HOTEL EQUIPMENT DEFINITION
INTRODUCTION
This document aims at defining the limits to the extent of works and Hotel Equipment and to clarify the
classification between the various types of Hotel Equipment.
The Hotel Equipment (referred to as “Part 3” in Accor numbering system) includes the 3 following sections:
Furniture, Fixtures, and Equipment (F, F &E): All decorative fixtures, furniture, furnishings and
equipment used in, or held in storage for use in or, if the context so dictates, required in connection
with, the operation of the Hotel, including, without limitation: Mobile or removable furniture to public
areas and to bedrooms, curtains and tracks, blinds, internal signage, mobile decorative fixtures and
artwork, towel rails, coat hooks, toilet paper holders, mobile lighting fittings, heated towel rails.
Operating and Small Equipment (O,S & E): All professional fixtures, furniture, furnishings and
equipment used in, or held in storage for use in or, if the context so dictates, required in connection
with, the operation of the Hotel, including, without limitation: safes, in-room safes, mini-bars or in-room
fridges, ironing boards or trouser press, tea-coffee making facilities, beds, bedding, duplicating
and office equipment, linen, loose furniture to back of house areas including staff areas and
administration offices, small operating equipment for kitchens, bars, restaurants, cleaning equipment,
maintenance equipment, crockery, glassware and uniforms.
Specialist Equipment (EQS): All specialist equipment such as external brand signage, kitchen
equipment, fridges, freezers and cold stores, laundry equipment, IT systems including front office and
points of sales equipment as well as back office computers, telephone systems (PBX, call loggers &
associated equipment), telephone sets, mobile telephone systems, public address systems, audio
systems, video systems, TV systems and TV sets, Pay-TV systems, car park access systems.
Note: Building (or Technical) Equipment referred to as “EQT”, such as sanitary ware, hand showers, WC
seats, fixed lighting fittings, prefabricated bathroom pods, doors, windows, locks, ironmongery, automatic
doors or gates, wall or floor coverings including carpets, are NOT part of the Hotel Equipment (Who ever
supplies them) but form part of the works carried out by building contractors. This is important to ensure fixed
perimeter for budget identification purposes.

3.1 The following shall form part of FURNITURE, FIXTURES & EQUIPMENT (FF&E):
3.1.2 BEDROOMS
a - Curtains (excluding curtain pelmets or curtain boxes)
b - Door numbers
c - Case-goods including desks, tables & units housing minibars (loose or
removable/demountable)
d - Wardrobes, luggage rack
e - Loose lighting fittings
f - Bed head panel and bedside tables (loose or removable/demountable)
g - Chairs, armchairs, sofas
h - Wall pictures, artworks, decorative cushions
i - Mirrors
j - Display units for amenities
k - Soft decorative furnishings

3.2 The following shall form part of OPERATING SUPPLIES & EQUIPMT (OS&E):
3.2.2 BEDROOMS
a - Room rate notices and fire instructions
b - Beds, mattresses, quilts, bed spreads, pillows, bedding accessories
c - Linen, prints, coat hangers
d - Loose hairdryers
e - Waste Bins
f - Mini-bars, fridges, in-room safes
g - Ironing boards & irons; trouser press
h - Amenities
3.2.7 OFFICES
a - Office equipment, loose furniture
b - Cupboards and lockers, shelving
c - Photocopy machines, mail stamping machines
d - Safes

3.2.8 STAFF AREAS, STORES, LINEN ROOMS, ARCHIVE, MAINTENANCE ROOMS
a - Shelving
b - Loose furniture, wall pictures, wall boards
c - Staff clothing lockers
d - Sanitary accessories incl paper holders, coat hooks, towel rails
e - Tissue & paper dispensers
f - Furniture and tools for the maintenance workshop
g - Equipment for uniform storage
h - Maintenance tools and equipment
i - Hairdryers, handryers
k - Equipment for central linen room such as ironing boards, irons,
trolleys, small washing machines and dryers
3.3 The following shall form part of the SPECIALIST EQUIPMENT (EQS):
3.3.1 BEDROOMS
a - Television sets and swivel or fixing brackets
b - Telephone sets
3.3.2 TELEPHONE
a - Telephone switchgear (PBX) and interfaces
b - Call logging equipment, wake-up system
c - Reception/switchboard consoles, Telephone sets
d - Internal cordless telephones (DECT) for staff
e - Fax machines
Note: Equipment for central A/V room form part of building works

3.3.6 KITCHENS, BAR, PANTRIES, ROOM-SERVICE, STAFF KITCHEN/CANTEEN,
a - Prefabricated cold rooms, walk-in fridges (complete), fridges
b - Catering equipment for kitchens, pantries, wash-up, associated areas
c - Wash-hand basins for food preparation areas (supply only)
d - Bar specialist & catering equipment such as: fridges, bottle coolers, beer
taps, glass washer, ice maker, soft drinks dispenser, sinks, wash
hand basins, working tops, lockable & ventilated storage cupboards
e - Fixed or loose Shelving
f - Beer pumping equipment and coolers
3.3.13 SECURITY
a - Staff pager system
b - CCTV systems
c - Video intercoms from entrances to reception.

3.4 The following shall form part of the BUILDING/TECHNICAL EQUIPMENT (EQT):
(Not part of Hotel Equipment)
3.4.1 BEDROOMS
a – Bedroom doors & frames
b – Door furniture (including door closer, spy holes, door lock)
c – Ceiling, floor and wall finishes
d – Fixed lightings (including reading lights, picture lights…)
e – Switches and power sockets
f – Built-in non demountable furniture; wall panelling
3.4.6 OTHERS
a – Built-in furniture such as counters, non demountable wardrobes/cabinets,
wall panelling (all areas)
b – Ceiling, floor and wall finishes to all areas
c – Electric / water / gas supplies & drain connections (all areas)
d – Fixed lighting fittings to all areas
e – Movable partitions separating several rooms
f – Curtain pelmets and boxes to all areas
g – Heating, air conditioning equipment to all areas
h – Doors & associated ironmongery including locks (all areas)
i – Cabling for installations (loud speakers, telephone, TV…)
j – Sauna, steam cubicles or Jacuzzi
k – Pool/Jacuzzi water filtration / treatment systems
l – Equipment for possible central A/Vroom
