CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This agreement made and entered into this ____________________ by and between:

-AND-

ELIZABETH LABIOS, of legal age, and with postal address at #006 Masikap Street, Tawiran
Extension Santolan, Pasig City, hereinafter referred to as the LESSOR.

WITNESSETH: THAT-

WHERE AS, the LESSEE desires to lease the portion of house situated at #117 Evangelista
Street Santolan, Pasig City, which is beneficially owned by herein LESSOR;

NOW THEREFORE, for and in consideration of the above premises and the mutual promises,
covenants and other stipulations herein contained, the LESSOR hereby lets and leases unto the LESSEE,
and the letter hereby accepts in lease of the above described portion of house, hereinafter referred to as
the leased Premises, subject to the following terms and conditions:

SECTION 1. PREMISES LEASED the LESSOR rents lets and lease unto the LESSEE a portion of
house herein above described which is more particularly described/ designated as #117 Evangelista Street,
Santolan, Pasig City.

SECTION 2. PERIOD this contract shall be for a minimum period of five (5) years commencing on
September 08, 2016 and to expire automatically at midnight on September 08, 2021. This contract my be
renewed upon mutual agreement of the parties.

That however, should the LESSEE terminate the Lease of Contract before the expiration of the term, or
abandons the same for any reason whatsoever, the security deposit shall be deemed automatically
forfeited as favour to the LESSOR, as liquidated damages. Should the LESSEE, with the acquiescence of
the LESSOR continue to enjoy of hold over or otherwise remain in possession of the leased premises after
the expiration of the period of the lease, such hold over shall construed as a tenancy from month to month
and upon the same terms and conditions herein contained.

SECTION 3. RENTALS AND DEPOSIT the LESSEE shall pay one month deposite and two month
advance with the amount of Six Thousand Pesos (P6,000.00) and the rent shall be Two Thousand Pesos
(P2,000.00) payable every 8th of the month without need of demand. Upon commencement of this
Contract the LESSEE shall pay the LESSOR.

SECTION 4. RESTRICTIONS the LESSEE hereby undertakes to strictly comply with the following
stipulations and restrictions:

A. Not to sublease, assign, transfer, convey, mortgage or in a anyway encumber this right of lease to
the whole or part of the leased premises;
B. Not to make alterations and improvements on the premises without the written consent of the
LESSOR; and in any case, all such improvement, and alterations shall be in good condition at
the expiration of this lease;
C. To pay during the term of the lease all charges for water, and other services in the premises;
otherwise, the LESSOR may or instruct the suspension or cutting off of said services;
D. Not to engage or use the premises for any acts or trade which are contrary to law, morals, or
public policy;
E. Every two (2) years the monthly rent shall increase Ten (10) Percent.

SECTION 5. PRE TERMINATION OF THE LEASE the LESSEE may exercise the right to pre-
terminate the lease agreement at any time during the term of this lease, provided that he informs the
LESSOR at least thirty (30) days before such intent to pre-terminate the said lease. In such a case, the
LESSEE shall forfeit in favour of the LESSOR the security deposit.

SECTION 6. BREACH OR DEFAULT The LESSEE agrees that all the covenants and conditions
herein contained shall be strictly fulfilled and in event of default and breach by the LESSEE, the
LESSOR, may exercise their option to terminate, rescind and cancel this contract and to eject the
LESSEE from the premises.

SECTION 7. JUDICIAL RELIEF should the LESSOR be compelled to seek judicial relief against
the LESSEE, the letter shall, in addition to the damages otherwise provided in this Contract, pay in
amount of Twenty (20%) percent, as Attorneys Fee, aside from the amount claimed in the complaint and
cost of the litigations and other expenses which will entitle the LESSOR to recover from the LESSEE;

SECTION 8. VENUE in case of litigation arising from this contract, the venue shall be vested
exclusively in the courts of Pasig City having proper jurisdiction of such action
