Concrete slabs are laid over the soil and create heat
transfer.(Underwood 154) Concrete slabs can lose heat as
well, which makes insulating and sealing necessary.
Foundation insulation can result in lower heating
requirements and help avoid water vapor condensation
problems. In addition, it can also be expensive for an
existing building and many exterior insulation materials
are not subject to insect infestations. On the down side,
many insulation types require fire-rated covering, may
increase frost depth around the slab, in summer it
separates from the cooler earth and cause a loss in head
space of about 2 inches.

Insulated Foundation
An un-insulated foundation can result in a large heat loss
and lower rooms can also be very uncomfortable.
Condensation problems can often be caused by the
change of temperature in the lower levels and the soil
around the foundation. Furthermore, an un-insulated or
poorly insulated foundation can cause problems such as
radon filtration, moisture problems and insect
infestations. Radon filtration is the filtration of a naturally
occurring radioactive gas, that comes from the natural
breakdown of uranium and can cause serious health
issues and cancers.

LEED Home Analysis


Sustainable building techniques in flooring, foundation, wall
structure as well as solar panel installation have a great impact on the
sustainability and LEED-H certification of this home. By using
insulation techniques the home is made for energy efficient. The solar
panels provide a source for renewable energy. The building
techniques used in the wall and slab construction increase the
integrity of the building as well reduce erosion due to moisture issues
by providing the basement insulation and use of the form-a-drain
footing. The footing also increases indoor air quality and safety by
the reduction of radon provided by the footing insulation. The low
VOC paint and ECO friendly polyurethane spray foam, also
contributes to LEED credit due to increasing indoor air quality and
having low environmental harm.

lot with 33,000 Sq. Ft. This is area is zoned for residential-single
family. It has substantial setback to the front and rear.
2. Lot 271 Stratford Ct.- This lot is wedge-shaped and in a cul-de-sac
of the subdivision. It has ample space to the front, rear and sides of
the property on a total of .389 acres. This lot is nestled in a newly
developed urban lot and is zoned for residential- single family.
3. Lot 36 and 36 Touraine Rd.- This is being sold as one lot at
approximately 16,440 Sq. Ft. Zoning is for residential-single family.
The lots are in a dense urban neighborhood with adequate setback on

Lot 12407F096 Sugar camp rd. is located near a hillside which
can have its advantages and disadvantages. The solar panels
are located on the south end of the home to obtain the highest
amount of sunlight. However the hillside may occasionally
pose a problem due its southerly orientation as well. Building
the plan in an alternate orientation, other options for solar
panel installation could be utilized such as ground installation.
Ground installation is made for homes without a south facing
roof and can be placed in the sunniest area of the yard also
fixing the issue of the hillside impeding on sunlight getting to
the solar panel. This lot does have ample building space with
room for upgrades. An older lot, HOA may not be an issue but
energy and water efficiency may be due to lack city sewer
systems and more energy efficient utility upgrades.

Lot 12407F096- Sugar Camp Rd.-


Research
Lot 271 Stratford court, is in a new, well develop suburban lot; in a
pre-existing sub-division with ample property space. With the solar
panels at the south end of the home this would give them a westerly
orientation which is not recommended for best solar panels results.
However, because it is a newer lot it most likely has close proximity
to community services and more resource efficient water, sewer and
electrical use. This area has no surrounding trees, hillsides or wooded
areas which is an advantage for solar panel use. However, newer
subdivisions can have HOA that require solar panels not to be visible
from the street, so proper panel orientation would be necessary for
optimal use and to stay within HOA guidelines.

Lot 271 Stratford Ct.


The most optimal location for a building site, this is a dense urban
area that is most likely newer. Its close proximity to public
transportation, services, and parks; this may potentially cut down on
vehicle emissions from travel. A more developed neighborhood could
also mean for efficient energy use in things such as sewer systems
and other utilities. There are also no surrounding wooded areas,
dense tree lines or hillsides to cause issues with optimal sunlight for
the solar panel. The lot has an already optimal orientation for the
plan. Due to the waterline running underneath the site, proper code
compliance of the ICC should be followed and given the appropriate
amount of protection in the event of a problem.

