CONTRACT OF LEASE

This CONRACT OF LEASE made and entered into by and between:

DOLORES O. ALOTA, Filipino citizen, of legal age, and a resident of Brgy 08,
Dolores, Eastern Samar, hereinafter called the LESSOR;

And

LANANG MULTI-PURPOSE COOPERATIVE (LMPC), a cooperative organized

under Philippine law, represented by its Assistant Manager, Mr. JORGE S. AUTOR, of legal
age, and a resident of Brgy. Antipolo,Llorente Eastern Samar, hereinafter referred to as the
LESSEE;

WITNESSETH:

WHEREAS, the LESSEE desires to lease a commercial space of the building of the
LESSOR situated along, San Jose St., Brgy 08, Dolores, Eastern Samar and the latter agreed to
lease the aforesaid building.

NOW THEREFORE, the LESSOR hereby lets and leases unto the LESSEE the above-
described property under the following terms and conditions:

1. The monthly rental shall be SIX THOUSAND PESOS (Php 6,000.00), Philippine
Currency;
2. The term of this lease is ONE (1) YEAR commencing upon the execution of this
document and expiring one (1) year thereafter;
3. This contract is hereby agreed to be deemed automatically renewed after every
expiration of the one (1) year period for the same term and conditions. If the parties
herein shall come up with a new term and conditions or so decides to terminate this
lease agreement, the other party shall so notify the other one within one (1) month
before the end of this contract;
4. Any improvement introduced and/or intended for the business of the LESSEE shall
be the expense or for the account of the LESSEE, including the expenses for the
electricity, water and other utilities;
5. In the event that the contract is terminated outside the period herein stipulated, or is
not completed, the LESSEE is not under any obligation whatsoever to pay the
remaining days or months of any given term or period of this agreement;
6. Any improvement introduced to the commercial space of the building and/or intended
and expended for by the LESSEE that can be separated therefrom without
impairment or deterioration of the said building could be taken out by the LESSEE
with them upon the termination of this agreement.
7. That the expiration of the term of this lease or upon cancellation thereof, the
LESSEE shall promptly surrender the premises to the LESSOR in as good condition
as when taken.

BEFORE ME, this __ day of November 2015, in the Municipality of Maydolong,

Province of Eastern Samar, Philippines, personally appeared DOLORES O. ALOTA, who has
satisfactorily proven to me her identity through her above TIN ID bearing her name, photo and
signature, and JORGE S. AUTOR, representing as Assistant Branch Manager of LMPC, who
personally known to me to be the same persons who executed and voluntarily signed the
foregoing instrument which they acknowledged before me that the same is their free and
voluntary act and deed, and that the same is the corporate act and deed of LMPC, and that the
latter is duly authorized to execute and sign the same.

This instrument, consisting of two (2) pages, including the page on which this
acknowledgment is written, has been signed on the left margin of each and every page thereof by
and their witnesses, and sealed with my notarial seal.
