CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease (“CONTRACT”), executed and entered into on the date and place herein
below mentioned by and between:

___________________, Filipino citizen, of legal age, herein represented by


___________________, of legal age, married and a resident of
___________________, hereinafter referred to as the “LESSOR”;

- and -

___________________, of legal age, and residents of and with postal address at


___________________, hereinafter referred as the “LESSEES”.

The LESSOR and LESSEES shall be collectively referred to as the “PARTIES”.

WITNESSETH:

WHEREAS, the LESSOR is the owner of a condominium unit located at ___________________


(hereinafter “Condominium Unit”);

WHEREAS, the LESSEES desire to lease the Condominium Unit and the LESSOR is willing to
lease the same unto the LESSEES, subject to terms and conditions hereinafter specified.

NOW, THEREFORE, for and in consideration of the foregoing covenants herein contained, the
LESSOR has let and by these presents do hereby let and lease unto the LESSEES the
Condominium Unit and the LESSEES hereby accept the same by way of lease subject to the
following terms and conditions:

1. That the term of the lease is for a definite period of one (1) year commencing from
___________________ up to ___________________ renewable upon mutual consent by
the Parties;

2. That the Parties agree that the monthly rental fee of the Condominium Unit shall be
___________________ PESOS (Php ___________________), Philippine Currency,
which is inclusive of the association dues on the Condominium Unit. The LESSEE shall
issue ten (10) post-dated checks covering the monthly rentals for the duration of this lease.

Upon signing of this Contract, the LESSOR will receive the sum of ___________________
PESOS (Php ___________________) to be applied as follows:
a. Two (2) months’ rentals in advance in the sum of Php ___________________ to
be applied on the last two (2) months of the term of the lease;
b. One (1) month’s rental in the sum of Php ___________________ as deposit to
answer for any damage that the Condominium Unit may suffer, regardless of
whether such damage shall have been caused by the LESSEES, their family
members, visitors, strangers, etc. and/or any unpaid utilities. Unless applied to said
damages and unpaid utilities, said deposit shall be returned to the LESSEES within
thirty (30) days after the termination of this Contract: Provided, however, that the
deposit cannot be applied to unpaid back rentals owed by the LESSEES prior to
the expiration of this Contract.

The LESSOR acknowledges receipt of the amount of Php ___________________ paid


by the LESSEES on ___________________ as reservation fee which shall be deducted
from the amount of Php ___________________ due under this Section 2;

3. That the leased premises shall be used strictly for residential purposes and no other else;

4. The LESSEES shall keep the Condominium Unit in a clean, safe and sanitary condition
and introduce all the needed repairs with written consent and approval of the LESSOR
first sought and given. All major repairs resulting from damages not attributable to the
LESSEES' negligence shall be for the account of the LESSOR. For purposes of this
Contract, repairs in amount not exceeding ___________________ PESOS
(P___________________) per occurrence of repairs shall be considered as minor repairs;

5. Fire Hazard and Obnoxious Substance – The LESSEES shall not keep, deposit, or store
in the premises and obnoxious substance or inflammable material or substance that might
constitute a fire hazard.

6. Sublease – The LESSEES shall not assign this lease nor sublease the premises without
the LESSOR’S prior consent;

7. Inspection of Premises – The LESSOR or her authorized agent shall have the right after
giving due notice to enter the Condominium Unit at reasonable times to examine the same
or make repairs, during the term of the lease, and to exhibit the premises to prospective
tenants;

8. Prior Notice to Vacate – The LESSEES shall give thirty (30) days written notice in advance
of their intention to vacate the premises before expiration of the terms of the lease,
however, upon receipt of said notice, the LESSOR may affix a “FOR RENT’ sign on the
Condominium Unit and may show the premises to prospective tenants during those thirty
(30) days of reasonable hours and with prior notice;

9. The LESSEES shall be liable for damages caused during the duration of the lease on the
Condominium Unit on the fixtures herein installed such as installations in the toilet and
bathrooms, kitchen, electrical, faucets etc. and shall be liable for all expenses of
replacements, including costs of labor;

10. Any violation of the terms provided for this Contract on the part of the LESSEE shall be
sufficient ground for the termination of this Contract of Lease; and

11. Return of Premises – Upon termination of this Contract for any reason whatsoever, the
LESSEES shall immediately vacate the premises and return possession thereof to the
LESSOR upon the latter’s request, unless this Contract is extended.
