Avoiding Construction Delays

Contractors and owners always try to prevent possible delays on construction, but

unfortunately there are many factors that help to increase the chance for delays on project

such as weather, labor or material shortage, differing site conditions, regulatory changes.

For example, the irregular weather can interrupt the project; for these reasons the project

will not keep on track like the contractors and owners would like to happen. According to

the article How to Avoid Costly: Construction Delays (Stephan, 2014), there some

guidelines that helps to avoid delays on project, for example, detailed schedule planning,

realistic milestone with contingents, and collaborative solutions.

First of all, the first strategy to prevent delays on project is schedule planning.

Based on Stephan statement many projects are not successful with their objectives

because planning does not include a realistic schedule. For instance, the project schedule

should be made with a sequencing of work, and based on weather, time limit etc. A

complete schedule can prevent spending more money and save time. Another guideline,

according to the article How to Avoid Costly: Construction Delays, is Realistic

Milestones with Contingencies. In addition, Stephan reports that a good milestone has to

provide sufficient contingency. If the contractor provides an early completion schedule, it

is a way to determine contingency. Third guide is Schedule Excellence, Stephan states

that a milestone needs to became real with outside entities. The contractor has to hire a

suitable professional scheduler, other recommendation include requiring contractors to

adjust durations to match production date, giving bonus for early completed work.

Moreover, it is essential that every month the schedule should be reexamined, and the

contractor needs to correct the possible delays. To conclude, to avoid delays the

constructors and owners has to focus on a complete schedule, and review the schedule

every month, this method might prevent some interruptions on project. Therefore, less

delays means more money and time for a company.
