1 Eliminating 900 Dia Piling KC ### 100.00 Santosh Yes The scope for protecting the excavation slope by 900 dia
under excavation scope Biraj piles is eliminated and the protection of slope is done by
providing proper slope of 1:5 with geotechnical data for
10 m of the excavation depth.

2 Eliminated micro piling for KC ### 22.22 Santosh Yes To protect raintrees geotech consultant had proposed
protecting Raintree's Biraj micropiling we proposed soil nailing and shorcreting thus
saving a huge cost. Proposal is approved by structural
consultant

3 General Excavation Slopes KC 535,500.00 0.30 Santosh Yes Slopes were redesigned with 1:5 slopes as proposed by
Biraj the consultant with 1:2 slopes thus saving 5355 cum of
earth excavation in phase 1

4 Eliminated 350 mm thick raft KC ### 18.78 Santosh Yes Structural consultant had proposed 350 mm thick raft
for non tower area Biraj which was not required and we have proposed isolated
footing in NTA. Our proposal accepted by the structural
consultant. Thus saving huge cost of 4136 cum of
concrete and 240 MT of steel and pcc 1182 cum

5 Tie beams in NTA KC 4,541,000.00 2.52 Santosh Yes Tie beams was provided. But as per soil investigation
Biraj report there was no differential settlement and SBC was
70 t/m2. Hence we asked to avoid tie beams which was
accepted by consultants. Thus savings was achieved on
concrete, rebar and formwork.( estimated 2.5% cost of
foundation system). Data from sterling BOQ
6630 m3 Concrete & rebar 530 MT for foundation
Hence, 0.025 x (14957 x 8000 + 1142 x 50000 + 4884x
1000) = 45,41,000

6 Roof Slab designed for KC 1,400,000.00 0.78 Santosh Yes Roof Slab asked to redesign with 3kN/m2 which was
10kN/m2 Biraj preliminary designed for 10 kN/m2 load. Increased
consumption 27 kg/m3. Hence increase in rebar quantity
is 2.35 MT for each tower. Therefore 2.35 x 17 = 40 MT.
(40 x 35000 = 14,00,000)

7 Cost impact by avoiding KC ### 150.00 Santosh Yes For 6 additonal floors consultant had provided podium
podium slab for provision of 6 Biraj slab to accommodate additional car requirement. We had
additonal floors proposed and substaintiated that the additonal car
parking requirement can be achieved by providing girder
beams within tower footprint and thus saving on a huge
cost of podium slab. Again podium option would require
statuatory approvals.

1 Cost impact due to clear KC ### 10.58 Santosh Yes All shear walls were designed taking 40mm where as
cover in shear walls Biraj code specifies 25mm clear cover Thus saving a huge cost
by tweeking the design process. (Review has revealed a
difference of 13% increase in rebar consumption for the
given floor plate area of 520m2. ). Further 40mm cover
had handling issues at site as the wall thickness is 160
mm rebar in two layers gives (160 - 40 -40 -16 x 2 - 8 - 8 -
32mm) gap between reinforcement hence practically
difficult to concrete.

2 Cost impact due to PCC grade KC 9,403,800.00 5.22 Santosh No The PCC specification is given as M15 which is not
Biraj required for levelling coarse and the same was replaced
by M7.5 which resulted in cost saving.
No rate item for M7.5 and contractor requested to make
use of M15 grade due to site conditions.

3 Cost impact due to clear KC 4,474,400.00 2.49 Santosh Yes All slabs were designed taking 25mm where as code
cover in slabs Biraj specifies 20mm clear cover Thus saving a huge cost by
tweeking the design process

4 Cost impact due to difference KC ### 13.11 Santosh Yes For all buildings, above 1st floor to terrace higher grade
in grade of concrete Biraj of concrete M40/M30 is used for shear walls, slabs. Which
is not required as design passes using M25 grade of
concrete with same consumption of rebar

5 Conducting soil investigation KC ### 6.45 Santosh Yes Raft sizes 520m2. reduction in depth 0.25m. Concrete
for RTB which helped enhance Biraj savings 520 x 0.25 x 11 Towers X 8000Rs = 1,14,40,000
