CONTRACT OF LEASE

KNOWN BY ALL MEN BY THESE PRESENTS:

This AGREEMENT made and entered into by and between SHERYL ANN M. BARRETA of
legal age, married and resident of 180 Zone 63 Sagkahan, Tacloban City, herein know as the
LESSOR, and CHRISTINE MARIE G. ALDAYA also of legal age, and resident of St.
Scholastica, Palo Leyte hereinafter known as the LESSEE.

- WITNESSETH -

That the LESSOR hereby agrees to lease unto the LESSEE the following :

A residential building located at St. Scholastica Phase 1, Blk. 7 Lot 8 in consideration of the
monthly rental of Eight Thousand Five Hundred Pesos Only (Php 8,500.00) Philippine Currency
to be paid by the LESSEE on the 1st Day of the month without need of a demand;

That the LESSEE shall make an advance rental of ONE (1) MONTH and a security deposit of
TWO (2) MONTHS rental to guarantee payment of any and all unpaid bills and
repair/restoration of any damage to the leased premises at the expiration of the contract;

That the LESSEE shall pay for, and defray at his/her own expense the consumption of water,
electric and other services in the leased premises;

That the LESSEE shall not make or cause to be made any improvement in the premises without
prior written consent of the LESSOR, it being understood that such improvement in the premises
shall be at the sole expense of the LESSE;

That the LESSEE shall not directly or indirectly sublease, assign, or transfer his/her right under
this contract to a third party or parties, without the consent of the LESSOR;

That the term of this lease is ONE (1) YEAR commencing from May 1, 2019 to May 1, 2020;

The LESSEE hereby expressly acknowledges that the leased premises are in good and tenantable
condition and agrees to keep the same in such good tenantable condition complying with all
laws, ordinances and regulations of the City as regards to the use, occupation and sanitation of
the leased premises, and failure to comply shall be at the risk of the LESSEE;

That in case of non-payment of the rental herein stipulated, or violation of any condition of this
contract, the lease shall be considered rescinded and the LESSOR shall have the right to demand
that the LESSEE vacate the premises;

That the failure of the LESSOR to insist upon strict performance of any terms, conditions, and
covenants hereof shall not be deemed a waiver on her part of terms of the contract;
That any and all violation of the conditions of this contract shall subject the guilty party to the
payment of damages, aside from costs of suit and attorney’s fees.

IN WITNESS WHEREOF, these presents are signed both the LESSOR and LESSEE,