Topography of the Midwest
The most sustainable site for the overall project in my
opinion would be Lot 36 and 36 Touraine Rd. This site
location has optimal plan orientation for the optimal solar
panel efficiency, is located in a developed area with
access to public transportation, services and parks
decreasing the environmental footprint of the building
site. It also most likely has more updated surroundings
and may have small issues with HOA for solar panel
placement and the need to follow proper ICC building
codes for the existing water lines. It has ample space for
the building project and fits the plan the best.

The Fanslowes are working and retired grandparents with two grow
children and five grand children who visit weekly. The couple are
committed environmentalist but have had energy efficiency issues
in homes they have lived in prior. Deciding to downsize they would
like to have a home that is highly sustainable and that uses passive
solar and solar electric to power the home as well as sustainable
materials, finishes and features to be low maintenance. They require
a flexible sleep/play room for the grandchildren as well as a shared
home office/quilting room for the Mrs. Constraints of the project
include proper land and material use, careful use of equipment to
not damage the property, residential-single family zoning and
efficient use of sustainable building materials and less square
footage used for an overall smaller dwelling. The property does
have a waterline that runs below the property so proper building,
safety and protection and ICC code will have to be followed.

In order to have optimal use of the solar passive and solar
electric systems, the site orientation will place the sun
porch and windows to the south to provide the method
needed for energy production, conservation and storage.
The bright skies and ample amounts of sunlight in the
region will be exceptional for the use of the solar panels
and PV cells in the panels. The site also provides an
adequate amount of square footage but is not in access.
The site at Lot 36 & 38 Touraine Dr. will be the selected
site for the project with 16,400 Sq. Ft. of property.

Justification
Solar Panels/Passive Solar Energy/solar electric (roof
mounted)- Use of solar panels to provide energy production and storage to
be used throughout the entire home. The sun porch as the aperture with its over
hang and south facing windows for energy collection as well is the mechanism to
collect the solar energy. The open floor plan, natural lighting and
concrete/masonry construction serves as the absorber.

SDHW heat system: Provides a percentage of the homes hot water supply
from the solar energy.

OVE framing- Decreases the amount of lumber used to build the home as
well as decreasing cost and the amount of materials needed.

Other techniques-
-Erosion controls to prevent collection of ground water as well as proper care of
the construction site to not damage the soil.
-Use of a high efficiency irrigation system and fixtures along with pipe insulation.
-Insulated foundation, which will also reduce radon and erosion.

Gray to Green: Impact of Use and lack of
Sustainable Design
What is the overall impact of the video on you and your
thoughts on selection of materials and sustainable design?
The video gray to green had a major impact on the way that I view design. Homes
and other structures can be beautiful and unique, extraordinary works or art.
However, after seeing examples of how large scale projects with large amounts of
waste can impact our environment, serious attention should be paid to how we
design and build. Further education and building practices that are specifically for
sustainable design should be implemented more often and backed by our
governments and investors to bring them to life. It was very disheartening to see
how we see sustainable practices and that it is actually frowned upon. With our
country and this world rapidly exhausting natural resources, saving the
environment in any way possible should be a priority. Other countries are already
practicing this standard of building and living, we should do so as well.

What concepts and terms in the video left the strongest


impression on you, and how will that impact your design
solutions, if at all?
As it was spoken upon about waste, dumps, destroying and tossing out, I began to
think of so many things that could benefit from these left over materials. There
are so many homeless or areas impacted by natural disasters leaving many
homeless. These areas could be rebuilt and restored utilizing these materials.
Focusing on sustainable design solutions and building practices making a project
as sustainable as possible should be the focus of every designer. Wanting to find a
way to use what I love to do to make a difference in the world we live in was
cloudy to me until watching this video. Making as small of a footprint on the earth
should be the goal.

What impact can material selection specifically have on a


sustainable project?
Not only does specific material selection have an impact on the projects budget,
but also the amount of waste material a project will produce and how it will
impact the environment. Selecting materials that are recyclable, reusable and
planning for inventory specific materials use has an effect on a project. Wanting
to waste as little as possible, use only what is needed and design a structure that
benefits the environment are all positive impacts. Proper site planning along with
material selection decreases a structures potential to waste and over use
materials and energy.

Introduction
The Improving Health Facility Infrastructure (IHFI) project, funded by USAID, works to improve the
access to and reliability of energy while reducing costs in health facilities in countries around the
world. In Guyana, IHFI has focused, in part, on solar PV electrification of rural health centers and
clinics.

In this context the IHFI Guyana energy team conducted sites assessments of several hinterland
health centers/outposts to design and implement energy solutions to improve delivery of health
services.

This manual outlines certain preventive maintenance elements of small stand-alone solar PV
systems. It explains routine maintenance tasks involved in the care of batteries, solar panels, wiring
and loads for stand-alone PV systems. The picture below shows the components of a typical stand-
alone system.

Maintenance
Proper maintenance ensures that solar system life is preserved for as long as possible and the
original conditions of the system are sustained, while compensating for normal wear and tear.
Solar systems require little maintenance as compared to other electric systems such as diesel
generators; however, they are not maintenance free. This document provides instructions on
performing preventative maintenance on major components of a solar PV system:
1. Battery
2. Solar Panels
3. Charge Controller
4. Inverter
5. Wiring and connections

Battery Maintenance
A battery is a device which is used to store electrical charge. The pictures below show two common
types of batteries used in solar installations.

Sealed Gel Battery Deep Cycle Flooded -Lead Acid Battery

Batteries should be regularly and carefully maintained to extend their useful life. These activities
include:
1. Inspecting and cleaning regularly
2. Checking the electrolyte level (not required for Gel Batteries)
3. Keeping in a high state of charge

1. Battery Inspection and Cleaning


A visual inspection should be done to assess the general condition of the systems
batteries. Check for any electrolyte leak, cracks in the batteries, or corrosion at the
terminals or connectors.

Effects of poor maintenance techniques are shown in the pictures below.

Batteries should be clean, dry and free of


electrolyte and corrosion residue. Corrosion at
battery terminals is seen as a white coating
around the battery terminals. Cleaning should be
done once monthly.

Precautions
To minimize hazards, the following precautions should be taken prior to carrying out battery
maintenance.

Safety goggles must be worn when performing battery maintenance


Protective gloves and chemical-resistant rubber gloves must be worn to prevent contact
with battery acid.
If there is acid spillage, neutralize the acid with a water and bi-carbonate soda solution.
Metal files should not be used to remove corrosion.
Use tools with insulated handles to carry out any maintenance.

Do not smoke or light fire near batteries. Batteries produce hydrogen gas which is
highly flammable.

Before maintenance is carried out, each component of the system should be isolated. This would
involve switching off circuit breakers to and from the battery bank and the solar panels. Battery
cleaning procedures are as follows:

1. Switch off/disconnect all loads on the system. Turn off or disconnect the solar charge. Then turn
off the circuit breaker to and from the battery bank.

2. Ensure that the caps on the batteries are sealed tight to keep any dirt from entering the battery.
Wipe the top and outside of the battery with a (damp) cloth. If corrosion is present at the
terminals, mix baking soda with fresh water and apply the solution to the affected area.
Stubborn areas should be scrubbed with a metal brush. After cleaning, rinse the terminals with
water. If available, apply petroleum jelly or grease to the connected terminal to prevent future
corrosion.

3. Maintenance of gel cell and AGM batteries relates only to the battery terminals and connections.
The terminals and posts should be wiped until they are shiny, and if corroded, clean them
properly with Bi-carbonate soda and water. If available, apply petroleum jelly or grease to the
connected terminals.

2. Checking the Electrolyte level


Battery maintenance involves checking the cell electrolyte level
for correct acid volume once a month. The cells should be watered
back to the original acid level which is - " below the bottom of
the vent well (the tube inside the battery cell with slots on each
side).

Use only distilled water to top up the batteries.

