RENTAL AGREEMENT

THIS RENTAL AGREEMENT is made and executed at Bangalore on this First Day of October
Month, Year Two Thousand Eighteen (01.10.2018)
BETWEEN
Mr. BOUL CHANDRA GARAI, S/o Mr. SWAPAN GARAI, aged about 33 years,
Address: N3-154, Prestige Sunrise Park, Electronic City Phase I, Bangalore- 560100, Adhaar No:
5624 0544 4422 Pan No: AQNPG8975F.
Hereinafter called the “LESSORS / OWNERS” which term shall mean and include his / her / their
legal heirs, legal representatives, administrators, executors, assigns of the ONE PART
AND
1) Miss. JULI KUMARI, D/o. Mr. Bechan Jha , aged about 28 years, Address: Rabindra
Sarani, Liluah, Bally (M), Howrah, West Bengal-711204, Adhaar No: 4952 5836 3337,
Pan No: DTUPK3282G, Email ID: baul.isro@gmail.com?.
2) Miss. SOUMYA VERMA, D/o. NAVEEN PRAKASH VERMA, Aged about 25 years,
Address: C – 305, Pavani Ishta, 129/2, Green Garden Layout, Sai Baba Temple Road,
Opposite to Mayur Bakery, Kundanhally Gate, Munekolala Village, Marathalli, Bangalore
South, Bengaluru, Karnataka – 560037, Adhaar No: 6952 1834 1693, Pan No:
BEGPD4062N.
Herein after called the “LESSEES / TENANTS” which term shall mean and include his / her /
their heirs, executors, administrators, legal representatives and assigns of the OTHER PART;
WHEREAS the Lessor is the absolute owner of the apartment in FLAT C-305, “PAVANI
ISHTA” 129/2 Green Garden Layout, Saibaba Temple Road, Kundanhalli Gate, Bangalore –
560037, Karnataka State (Including Car Parking) which shall hereinafter be referred to as the
“SCHEDULED PROPERTY”.
WHEREAS the LESSEES / TENANTS has offered to take the Scheduled Property on
lease and the Lessors are willing to let out the same to the Lessees.

WHEREAS the parties herein have agreed on the terms and conditions of the Lease and
have further agreed to reduce the same to writing as hereinafter set out.

NOW THIS DEED OF LEASE WITNESSETH:-

1. RENT: The monthly rent payable by the Lessee for the Scheduled Property shall be a sum
of Rs. 29,000/- (Rupees Twenty-Nine Thousand Only) to be paid online e-transfer on or before
the 5th day of every month to the Lessor’s Bank account. Name of the A/c. Holder is: - Mr.
BOUL CHANDRA GARAI, Account No: 625201532416, IFSC Code: ICIC0006252, Bank
Name: ICICI bank, Cantonment Branch, Bangalore 560001.
2 . DURATION: The Rent shall commence from the First Day of October Month, Year 2018
(01.10.2018) for a period of 11 months. On expiry of the said 11 months the yearly hike of the
rent will be 10%.

3. DEPOSIT: The Lessee / Tenant has this day paid to the Lessor a sum of Rs. 1,50,000/- (
One Lakh Fifty Thousand only) as Security Deposit by way of online e transfer with UTR No -
001072180688 as Security Deposit in favor of Lessors / Owners. The receipt of which is
acknowledged by the Lessors and the same shall be held by the Lessors as Security Deposit during
the continuance of the Lease and / or any extension thereof and shall be repaid to the Lessee free
of interest at the end of the period of the lease and / or extension thereof or earlier termination as
may be the case after deducting rental arrears, damages or any other dues.
4. TAXES, DEPOSITS, ASSESSMENT CHARGES: The Lessors / Owners shall pay
regularly the property taxes and municipal taxes in respect of the Scheduled Property to the
concerned authority and shall keep the premises free from all encumbrances.

5. ELECTRICITY CHARGES: The Lessees / Tenants shall pay directly to the concerned
authorities, the electricity charges as may accrue based on the electricity utilized for their own use
as per the actual meter reading during the period of Lease.

