BUILDING AUTOMATION SYSTEM

To improve the occupant comfort, efficient operation of building systems, reduction in energy
consumption, operating costs, and improve life cycle of utilities we implementing the Building
Automation System in our building.

Advantage

Energy Savings
it is estimated that a BAS can save a business between 5% and 30% on utility costs by
managing lighting systems. lighting are the largest users of energy in modern buildings
and are usually the first systems to be automated. Wireless BAS systems can monitor
every zone of the building and make instant adjustments to maintain comfort while
lowering energy usage. Lighting can be reduced remotely in areas of the building that are
not occupied which also cuts energy costs.

Environmental Impact
By reducing the energy usage of a building, a BAS also reduces the amount of
greenhouse gases released into the atmosphere. A BAS can be integrated into plumbing

systems to monitor and reduce water usage. By eliminating waste, these systems help
buildings use resources more efficiently and reduce their impact on the environment. The
systems also allow third parties, like government agencies, to collect data and validate the
amount of energy consumed by the building.

Improved Security
The need for security depends on the nature of the business conducted in the building. A
BAS can be programmed to lock doors and turn off lights at a designated time. Should an
employee wish to access the building after that time, a key card will allow access and the
system will turn on the lights in the area where the employee is working, but nowhere
else. The system can also be programmed to control exterior lights in parking lots and
security cameras. Should a security breach occur, the system will notify appropriate
personnel.

Operator Convenience
Many BAS can be accessed from any location with an internet connection so building
operators do not have to be on site to access building data. Facilities with more than one
building can integrate the systems of all the buildings onto a single front end computer
which allows an operator to monitor the entire facility from a single source. Since the
system provides the data to diagnose problems, it saves money by reducing the number of
employees required to provide building maintenance.

SENSOR

Motion Light Sensor Applications


For our building we are using the motion light sensor. The motion sensor light triggers a
response when motion is detected. They can be installed indoors, on walls, ceilings, and in
doorways, or outside, on the exterior of buildings and homes. Some kinds of motion sensor
lights, called occupancy sensors, operate by turning off lights in unoccupied rooms and spaces.
When motion is detected, the sensor triggers the light; when motion stops being detected, the
sensor shuts off the light. Occupancy sensors are one low-maintenance method for cutting down
on electricity bill charges from lights left on when no one is home or in a room. Occupancy
sensors can be controlled and adjusted to meet the users needs. Typically, two forms of control
are offered: sensitivity and time delay. A sensitivity setting enables the user to adjust the
magnitude of motion that must occur to trigger the sensor. Motion light sensors can also be used
in external applications, on the outside of homes and buildings, to sound an alarm or to turn on
an outside light to announce a persons presen

Energy Star
For our building we are implementing the Energy Star Appliances where they are environmental
friendly by reduce greenhouse gas emissions. Besides, it is reduced energy costs and it more
convenience where it more smart technology appliances.

Home electronics
Energy Star qualified televisions use 30% less energy than average. In November 2008,
television specifications were improved to limit on-mode power use, in addition
to standby power which is limited by the current specifications. A wider range of Energy
Star qualified televisions will be available. Other qualified home electronics include
cordless phones, battery chargers, VCRs and external power adapters, most of which use
90% less energy.

Lighting
The Energy Star is awarded to only certain bulbs that meet strict efficiency, quality, and
lifetime criteria.
Energy Star qualified fluorescent lighting uses 75% less energy and lasts up to ten times
longer than normal incandescent lights.
Energy Star Qualified light-emitting diode (LED) Lighting:
Reduces energy costs uses at least 75% less energy than incandescent lighting,
saving on operating expenses.
Reduces maintenance costs lasts 35 to 50 times longer than incandescent lighting
and about 2 to 5 times longer than fluorescent lighting. No bulb-replacements, no
ladders, no ongoing disposal program.
Reduces cooling costs LEDs produce very little heat.
To qualify for Energy Star certification, LED lighting products must pass a variety of
tests to prove that the products will display the following characteristics:
Brightness is equal to or greater than existing lighting technologies (incandescent or
fluorescent) and light is well distributed over the area lighted by the fixture.
Light output remains constant over time, only decreasing towards the end of the rated
lifetime (at least 35,000 hours or 12 years based on use of 8 hours per day).
Excellent color quality. The shade of white light appears clear and consistent over
time.
Efficiency is as good as or better than fluorescent lighting.
Light comes on instantly when turned on.
No flicker when dimmed.
No off-state power draw. The fixture does not use power when it is turned off, with
the exception of external controls, whose power should not exceed 0.5 watts in the off
state.

Paint Material

For our building paint material, we use the paint technology from Japan that is Gaina
Paint which consist of many benefits or advantage compare with other paint material
where:

Heat Protection
Application of GAINA to building exterior and roof prevents approximately 95% of
negative effects from the sun, which creates a favorable years environment for summer.

Cold Protection
By putting GAINA coating to ceilings and interior inside of building also help keep
almost 60% of heat energy mostly emitted, which creates a favorable environment for
winter.

Environment
AINA suggests surprisingly powerful effect on preventing invasion and leakage, which
eventually leads to reduction of power assumption and CO2 emission. GAINA's
advanced insulation would be one of the most powerful tools for reduction of CO2.

Noise Protection
GAINA coating reduces all kinds of audible noise by 4 to 10 decibels because GAINA
has powerful effects on dampening vibration. GAINA keeps your residence very quiet.

Odor Protection

The high performance ceramic materials that GAINA contains neutralize/ionize toxic
substances and odors in the air, which creates pollution-free environment.

Safety
GAINA is eco-friendly waterborne coating and registered as a formaldehyde-free product
in Japan. (FOUR-STAR in formaldehyde release category = Less than 0.005mg per m2h)

Fire Safe
GAINA is highly certified as incombustible substance by Japan Ministry of Land,
Infrastructure, Transport and Tourism.

DOOR MATERIAL
For our building door we use the Trustile door type where it was built with
environmentally-friendly materials and sustainable manufacturing practices and highquality MDF doors for painted applications. MDF is comprised of recycled postindustrial wood products. Materials such as sawdust, wood shavings and hog wood are
broken down into cellulose fibers. For super-refined MDF, the fibers are processed again
to further remove impurities and for more uniformity. These fibers are then mixed with
resin and compressed to form MDF sheets

The majority of TruStile MDF doors are made of postindustrial recycled content. This
allows you to achieve Green building objectives without compromising quality, style or

Although TruStiles standard MDF doors are low emitting and meet CARB (California
Air Resources Board) and ANSI(American National Standards Institute) standards for
formaldehyde emissions, some homeowners and building professionals demand no-added
formaldehyde products. TruStile answers this demand with a no-added formaldehyde
MDF option that contains no urea-formaldehyde resin.

Low VOC Adhesives and Primer


All TruStile doors are built using very low VOC glues that contain less than 5g/L VOCs.
This low level of VOC emissions meets all major Green building standards for low VOC
interior adhesives. To put this in perspective, LEEDs Adhesives and Sealants credit
requires that adhesives used in the interior of the building on wood substrates must not
exceed 30 g/L. Although doors are not eligible for this specific LEED credit, the glue in
our doors contains 80% less VOCs than this LEED requirement.
All TruStile MDF doors receive a water based prime coat prior to shipment that meets
major Green building standards for low VOC primers, with a VOC content of less than
64g/L.

Third Party Certification


In this age of Green Washing, TruStile believes it is important that building products
manufacturers back up their Green product claims with 3rd-party certification. This can
help consumers and building professionals identify companies that are serious about
manufacturing environmentally-responsible products versus those that just pay lip service
by making unsupported claims.
Scientific Certification Systems (SCS) is a global leader in third-party environmental and
sustainability certification, auditing and testing. TruStile commissioned SCS to complete
the audit that certifies that TruStile MDF doors contain 69% Recycled Content. SCS also
performed the audit that resulted in TruStiles Forest Stewardship Council (FSC) chain of
custody certification.