Testing for the specific gravity of electrolyte in the battery is an accurate way to measure and
compare the state of charge of each individual cell.

The process of checking the electrolyte specific gravity for a "Deep Cycle Flooded" Lead Acid
battery is given below:

1. First, remove the caps from each cell one at a time. Carefully insert the hydrometer into the
cell.
2. Draw liquid into the hydrometer and avoid bumping the hydrometer. The float should not
be flooded or sticking to the sides of the glass tube.
3. Obtain a reading by looking at the float which corresponds to a level on the tube. The acid
level in the batteries should be within two centimeters of the top of the battery. A visual
inspection could also be made to check the condition of the plates. Record the cell number
and the results.
4. Do not replace liquid from one cell to another.

The table below shows typical battery state-of-charge at various levels of specific gravity. The
voltages mentioned below are for 12V and 6V batteries.

Note that the table above gives only indicative values; specific gravity will vary somewhat
depending on the battery type and brand, and on the batterys temperature.

The specific gravity readings of each cell should be recorded and maintained in a log sheet.

3. Checking Battery Voltage

Another important measure in determining the battery state of charge is the battery voltage. A volt
meter is used to measure this quantity. The positive lead of the volt meter should be connected to
the battery's positive terminal and the negative lead of the volt meter should be connected to the
negative terminal of the battery. The table above shows the corresponding battery voltages and the
corresponding state of charge of the battery. After measuring each battery's voltage, it should be

state of charge. When the battery
state of charge falls to 50% the
alarm will trigger and buzzer will
sound for 10 minutes. The buzzer
will be automatically turned off,

Solar Panel Maintenance
The solar array (a number of solar panels connected together) is often thought to be maintenance
free. However, occasional maintenance and inspection of the solar array must be performed to
ensure the optimal use of the solar panels. This can be done by keeping the surface (glass) area of
the module clean from any excess dirt.

1. To remove a layer of dust and dirt from the modules, simply wash the panel with water. If
the module has thick dirt or grime and bird droppings, which are harder to remove, wash
with cold water and rub the panel surface with a sponge.

Do not use a metal brush to clean solar panel surface. Detergents should not be used.

2. A visual inspection of the modules can then be done to


check for defects in the modules such as cracks, chips,
de-lamination, fogged glazing, water leaks and
discoloration. If any obvious defects are found, note
their location in the system logbook, so they can be
monitored in the future in case further deterioration
affects the modules output.

3. The condition of the array mounting frame should also be noted. Items to observe should
include the array mounting bolts (e.g. bolt rusting) and checks to ensure that the frame and
modules are firmly secured. The junction boxes should also be checked to ensure that the
wires are not chewed by rodents or insects.

Take adequate precautions while doing maintenance of the solar panels since these are
located on rooftops and there is the risk of falling off.

Inverter/Battery Charger and Charge controller


This component can be maintained by minimizing dust accumulation. A dry cloth should be used to
wipe away any accumulated dirt/dust. A visual inspection should be done to ensure that all the
indicators such as LED lights are working and that the wires leading to and from this device are not
loose. Note that the charge controller should indicate that the system is charging when the sun is
up. If not, contact the installer immediately.

Wiring and Connections
Wiring installations should be checked for any cracks, breaks or deterioration in the
insulation/conduits. Inspect panel boxes to ensure that they have not become a home for rodents
and insects. Also inspect connections for any corrosion and/or burning. Switches should not spark
when turned on or off. The following sections of conduit and wiring should be checked for any
signs of damage:

Charge controller to the battery bank
Inverter/charger to the battery bank
Generator to Inverter/charger
Inverter/charger and Generator to the AC outlets
Battery bank to the DC outlets/load.

If damage is found, consult with the installer as soon as possible. All ground wires should be
checked to ensure they are not broken.

and stick strip to aid the installation process.