6. MAINTANANCE CHARGES: The Lessees / Tenants are not liable to pay any
maintenance charges as it is already paid directly by the Lessor to the Association.
7. NATURE OF USE PERMITTED: The Lessees / Tenants shall be entitled and permitted to
use the Schedule Property for Residential Purpose Only and shall not use or permit the use of the
Scheduled Property for any unlawful purposes or such purposes as may be likely to endanger the
building. The Lessee will permit the Lessor, their duly authorized agents with or without workmen
with prior notice to enter upon the Scheduled Property for inspection and / or undertaking of any
structural or other repairs as may be required at mutually agreed time.
8. SUB-LEASE: The Lessees / Tenants shall not be entitled or permitted to assign, underlet
or sub-let Scheduled property or any part thereof to anybody whatsoever. The Lease agreed to
herein will be for residential purposes only and that too for the Lessee and his family and the
Lessee shall not sub-let either the whole or even a part of the said property including the basement
car parking.
9. MAINTENANCE: The Lessees / Tenants shall be responsible for the day to day upkeep
and maintenance of the said property and shall be responsible for the upkeep and maintenance of
the fixtures and fittings provided in the Scheduled Property subject to normal wear & tear. The
lessee shall not affect any structural change or alteration of Scheduled property without prior
written consent of lessor subject to normal wear and tear excepted.
10. LESSOR COVENANT: The Lessors / Owners hereby covenant that upon paying the rent
hereby reserved and observing the terms and conditions herein contained the Lessee shall be
entitled to quiet possession and peaceful enjoyment of the Scheduled Property without any manner
or let, hindrance, interruption or disturbance by or from the Lessors, their heirs, or by any person
or persons claiming through under or in trust for the Lessors or their representatives.

11. TERMINATION OF THE LEASE: The lease shall be determinable under all or any of
the following circumstances namely:
a) By efflux of time
b) In the event of nonpayment of rent by the Lessee for a period of 2 consecutive
months.
c) In the event of breach by either party of the terms, conditions and covenants hereof.
d) By giving Two (2) months written notice period from either parties.
12. HANDING OVER THE POSSESSION: The Lessees shall deliver back the vacant
possession of the Schedule Property to the Lessor immediately upon the expiry of the said term or
on earlier termination if any, in good and tenantable condition, subject to reasonable wear and tear
upon which the Lessors shall return the Security Deposit free of Interest less any deductions as
may be due.
13. The Lessees shall permit the Lessor, his assign representatives, legal heirs to enter in the
schedule mentioned property periodically to examine the state and condition of the Scheduled
Property in presence of Lessees with prior intimation.
14. The Lessees shall indemnify the lessor against any major damage caused to the Scheduled
Property either by them or by their employees, servants, or agents during the period of lease.
15. At the time of vacating the schedule premises, the Lessee shall handover the schedule premises
in good condition, Lessee has to get it repainted or pay one month rent as painting charges of the
schedule premises which shall be deducted in deposit.
16. The parties herein do hereby covenant with each other that they will fulfill, observe, perform
and carry out all the obligations, of their respective part as stipulated in this agreement.
17. Notwithstanding the terms of the lease agreed to herein in the event of the Lessees committing
any defaults in the compliance of the agreed terms and conditions, the Lessor shall be entitled to
determine the lease forthwith and the Lessees shall immediately vacate and handover possession
of the Scheduled Property with the fittings and fixtures as set out in the following schedule.
18. Lessees / Tenants need to obey / follow all the terms and conditions of the society / association
of PAVANI ISHTA OWNERS. Should maintain a peaceful stay in the schedule premises and will
not create any hindrance or problems to their neighboring flats of the mentioned society

The piece, part & parcel of the premises residential apartment in FLAT C-305, “PAVANI ISHTA”
129/2 Green Garden Layout, Saibaba Temple Road, Kundanhalli Gate, Bangalore – 560037,
Karnataka State (Including Car Parking No:C-305), Consisting of Hall, 3 Bedroom with One
Attached Bathroom & Toilet, One Common Bath & Toilet, One Kitchen, with study room, One
utility area provided with electricity and water facilities (Semi Furnished)
