Trinity Street Capital Partners announces the origination of a high leverage, non-recourse,
commercial mortgage and preferred equity on Knoxville multifamily property.

Trinity Street Capital Partners, a full service real estate investment bank, announces the
origination of a non-recourse, senior commercial mortgage and a preferred equity investment,
utilized for the acquisition of a 180 unit, garden style apartment complex located in the Park City
section of Knoxville, TN.

New York, New York June 6, 2017 - Trinity Street Capital Partners (TSCP)
(www.trinitystreetcp.com), a full service real estate investment bank, announces the origination
of a $4.5MM non-recourse, commercial mortgage and $1.2MM preferred equity investment,
utilized for the acquisition of a 180 unit, garden style apartment complex located in Knoxville,
TN. The non recourse, commercial mortgage had a 5 year fixed term, 30 year amortization
period, 80% loan-to-value, with no personal guarantees. The preferred equity component
brought the capital stack to 98% of the purchase price, in a GP/LP structure, where the GP
contributed to 10% of the required equity and the LP contributed 90%.

First settled in 1786, Knoxville was the first capital of Tennessee and is the home of the flagship
campus of the University of Tennessee, headquarters of the Tennessee Valley Authority and the
Tennessee Supreme Court. Knoxville is the principal city of the Knoxville Metropolitan
Statistical Area, which, in 2013, had an estimated population of 852,715. The KMSA is, in turn,
the central component of the Knoxville-Sevierville-La Follette Combined Statistical Area,

of new supply, made an excellent multifamily investment opportunity.