1. Layout 1st row of underlayment (logo side down, blue side up) with the overlap flap facing the starting
wall. Allow the underlayment to wrap up the wall, on the ends, approx. 2.
2. Reach under and grab the overlap flap and pull it up so it lies against the starting wall. Trim this over
lap flap back to leave approx. 2 of plastic up the wall. (Use this cut off section to repair damage in the
underlayment as needed*, see note below).
3. Lay 2nd row of underlayment flush to first. Make sure the overlap flap is next to 1st row, and the ends
wrap up the walls. (If flooring installation has already begun, make sure to stop the floor ing approx. 8
inches from the side of the under-layment to allow for the installation of the overlap flap.)
4. Again, reach under and grab the overlap flap. Pull the flap up and fold it back to expose the peel and
stick strip. Remove the white protective cover from the adhesive strip. Lay overlap flap across the 1st row of
underlayment and press into place.
5. Continue this procedure row by row until the entire floor area is covered.

*Note: When connecting a new roll of underlayment to the end of the roll you are working on, or for
repairing any tears or cuts in the underlayment; overlay the butt joints or the damaged area with a spare
piece of overlap plastic. This spare piece should overlay by approx. 8. Hold the spare piece in place with

QuietStride can be installed three different ways as a Khrs underlayment.

1. Float-in Installations: First install 6 mil polyethylene plastic loose-laid, seams overlapped 8. Run plastic

wall to wall, and butt all seams together (taping seams preferred). Use of QuietStride with polyethylene
plastic is approved for float-in Radiant Heat applications.
2. Direct Glue-Down: Install QuietStride wall to wall, butt all seams together (do not tape seams), directly
adhering to subfloor with pressure sensitive adhesive or a premium multi-purpose adhesive. Fully adhere

Specialty adhesives (pressure sentitive) have been developed for adhering QuietStride Underlayment

Underlayment with one of the approved Khrs wood flooring adhesives.

LAYOUT
Required Expansion

Purpose: To ensure proper expansion space around all walls, doors, and obstructions.

Required Expansion

Rules: 1) Khrs requires 1/16 of expansion space for every 3 of Connected Area width or 9 of
Connected Area length (whichever is greater). This expansion space must be left
around all walls, doors and obstructions. Minimum expansion requirement is 1/2.
2) No connected flooring can span greater than 40 in width or 120 in length.

Notes: 1) Connected area is defined as all areas connected without a break. If Room A and
Room B both are to have flooring installed and are directly connected, or connected
by a hallway, with-out a t-molding, the connected area is the width of both Room
A and Room B, and the hall way (if applicable). Obstructions can include cabinets,
islands, and the wall opposite the start-ing wall in the same room, if the flooring
continues to another room without a break. Multiple calculations may need to be
made to best determine the amount cut from the starting row.
2) The direction of the flooring must be determined prior to calculating the required
expansion space. The Connected Area width is parallel to the board width. The
Connected Area length is parallel to the board length.

Floating:
Maximum room dimensions for a Woodloc 5S floating floor are 40ft. across the boards or 120 ft.
lengthwise. Floors exceeding either of these dimensions require use of T-Molding.
A minimum of one butt seam is required in every row, regardless of width (e.g. hallways).
Never attach any permanent object through the flooring, affixing it to the subfloor. A float-in floor must
be free to expand and contract in all directions.

Kahrs Flooring is approved for installations in bathrooms only (no bathrooms including showers or
bath tubs)

Expansion in Large Areas:


You may be able to attain the necessary added expansion by trimming the wallboard (i.e. sheetrock)
or raising baseboards before installing floor. This will allow the floor to expand underneath the wall. For
complete information please refer to Required Expansion Reference Charts on pages 8 and 9 in the
Layout section of this Guide. A Khrs floor requires 1/16 expansion for every 3 across width and 1/16
expansion for every 9 along length. For example, a 28 x 28 space requires an expansion gap of 9/16
around the edge of the flooring.

Adhesive Tape on Khrs Floors:


The use of adhesive tape on any Khrs floor for any reason (i.e. to fasten temporary protection) is
not recommended and is not covered in our warranty.

Additional Finishing Coating:


For additional wear protection, a waterborne urethane finish is compatible with Khrs factory finishes.

