyprus hasnt lost out in this
respect.

Is it right that the Eurozone

and IMF should decide the
fate of such a brand as Laiki
Bank? Or did Laiki deserve to
shut down?
Laiki Bank was under capitalised
and therefore one can say it was
prone to failure. However, the
European Parliament created the
Bank Support Fund precisely for
the purposes such as the
recapitalisation of banks. It was
unfortunate that Laiki Bank was
targeted, I think, in an effort of
Europe to downsize the banking
sector of Cyprus which stood at
seven times its GDP.

Is foreign money still the

answer to Cypruss woes?
Will Chinese and Russian
money still come or has this
ended now?
Foreign money was not only
fuelling the banking sector but
also the property and business
investment sectors. There is now a
gap where the banking sector was
but the fundamentals that made
Cyprus attractive are still there
and should still attract foreign
depositors. We have a low tax
regime; political stability, good
education level, democratic and
multilingual population as well as
being a small country with an
excellent climate.

Citywealthmag.com

With regards to
foreigners, Cyprus
remains as it always
was, a very attractive
tourist and business
destination.
Chris Lazarides

What are the good prospects

for Cyprus, if any?
Cyprus also offers an alternative
package of ownership security,
European property laws,
transparent and short purchase
process. Cyprus property prices
have fallen to the lowest point
during the Europe crisis of 20082011, due to complete lack of
demand at the time. New
immigration programmes though,
linked to property purchases have
attracted a steadily growing
demand for properties coupled
with short supply can potentially
Increase the prices. The
opportunity is therefore now
rather than later.
With regards to foreigners,
Cyprus remains, as it always was,
a very attractive tourist and
business destination. It has great
prospects as demand for property

will increase in the next few years

given the large scale of
investments programmed by the
iil and gas industry, as well as the
cheap energy and high income
from the oil and gas reserves.
These factors can only create great
future economic activity.
Do you see any trouble from
Russia with regard to what
has happened?
Russia has already blamed
Europe in their official statements
for the immense pressure it levied
on Cyprus for targeting
particularly the banking sector
which housed Russian deposits
and for not giving the opportunity
to Cyprus to scale down its
banking sector gradually without
harming deposits. Despite what
has happened, Cyprus remains an
important country to Russia
because of long-term historical
ties, Orthodox Christianity,
interlinked civilisation, its
important strategic position and
its huge oil and gas reserves.
Does Cyprus in effect become
like Cuba? An island that has
to rely heavily on tourism
dollars?
Cyprus is an attractive tourist
destination but it is also a
European democratic country
with a high level of European
education and culture, steadily
increasing foreign investment with
a capitalist system which favours
investment growth and the private
sector. The laws and democracy in

Citywealthmag.com

Cyprus are the same as any other

European destination. It could
never end up like Cuba.
Give me your view of the
outlook for Cyprus.
The Cyprus economy is fairly
diversified today. Since the 1974
invasion and occupation of 38% of
its land, it has evolved from an
agriculture-based economy and
has strongly developed such
sectors as construction, shipping,
agriculture, banking, tourism,
insurance, production and light
industry production. Today, we
are faced with a correction of the
over-sized banking system which
had grown disproportionally to
the countrys GDP.We are,
however, looking at the birth of a
new modern economy with a
much smaller government sector,
a bigger private sector, a fastgrowing energy sector with huge
potential for making Cyprus an
energy hub for Europe.

The laws and

democracy in Cyprus
are the same as any
other European
destination. It could
never end up like
Cuba.

Switzerlands new

The Swiss Finish
Dr Pete Hahn of Cass Business

could replace banking secrecy as
their usp. He tells us why: The
Swiss invented and later grew to
dominate off-shore private
banking based on three benefits
other centres could only partially
offer: country stability, secrecy
and tax advantages. While these
advantages have diminished,
Swiss bankers may not be too
concerned just yet. The so-called
Swiss Finish, requiring Swiss
banks to maintain virtually
double the capital base reserve for
losses compared to Basel III
requirements, might end up being
their new competitive advantage
in a market that is likely to
remain more concerned about
wealth preservation than
performance.

