DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

OLIVAR CASTILLO VILLAMOR, of legal age, widowed, Filipino and


with residence and postal address at Barangay Sto. Niño, Sablayan, Province of
Occidental Mindoro, hereinafter referred to as the SELLER

-AND-

JOVELYN YAP SILAVA, of legal age, married to JOEMARIE BABOR


SILAVA , Filipino, and with residence and postal address at Barangay Sto.
Niño, Sablayan, Province of Occidental Mindoro, hereinafter referred to as the
BUYER

WITNESSETH;

WHEREAS, the SELLER is the registered owner of a PORTION of a


parcel of land with improvements located at Barangay Sto. Niño, Municipality
of Sablayan, Province of Occidental Mindoro and covered by ORIGINAL
CERTIFICATE OF TITLE NO. FP-14868 containing a total area of TWO
HUNDRED TEN (210) SQUARE METERS, more or less, and more particularly
described as follows:

A PARCEL OF LAND (Lot 3-B being a portion of Lot 3, Ccs-04-002372-D


under OCT No. FP-14868, situated in Barangay of Sto. Niño Sablayan,
Occidental Mindoro, Island of Mindoro, Bounded on the NE along line 1-2 by
Lot 3-A, on the SE along line 2-3 by Lot 3-A, on the SW along line 3-4 Abaca
Road, on the NW along line 4-5 by Lt 1, Ccs-04-002372-D and along the line 5-
1 by Lot 2, Ccs-04-002372-D.

Beginning at a point marked as “1” on plan being N.40 deg. 43’ E., 2, 360
m. from BLLM No. 1, Pls-14 corner 1, thence S.59 deg. 55’ E., 10.33 m. to
point 2; thence S.23 deg. 31’ W., 18.92 m. to point 3; thence N.63 deg. 43’
W.,10.07m. to point 4; thence N.14 deg. 10’ E., 9.56 m. to point 5; thence N.31
deg. 04’ E,. 10.27 m. to point of the beginning; containing an area of TWO
HUNDRED TEN (210) SQUARE METERS. All points referred to are indicated

on plan and are marked on the ground P.S. cyl. Conc. Mons. 15x40 cm,;
bearing is true; date of survey, August 17, 2002 and approved on January 23,
2004.”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed
to sell the above mentioned property for the amount of ONE HUNDRED
THOUSAND (P 100,000.00) Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of (ONE


HUNDRED THOUSAND (P 100,000.00) Philippine Currency, hand paid by
the vendee to the vendor, the SELLER DO HEREBY SELL, TRANSFER, and
CONVEY by way of Absolute Sale unto the said BUYER, his heirs and assigns,
the certain parcel of land together with all the improvements found thereon,
free from all liens and encumbrances of whatever nature including real estate
taxes as of the date of this sale.