Notes:
For subfloor and environmental specifications and requirements, see Jobsite / Subfloor
Preparation section. Floating installation requires the use of Khrs Approved Underlayment
Systems. Refer to Underlayment section of this Guide.
Khrs flooring is covered by a Limited Lifetime Warranty. However, Warranty coverage may
be lost due to failure to strictly follow all installation instructions and recommendations or
the use of improper materials or tools. READ ALL INSTRUCTIONS CAREFULLY.

IMPORTANT!
Do not open packages until ready to begin installation! Inspect boards as you go. Khrs
flooring is sealed at the factory with a 7% moisture content. Opening cartons to acclimate the
flooring (as with some solid strip flooring) could result in a difficult installation.
As an installer, it is your responsibility to be aware of the grade, Relative Humidity of the room, and
moisture content of the subfloor. You should check that each plank is free of damage or
manufacturing defects. Any unusable boards should be set aside for later replacement.

Step 2
Khrs Woodloc 5S employs a locking pin (Fig. 2, A) to engage short end of boards. Ensure locking pin is
in proper alignment - parallel to board edge and flush or slightly protruding (1/16 or less) from wear
layer on long side of board (Fig. 2, B).

Step 3
Hold second board against first board at approximately a 20 - 30 angle. If locking pin is not positioned
correctly board will not engage. Lay second board flat.

Step 4
Engage locking pin to secure second board. Note: There are three (3) methods for engaging locking pin:
1. Use Khrs Lock/Unlock tool to push locking pin into locked position as shown in Fig. 4.
2. Use standard size utility knife to engage pin as shown in Fig. 5. With knife blade in retracted
position, run knife along inside of groove to push locking pin into locked position.
3. Alternate Method: After installation of entire first row, boards in subsequent rows will engage
locking pins of previous row as they are installed. Refer to Fig. 6 on next page. Lay entire first
row and cut end board to correct length (allow for expansion gap).

Step 5
Install second row boards as shown in Fig. 6. If possible, start second row with left-over piece from last
board of first row. Hold board at approximately a 20 - 30 angle to board in front. Press forward to
engage joint and lay flat on floor. Continue until entire second row is installed. End joints must be
staggered by at least 20. Butt seam must be placed in each row regard less of width, e.g. hallways.

Step 6
When three rows have been laid, pull floor away from starting wall until there is proper amount of
expansion space. Place expansion shims between floor and wall to maintain this space, as shown in
Fig. 7., then continue installation as described.

Step 7 - Custom Fitting First or Last Rows


If first (or last) row must be cut to match crooked wall, first disengage row of boards adjacent to
crooked wall by gripping long side and pulling upward while simultaneously giving long joint a light
tap along entire length (Fig. 8). Now trace shape of wall onto first/last row boards, making sure space is
allowed for expansion. See Fig. 9 at right. Saw to shape.

After sawing row to shape, engage and lock all end
joint locking pins and lift entire row and reinstall to
adjacent row (Fig. 10). Slide rows back into position
against wall. Place expansion shims between floor
and wall.

Step 9
If doorjamb (or similar) needs to be cut, use piece of board and piece of Combo Underlayment to obtain
correct height (Fig. 11). If new board needs to be tapped into place, be sure to protect edges with scrap
of wood before tapping with handblock.

If boards cannot be easily angled under door frame or similar, cut away locking edge as shown in Fig. 12.
Then apply Landobond adhesive and install board as shown in Fig. 13.

Disengaging Boards
Boards can be laid from all directions if necessary. Woodloc 5S dismantles easily (see Fig. 14). This
enables easier planning for difficult installation areas. To disengage locked boards, first detach entire
row and place on flat surface. Using Khrs Woodloc Handblock, tap on exposed groove or tongue until
boards unlock (Fig. 14).

Clean floor using dry dust mop or damp (lightly misted or well rung out) mop or cloth. Regularly use
Khrs Wood Floor Cleaner for best results. Do not use oil soap or water-emulsion, self polishing waxes.
NEVER wet mop floor. Place Peel & Stick Floor Protectors on furniture legs to prevent damage. See Khrs

FOLLOW UP
Recoating your Khrs Floor
Khrs floors can be renewed without removing the factory finish. As a floor ages, normal wear and tear will
cause a floor to lose its luster. This is natural - it happens to all wood floors. To renew the luster and extend
the wear layer of the Khrs floor, recoat with water based urethane coating.

