Dear Annette

Tenancy at: 308/23 Hargreaves St, St Marys Bay

I am writing to let you know that you are in breach of your responsibilities as a landlord by:
Not providing an adequately working dishwasher (an amenity which we are paying for) since at least October
(you were notified 16/10/2016). ......................

Failing to repair the sink since you were notified on 5/4/17. ......................
Failing to repair or re-silicone the silicone the ceiling as discussed before 5/4/17.
Failing to repair the decks of our unit to a useable state.
......................

Please remedy this by doing the following:


Fully repairing or replacing the dishwasher, resiliconeing or otherwise repairing the ceiling to a more reasonable
state, replacing the sink in the downstairs bathroom. We are also seeking a rent reduction at the loss of our
balcony space and a compensation of $1575 (2.5 weeks rent) because of the disrepair of necessary items for
nearly one month, other items for 6 months or more - all of which you had written email accounts of with
accompanying photos and descriptions - and the slight damage to our property and the inconvenience of the
roof leaks.

If I dont hear from you and you dont remedy the situation by 16/5/17 (at least 14 days from but not
including today*), I may apply to the Tenancy Tribunal.

The Tenancy Tribunal may order work to be done or make any other appropriate order. I can also ask
the Tenancy Tribunal to terminate this tenancy.
