CONTRACT OF LEASE

Know All Men by These Presents:

This Contract of Lease made and executed this-___ day of _______________ 2016, by
and between;

referred to as the Lessor

WITNESSETH THAT

WHEREAS, the Lessor is the registered owner of a _________________________

NOW THEREFORE, for and in consideration of the foregoing premises, the parties have
agreed on the following:

1. That the monthly rental for the said premises shall be

2. That the Lessee is willing to pay advance/deposit rental for Two (2) months
with a total amount of ________________________________________ (Php.
__________________), Philippine Currency;

3. That the amount of rental cannot be subject to increase within the duration of
this contract, however, both parties may agree for the increase of rental right after the
term of this agreement if ever both parties mutually agree for renewal of this contract;

4. That the parties hereto bind themselves to faithfully comply with the terms and
conditions the monthly rental for the said place;

5. That the term of the lease shall be for __________ (_____) year commencing
from ___________________ and expiring on _________________ and;

6. That In case there is physical damage caused by the lessee or his relatives or
visitors to the above mention property subject of this lease the Lessee shall bear the
expenses of repair of such damage;

7. That the lessee cannot make any construction or improvement in the above
stated property subject of this lease without a written notice or approval of the lessor.
Any construction or improvement by the lessee shall form part of the lease property and
automatically owned by the lessor;

8. That the Lessee hereby expressly acknowledges that the leased premises are
in good and able condition and agrees to keep the same such good and tenable
condition complying with all laws, ordinance and regulations of the Government as
regards the use, occupation and sanitation of the leased premises;

9. That in case of non-payment of advance deposits, rental fee or violation of any


conditions of this contract, the Lessee shall be considered rescinded, and the Lessor
shall have the right to demand that lessee to vacate the said premises;
10. That the water and electrical consumption shall be shouldered by the Lessee;

11. That the lessee cannot sub-lease the property subject of this Contract of
Lease or any portion thereof or otherwise assign its right under this contract to a third
person without prior knowledge and written consent of the Lessor;

12. That the leased premises shall be used exclusively for


____________________ purpose and the lessee cannot use the lease property other
than its purpose. The Lessee shall be the sole occupant of the said premises;

13. That except those necessary for parking use, the lessee shall not keep,
deposit or store in the leased premises any obnoxious or inflammable materials or
substance that might constitute a fire hazard or cause detriment to the surroundings;

14. That upon expiration of this contract , the Lessee undertakes to vacate and
surrender to the Lessor the leased premises peacefully and in the same good, clean and
tenable condition as when it first occupied;

15. That any legal action arising from this contract shall be filed exclusively in
proper courts of Laguna Province, all other venues are being expressly waived;

16. That the parties have agreed to abide by the terms and condition of this
contract;

MARIO C. LOPEZ, of legal age, Filipino, widower, and with residence and postal
address at 1732 Marco Polo Subd. Sta. Rosa City, Laguna, hereinafter referred
to as the Lessor

---AND---

ROBERTO MAOSCA, of legal age, Filipino citizen, with postal address at 250
Granados St. Pasay City, hereinafter referred to as the Lessee;

WITNESSETH THAT

WHEREAS, the Lessor is the registered owner of a Commercial Space situated at 1727
Brgy. Dita, Sta. Rosa City, Laguna;

NOW THEREFORE, for and in consideration of the foregoing premises, the parties have
agreed on the following:

1. That the monthly rental for the said place shall be FOUR THOUSAND PESOS
(P4,000.00) and the lessee has agreed to pay the one month (1) deposit amounting to P 4,000.00
and 1 month advance amounting to P 4,000.00 with a total amount of P 8,000.00;

2. That the Lessee is willing to pay advance/ deposit rental for ONE (1) month/s with a
total amount of Php8,000.00;

3. That the parties hereto bind themselves to faithfully comply with the terms and
conditions the monthly rental for the said place;

4. That the term of the lease shall be for ONE(1) year/s commencing from Mayt 30, 2010
and expiring on May 30, 2011, renewable;

5. That the Lessee hereby expressly acknowledges that the leased premises are in good
and able condition and agrees to keep the same such good and tenable condition complying with
all laws, ordinance and regulations of the Government as regards the use, occupation and
sanitation of the leased premises;

6. That in case of non-payment of the rental herein stipulated or violation of any


conditions of this contract, the Lease shall be considered rescinded, and the Lessor shall have
the right to demand that lessee to vacate the said premises;

7. That the water and electrical consumption shall be shouldered by the Lessee;

8. That the parties have agreed to abide by the terms and condition of this contract;
