Affordable Housing Fact Sheet for 38 Sixth Avenue

38 Sixth Avenue is a 23-story residential building designed by SHoP Architects and


developed by Greenland Forest City Partners at Pacific Park Brooklyn.
The property, which sits at 38 Sixth Avenue, on Sixth and Dean Streets, consists entirely
of below market-rate rental units.
38 Sixth Avenue has 303 rental units ranging from studios to three bedrooms. Of these
rental apartments:
o 14 units will be set aside for very low-income households earning 40 percent of
the area median income (AMI).
o 77 units will be set aside for low-income households earning 60 percent of the
area median income (AMI).
o 14 units will be set aside for middle-income households earning 100 percent of
the area median income (AMI).
o 46 units will be set aside for middle-income households earning 145 percent of
the area median income (AMI).
o 152 units will be set aside for middle-income households earning 165 percent of
the area median income (AMI).
The affordable housing lottery for 38 Sixth Avenue will be open between January 13,
2017 and March 14, 2017 for a total of 60 days.

Housing Lottery and Application Process


Qualifying for an affordable housing unit at 38 Sixth Avenue requires entering a housing
lottery run by the Citys Housing Development Corporation (HDC). Every building in the city
with affordable housing goes through the same application process.
Application steps:
1. Once the lottery is open, applicants should fill out applications at Housing Connect,
found at this link: https://a806-housingconnect.nyc.gov/nyclottery/lottery.html. HDC
administers the lottery process. All of the open lotteries for all affordable housing
opportunities are found on this website.
2. Applicants may submit one application per household. The application must be filled out
completely and accurately. Multiple applications for the same lottery will
automatically penalize the applicant.
3. The lottery is open for 60 days. After the 60 day window closes, the organizers wait to
get all final mail. There is no advantage to getting an application in the first day; it just
needs to be within the window.
4. If an application is selected from the lottery, the application will be thoroughly reviewed,
including all of the required documents (tax returns, a letter from the applications current
landlord, pay stubs, bank statements, etc.).
5. The applicant will then be interviewed by MHANY Management about their application.
6. If the application is approved by HDC, the applicant will be matched to an apartment.

Required Documentation for Affordable Housing Qualification


After application submission, applicants must provide (including but not limited to):
Proof of identity (state ID, passport, birth certificates, social security card, drivers license,
etc.)
Proof of income/expenses (paystubs from the last three to six months, W-2s, copies of last
three to twelve rent receipts or cancelled rent checks)
School letters (only applicable for all children enrolled in school)
Lottery Preferences
A 50% preference will be given to residents currently residing in Brooklyn Community
Boards 2, 3, 6 and 8.
A 7% set aside will be given to vision, hearing, or mobility disabled applicants.
A 5% preference will be given to municipal employees.
Non-NYC or NYS residents will be reviewed only after needs for NYC residents and NYS
residents are fulfilled.
About 38 Sixth Avenue and Pacific Park Brooklyn
38 Sixth Avenue is located on Sixth and Dean Streets at the Pacific Park Brooklyn site.
Designed by SHoP Architects, 38 Sixth Avenue brings 303 much-needed affordable housing
units to low-, moderate- and middle-income New Yorkers.
The 23-story building will offer homes ranging in size from studios to three bedrooms.
The building will be home to Pacific Park Brooklyns health care center, as well as retail
behind full-height glass storefronts and an underground parking facility.
Amenities include a fitness center, childrens play area, bike storage, resident lounge, pet
grooming area, and outdoor terrace. There will be laundry facilities on each floor.
The housing lottery for 38 Sixth Avenue will open on January 13, 2017 and the building is
scheduled to open and begin move ins this summer.
The $4.9 billion Pacific Park Brooklyn project is the redevelopment of 22 acres in Brooklyn
that will include approximately 6 million square feet of residential space, including 6,430
units of affordable and market-rate housing. Of the over 1,400 units of housing currently
under construction at Pacific Park Brooklyn, more than 780 units will be affordable.