Recoating should be done when necessary. Dont wait until the finish has worn down. Call your professional
flooring contractor for recommendations as soon as you see a wear pattern developing.

IN RESIDENTIAL AREAS
To retain their original durability and beautiful appearance, Khrs wood floors must be
maintained following a simple regime. We have the strongest floor finish on the market, which
reduces the risk of microscratches the tiny, irritating scratches that can appear in the finish
surface when, for example, furniture with worn protective pads is dragged across the floor.
Khrs Acrylic Finish makes the surface easy to care for because stains have difficulty
adhering.

Meanwhile, Khrs Woodloc and Woodloc 5S joints produce tight, barely visible joints, which
is also an advantage in cleaning and maintenance. The elasticity of the Khrs surface
treatment is designed to follow the woods natural movements between summer and winter,
whether the boards are factory finished or oiled. All this means that a Khrs floor is easy to
maintain.

Stained products lose their original color when their surfaces are renovated. This should be
kept in mind when maintaining the floor. Materials used for maintenance are uncolored.
Particular consideration must also be given to products with a special finish.

IN COMMERCIAL AREAS
Commercial areas refer to all areas that are not similar or equivalent to domestic areas in
terms of wear.
Examples of commercial areas, similar to a domestic area, are day-care centres and offices
subject to light wear. However, in these cases maintenance must be carried out more
frequently than in a domestic area.

Adherence to a well-planned maintenance schedule gives wood floors in commercial areas a


much longer life. Light-stained and light-colored species are more sensitive to wear than dark
ones.

It is strongly recommended that a maintenance plan is defined for each room/space taking the
level of wear into consideration.

Preventive measures to reduce wear and the need for cleaning


The principle is based on having:
a properly designed entrance and an effective heavy-duty scraper outdoors (ideally under
cover).

The green building elements illustrated in the video are those that we have covered
throughout the course: Site selection (breaking ground), foundation, framing and roof,
doors and windows, exterior finishes, flooring, lighting, water and landscaping. All of
these were intricate parts of my design and design solution for my client. As part of the
design solution I included: solar panels, passive solar electric system, solar water
heater system, low voc interior and exterior paint, recyclable flooring materials, high
efficiency fixtures and lighting, OVE framing, insulated foundation, cross-ventilated
windows and low water requirement landscaping. These designs as a whole, greatly
impact the sustainability of the home from its foundation, to its roofing and renewable
energy sources and landscaping choices. Whether recyclable materials or renewable
energy or high efficiency fixtures, all features contribute to the homes overall
sustainability. Green buildings are crucial to our environment by preserving the earth
and its resources as well as reusing the materials from other structures. Reducing the
amount of waste material disposed of on the earth as well as creating other means of
structure design with little to no harm to environment. Helping keep our communities
cleaner through lower waste production, low energy use and being positive impacts on
the surrounding community, green buildings save a little bit of planet each day.

Justification
The design concept goals are clearly explained and met with the design solutions, as
well as the color solution and concepts; all of which meet the clients desires and fit the
sustainable design solution. This structure is built in a newer more economically aware
area, where transportation and community resources are within close proximity, further
building on green living and properly utilizing resources. All design choices are chosen
to be sustainable materials, again meeting the criteria of the client and following the
sustainable design standard. Construction finishes, FF&E as well as lighting selections
were chosen based off their ability to be sustainable, renewable or recyclable materials .
By addressing the equipment maintenance and installation guidelines we were able to
further educate the client on proper care and install of equipment, flooring or materials.
Each system is made to be energy conserving, renewing, or storing to power the home
through solar energy. These features make the home extremely energy efficient and
cost effective, which is a requirement of the client that the design solution was able to
successfully meet. Not all items needed to be addressed throughout the process and
with the structures location and features, some items were did not need to be
addressed.
