-WITNESSETH-
That the LESSOR is the owner of the commercial property located at No.
628 J.P Rizal Street, Concepcion I,Marikina City:
That the LESSOR leases unto the said LESSEE a portion of the said
property only under the following terms and conditions:
1. That this lease agreement shall hold for a period of nine (9) months
beginning March 2015 to December 2015. Subject to increase of rental
upon termination of contract;
2. That the LESSER shall pay the rent at the rate of FOUR THOUSAND
PESOS ONLY (Php 4,000.00) for the space, Philippine currency, monthly.
3. That the LESSE shall give the LESSOR an advance deposit for three (3)
months in the amount of Twelve Thousand Pesos (12,000.00) in the
Philippine currency, consumable from notice of lease termination.
4. That the LEESE shall give to the LESSOR the amount of rent stipulated
at the residence of the LESSOR or thru his/her duly authorized
representative who shall issue a receipt therefore;
5. That the LESSEE shall pay all electric current, water and other public
utilities installed and used by the LESSEE during the terms of this
agreement;
6. That the LESSEE shall keep premises in such repair as they are at the
continuation thereof with the exception those damaged by wear and tear;
7. That the LESSEE shall not make or suffer any alteration or changes in
the premises rented without the consent of the LESSOR;
8. That the LESSEE shall not make or suffer any unlawfull, improper, or
offensive use of the premises nor any use thereof other than as herein
specified.
9. That the LESSEE at the end of the said term or upon termination thereof
for cause, the LESSEE shall peaceable deliver to the LESSOR the
premises vacant and unencumbered, in such repair as aforesaid and in
good tenantable order and condition, unless the lease agreement in
renewed upon such terms and conditions as may be agreed upon anew;
10. That should the LESSEE for any reason fail to pay the stipulated rental
for the period of (3) moths or to comply with the terms and conditions
herein, the LESSOR shall have the right to cancel the eject LESSEE from
the premises and collect and recover accused rents as well as additional
and all damages that may be caused to the LESSOR thereafther;
11. That the LESSEE shall not assign nor transfer their lease not their right
of interest therein not sublet the said premises or any part thereof to any
party without the written consent of the LESSOR;
12. That in case of any breach of the conditions contained herein, the
LESSOR while the default continue and not withstanding any waiver or
any breach of prior condition, without noticed or demand, enter upon the
premises and thereby determine these lease and may thereupon expel and
remove the LESSEE and their effects in accordance with law;
13. The agreement shall be binding upon the executors, successors and assign
of both parties;
14. That the obligation of the LESSEE herein stipulated are solidary;
15. That the parties herein do hereby make manifest that the contents of this
agreement have been read and/or translated to them in the language and
dialect known and understood by them
