HOUSE CONTRACT AGREEMENT

The undersigned below:

Address : Siwalankerto Street no.112, Jemursari, Surabaya.
Furthermore, this agreement is called TENANT

Name : Rachmat Faizal


Address : Bohar Timur Street no.27, Taman, Sidoarjo.
Furthermore, this agreement is referred to as the OWNER

The owner and tenant hereby pledge and commit themselves to the following terms and
conditions:

Article 1 – STATUS OF OWNERSHIP


The owner stated that the land and the house are located on Kelampis Jaya No.18A Sukolilo
Village, based on Ownership Certificate Number 853/7118/70 truly his property and the only
one who has the full right to rent land and houses for other parties.
That the owner wants to lease land and houses as referred to in paragraph (1) to tenant and
tenant declare their agreement to lease the land and house.
That now when this agreement is signed the land and the house above are empty.

Article 2 – TIME PERIOD


This lease agreement is held and received for a period of 3 (three) years from January 15,
2010 to January 15, 2013 and can be extended for a certain period of time with terms to be
agreed upon later by the Owner and Tenant.

Article 3 – RENTAL COSTS


The cost of renting land and building for the period referred to in article 2 of this agreement is
in the amount of Rp.1,128,000,000 (one billion one hundred twenty eight million rupiahs).

Article 4 – PAYMENT SYSTEM


1. Tenant and Owner agree that the payment system for housing rent as referred to in
Article 3 is carried out in two stages.
2. The first stage of payment is Rp.628,000,000,- (six hundred twenty eight million
rupiahs) carried out at the time this agreement was signed by the Owner and Tenant
and this agreement as proof of receipt of the money is valid.
3. The second phase of payment is Rp.500,000,000,- (five hundred million rupiahs) done
no later than November 10, 2012
4. The owner promises that as long as land and buildings are rented by tenants, the
owner or anyone does not have the right to collect additional leases or similar fees in
any form.

Article 5 - USE OF HOME


1. As long as the lease (contract) takes place, tenant use land and buildings only
intended as a place to live.
2. Tenants are not permitted to use land and buildings for trading activities, warehouses,
factories, entertainment businesses, and / or various types of businesses and other
activities that are contrary to law, public order and morality.
3. If the tenant uses the land and building as referred to in paragraph (2) above, the
owner can cancel this agreement unilaterally.
4. Cancellation of this agreement for the reason referred to in paragraph (2) above, the
Charterer promises not to request a refund of the rent received by the Owner.

Artcle 6 – HOME CARE


Tenants are required to maintain the rental house as well as possible, just like the house itself
at the expense of the tenants themselves.
If there is damage caused by the tenant's negligence, the cost of repairing the damage is borne
by the tenant.
Other damage that occurred not due to the tenant's negligence, is still borne by the Owner.

Article 7 - LAND AND HOME RETURNS


The lessee is obliged to return the land and house intended in this agreement to be empty and
well maintained at the time this agreement ends.

Article 8 - DIVERSION
1. During the lease period, the tenant is not permitted to lease land and house mentioned
in this agreement to third parties for any reason without the owner's written consent.
2. If the tenant rents back the land and house to another party without the owner's
knowledge, the owner unilaterally cancel this agreement.
3. Canceling this agreement for reasons agreed to above, the tenant agrees not to
reimburse the rent received by the owner.

Article 9 – OBLIGATIONS OF HEIRS


This lease agreement with all the consequences such as the rights and obligations of each
party does not end due to the death of one party.
The heirs of the deceased party or substitute for the rights of each party are obliged to comply
with all terms and conditions of this agreement.

Article 10 - COST FEES


The tenant stated that he was willing to pay for electricity, water, money for security and
environmental hygiene during the rental agreement.
Whereas the payment of personal tax related to the ownership of land and houses intended in
this agreement remains the responsibility of the Owner.

Article 11 – PROBLEM SOLVING


If there are things that are not or have not been regulated in this agreement and also if there
are differences in the interpretation of all or part of this agreement, the Tenant and the Owner
agree to resolve them by deliberation to reach consensus.
If consensus resolution for consensus does not resolve a dispute between the Tenant and the
Owner, then the dispute will be settled legally in Indonesia and therefore the Tenant and
Owner agree to choose a permanent residence and generally at the Registrar's Office of the
Surabaya District Court.

Article 12 – CLOSING
1. This agreement is made by the Owner and Tenant in physical and spiritual conditions
and without coercion from any party.
2. This agreement is made in duplicate 2 (two) with sufficient seals that have the same
legal force for each party.
Thus this agreement was made in Surabaya on Tuesday the tenth of December in the year
two thousand and nine (December 10, 2009).