The secret to a six pack?

Its all in the inner core
So says Mark Rahaman of Mark R
Fitness, personal training. Whether
you are dressing for the summer
season or planning a trip or holiday,
sucking in your tummy is temporary
and tiring, it is best to tackle bumps
and lumps ahead of show time.
Furious, last-minute exercise
generally doesnt work and can cause
injury. Mark R Fitness personal
training gives Citywealth his advice
for some six pack summer
condence or a small natty nipped-in
waist.
Two tier tummy
Think of the stomach as divided
into two parts, Mark Rahaman of
Mark R Fitness explains, the
inner core which gives us support
and outer core which is like our
armour. To flatten the tummy it is
important to begin to work on the
inner core first. There are four
major muscle groups, the deep
core muscles called the TVA, the
muscles running along the spine
(multifidus) the diaphragm and
pelvic floor muscles. The inner
core supports your internal organs

like the colon, liver and stomach

much like a shopping bag holding
your groceries in it. If you dont
work on it, the organs will begin
to droop and sag creating pressure
in the lower part of your
abdomen, leading to a host of
illnesses as you get older.
Focus on your inner girdle
When the inner core is weak,
adds Rahaman, you are much
more likely to get injuries from
crunchies or sit-ups especially
within the lower back. So first you
will need to tighten and
strengthen the inner core to
support and stabilize the spine. By
working the deep abdominal wall
(TVA), it will act like the bodys
natural girdle giving you a flat
stomach. If you combine this with
a strong outer core and lower
body fat then the result is a strong
flat lean stomach.

your knees directly under your

hips and your hands directly
under your shoulders. Take a
deep breath in and let your belly
out towards the floor. Exhale
slowly and draw your belly
button in towards your spine
while simultaneously drawing
your pelvic floor muscles up,
hold for at least ten seconds then
relax breath in and repeat for ten
repetitions.
And for your lower
abdominals
Lie on the ground with your feet
on the floor. Exhale slowly while
drawing your belly button in
towards your spine,
simultaneously rotating your
hips toward the ceiling. Raise
one foot off the ground, place the
foot back on the ground and
repeat with the other leg
alternating for 12 to 20
repetitions.

one leg to the ground, raise your

leg back up and alternate between

No substitute for good old
fashioned diet and exercise
Perform all these exercises two to
three times per week. And finally,
as always, there is no substitute
for diet and exercise, so combine
my flat tummy advice with a good,
clean diet and regular exercise
programme.
When you begin to work on
your inner core you need to
simultaneously put yourself on a
clean, balanced wholefood diet
together with a good structured
exercise programme. Then it is a
question of time before you get
your six pack or willowy waist.

Welcome to The World

A morning swim in the Indian Ocean. Fine dining
o South America. A jog along the coast of
Africa. All this is possible when you are a resident
of The World. Review by Karen Jones
The World is a big place and so is
The World. For it is more than a
cruise ship. It is like uprooting
Mayfair and putting it to sail.
With private apartments only and
residents who vote on their own
itinerary, The World attracts
successful, mostly retired
businessmen and their wives from
around the globe, typically with a
love of sailing and the sea but who

eschew owning a gin palace or

sailing boat themselves yet still
want all the benefits of the
lifestyle.
Boarding The World is like

BUSINESS OR
PLEASURE

The World features excellent restaurants, a jazz bar, cigar bars, a golf simulator... the comforts of home wherever you may be

on business, and has experienced

a five-star life already to really go
where hardly anyone has ever
gone before. It allows residents to
say, Weve had enough wild stuff
and want to stick to the
Mediterranean this year. The
captain helps out with
suggestions, then the residents
vote.
Not many residents live on the
ship all year round. Many are of
course still engaged in business

and have homes elsewhere. They

prefer to come on board when
they fancy a break without having
to think too much and want to
wake up in familiar surroundings
with the world and its riches
coming to them.
Intrigued? Apartments do
come up but not especially
regularly. Still, there is a
percentage of circulation of
property. Keep your eye on the
horizon.
