SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, LUDIVINA PENARUBIA PLANAS-ANGARA, of legal age, Filipino and

resident of Block 5 Lot 28 3rd Street, Youngstown Village, Brgy. San Juan, Cainta,
Rizal, do hereby constitute, appoint and name my sister, YOLANDA
PENARUBIA PLANAS-DIAZ, likewise of legal age, Filipino, married and
residing at Block 5 Lot 29 3rd Street, Youngstown Village, Brgy. San Juan, Cainta,
Rizal to be my true and lawful ATTORNEY-IN-FACT, for me and in my name,
place and stead, - concerning real property situated at Matuyatuya, Torrijos
Marinduque, previously under OCT No. P-7710 and now covered by a Transfer
Certificate of Title (TCT) 8894 of the Registry of Deeds for the Province of
Marinduque, -- to do and perform the following special powers: which is more
specifically described as follows:

To file appropriate action in court or other for the annulment of Transfer

Certificate of Title (TCT) 8894; to prosecute and defend said case and all related
case/s arising therefrom until its finality, including with any other forum, with
power to make counterclaims, intervention, third party complaint, avail of
discovery procedures, any and all provisional and extraordinary remedies, to
appear in any hearing or trial thereat; to appear in any hearings or proceedings
or action in any forum, including with the courts, quasi-judicial bodies and
government agencies; to attend any hearing, pre-trial hearing or conference or
mediation, with power to make admissions and stipulations of facts and
documents, To sign, seal and execute any affidavit, any extrajudicial settlement
agreement, any voluntary partition agreement, any waiver of my rights, any
deed of conveyance be it donation, sale, transfer or assignment; To receive the
proceeds therefor and apply the necessary fees, taxes and expenses thereto,
and thereafter to forthwith, To appear in any hearings or proceedings or action
in any forum, including with the courts, quasi-judicial bodies and government
agencies; to attend any pre-trial hearing or conference or mediation, with
power to make admissions and stipulations of facts and documents, to submit
and/or approve compromise proposals; to attend subsequent hearings or
conferences after the pre-trial or preliminary conference; to implement and
execute any compromise proposals or agreements; to sue and be sued under
any action or proceeding; to sign VERIFICATION AND CERTIFICATION OF NON-
FORUM SHOPPING on any petition, amended petition, motion or any paper,
writing or document; to waive any procedure in the Rules of Court or other
rules, including to waive any PLEADING, PRE-TRIAL OR TRIAL PROCEDURE or
any other PROCEDURE in any forum; to sign, seal and execute any affidavit of
whatever kind and nature, or any document, contract, agreement, compromises,
receipts, or any other paper or writing in relation thereto; to hire counsel; to
amend, supplement, revise, novate, cancel and otherwise correct any and all of
aforesaid documents, pleadings, papers, affidavits, receipts and writings; to
make any payment strictly considered as acts of dominion; and to sign, seal and
execute all necessary documents, contracts, agreements, affidavits,
compromises, receipts, petitions, complaints, answers, motions, verifications,
certificates against non-forum shopping and other pleadings pertaining to all
the powers herein granted or those by necessary implication thereto.

HEREBY GIVING AND GRANTING unto my said attorney-in-fact, full

power and authority to do and perform any and every act and thing whatsoever
proper, requisite or necessary to be done in and about the premises as fully to
all intents and purposes as I might or could do if personally present and acting
in person; and HEREBY RATIFYING AND CONFIRMING all that my said
attorney-in-fact and his substitute/s shall lawfully do and cause to be done
under and by virtue of these presents.
