("The Sellers")

I/We having inspected the above property hereby offer to purchase the same on the
following terms and conditions :-

2) PAYMENT TERMS :
Payment shall be in the following manner :-
a) 10% (Ten percent) of the Sale & Purchase Agreement (SPA) to be paid upon
signing of SPA
b) The balance of 90% (Ninety percent) shall be paid within 3(Three) months from
the date of SPA;
c) Upon expiration of the days stipulated in Clause 2(b), the Sellers shall grant an
extension of 30(Thirty) days subject to Buyers pay an interest of 8% per annum
calculated on daily basis on the balance unpaid.
3) POSESSION :
Vacant possession to be given upon payment of the balance purchase price
.
4) EXECUTION :
I/We hereby undertake to execute the SPA within 14 (fourteen) working days from
the date of acceptance of this offer by the Seller failing which the said earnest
deposit shall be forfeited. Thereinafter this aggrement shall be terminated and be
null and void and neither party shall have any rights over the other party thereafter.
In the event the Sellers fail to execute the SPA within the said Period, the Buyer(s)
shall be entitled to the remedy of specific performance against at the cost and
expense of the Sellers. If the Buyer(s) does not institute an action for specific
performance, the Buyer(s) may have the earnest deposit refunded plus a sum
equivalent to the earnest deposit paid to him by the Sellers as compensation.
2) This Agreement to Purchase shall only be effective from such time that this
agreement is duly signed by the Seller(s) and the Buyer(s)
