THIS RENTAL AGREEMENT EXECUTED ON THE 01st DAY OF April 2018

BETWEEN

Mr.Karthik.M S/o Magimai Das Aged about 30 Years, No 16, Ashok Nagar, Shampura
Main Road, Arabic College Road, Bangalore -5460045.

(Hereinafter referred to as the "LESSOR" which expression shall, wherever the context
so requires or admits, mean and include, his heirs, executors, administrators and
assigns).

Mr.Anand.P S/oPerumal.M, Aged about 40 Years, No No 37,Venkatappa


Layout,Venkatalla,Bangalore-560064.
(Hereinafter referred to as the ''LESSEE", which expression shall, wherever the
context so requires or admits, mean and include it’s successors-in-title and assigns).

WITNESSES AS FOLLOWS:

I. WHEREAS the Lessor is the sole and the absolute owner of House Situated at
No 16,Ground Floor,Ashoknagar,Shampura Main Road,AC College Road,
Bangalore – 560045.more fully described in the Schedule below and hereinafter
referred to as the 'SAID PREMISES”;

II WHEREAS the Lessor has offered to lease the Schedule Premises to the Lessee
and the lessee has evinced interest in taking the Schedule Premises desirous of
reducing the terms agreed into writing;

III. NOW THIS AGREEMENT CONFIRMS AS FOLLOWS:

That in pursuance of the foregoing and in consideration of the rent hereby reserved
and the mutual covenants of Parties, the Lessor hereby agreed to grant, and the
Lessee hereby accepts a Rent of House Situated at No 16,Ground
Floor,Ashoknagar,Shampura Main Road,AC College Road, Bangalore – 560045
more fully described in the Schedule below and hereinafter referred to as the
'SCHEDULE PREMISES', subject to the following terms and conditions;

1. RENT:

1.1 The Rent payable by the Lessee to the Lessor shall be Rs 8000.00 (Rupees Eight
Thousand Only) per month for premises;

1.2 The Rent will be calculated from the date of taking possession of the property;

1.3 The previous month Rent shall be paid on or before the 15th day of every month,
for which it is due;

1.4 The Lessee shall not pay the rent after issue of the termination notice by either
party for that period from the date of termination notice till the lessee vacates the
scheduled premises. The Lessor shall adjust this rent (for the period from date of
termination till the vacating the premises) against the refundable deposit and pay
the balance to Lessee at the time of vacating the scheduled premises;

2. DURATION:

The duration of the tenancy shall be for the initial period of eleven Months
commencing from 01st April 2017.

3. RENEWAL:

The parties hereto agree that the Lessee at its sole option be entitled to two further
terms of eleven months each as renewals subject to an enhancement of the last
rent paid at the end of each term (including this term) by 5% and same terms and
conditions and without increase of interest free refundable deposit on such
renewal;

4. DEPOSIT:

4.1 The Lessee has paid a sum of Rs.1,50,000 (Rupees One Lakh Fifty Thousand
only) as interest free Refundable Deposit for due performance of the obligations of
this Agreement;

4.2 The said Refundable Deposit shall be refunded to the Lessee at the time of Lessee
vacating and handing over possession of the Schedule Premises to the Lessor
subject to any deduction.

5. RATES/TAXES/OUTGOINGS:

5.1 The Lessor shall bear and pay the Cess and Property Taxes payable to the
Corporation/CMC of the City of Bangalore or any other statutory authority in
respect of the Schedule Premises including deposits to be made for the water and
electricity connections;

6. ELECTRICITY / WATER CHARGES:

The Lessee shall bear and pay the charges for Electricity charges consumed by
lessee during occupation in the said premises;

7. INSPECTION AND ENTRY:

The lessor shall be entitled to enter upon the schedule premises to inspect the
same and satisfy themselves that the schedule premises is being used in
accordance with the terms of the lease with adequate prior notice;

8. REPAIRS & MAINTANANCE:

The lessee shall keep the schedule premises in good condition subject to normal
wear and tear and shall not cause or suffer any damage thereto;

9. USE OF PREMISES:

9.1. The lessee shall use the schedule premises for Residential purposes only;

9.2. The lessee shall not use the premises for any offensive trade purposes;

10. BAR ON SUB-LETTING:

The lessee shall not sub-let assign or otherwise part with the possession of the
schedule premises to or in favor of anyone else;

On termination of the lease period, the lessee shall duly deliver back possession
of the schedule premises to the lessor in the condition in which it is let out subject
to natural wear and tear and against payment of Refundable Deposit;

12. REFUND OF SECURITY DEPOSIT:

The lessor shall, on the termination of this lease or earlier determination of this
lease, refund the interest free security deposit to the lessee subject to any
deduction for arrears of rent, water charges and electricity charges;

13. TERMINATION:

13.1. In the event the lessee failing to pay the rent for due two months due the lessor
shall be entitled to treat the same as breach and terminate the lease;

13.2. In the event of either the lessee or the lessor deciding to terminate this lease,
before the completion of the terms of this lease or any renewals thereof, a one-
month notice will be given by the party deciding to terminate this agreement or
against rent in lieu of the notice period;

13.3 HANDING OVER THE PREMISES: Subject to reasonable wear and tear upon
which the LESSOR shall return the security deposit free of interest. However,
interest shall be payable on delayed refund @ 18% per annum for the delayed
period and the lessee will retain the possession of the unit till the date of payment
without any liability to pay rent, electricity and maintenance Charges etc.

Premises of No 16,Ground Floor,Ashoknagar,Shampura Main Road,AC College


Road, Bangalore – 560045 Consisting of 1Bed Room, Kitchen, Hall, General
Bathroom and Toilet only.

IN WITNESS WHEREOF, the PARTIES have executed this AGREEMENT OF


LEASE in the presence of the Witness attesting hereunder:
