Conditions

1. The development to which this permission relates must be begun not


later than the expiration of three years beginning with the date of this
permission.

2. Details of materials for all external work, including samples, shall be


submitted to and approved in writing by the Local Planning Authority
before any construction commences on site.

3. The development hereby approved shall be carried out and completed in


all respects in accordance with the proposals contained in the
application, and any plans of other particulars submitted therewith.

4. Notwithstanding any details of landscaping works referred to in the


submitted application, a scheme for the landscaping works and
treatment of the surroundings of the proposed development (including
species, plant sizes and planting densities) shall be submitted to and
approved in writing by the Local Planning Authority prior to the
commencement of any demolition/construction works on the site. Any
approved planting, turfing or seeding included in such details shall be
completed in strict accordance with these approved details, prior to the
occupation of any part of the development, or in accordance with a
programme agreed, in writing, with the Local Planning Authority. Such a
scheme shall include:-

a) the identification and protection of existing trees and shrubs not


directly affected by the building works and which are to be
retained;

b) proposed walls and fences indicating materials and heights;

c) screen planting along the boundary with No. 61 Churchill


Avenue;

d) means of screening on the side elevation (close to No. 61


Churchill Avenue) of the external terrace for the flat with the
reference AP-06;
e) adequate physical separation, such as protective walls and
fencing between landscaped and paved areas;

f) areas of hard landscaped works and proposed materials;

g) details of the proposed arrangements for the maintenance of the


landscape works.

5. The provision of a minimum of 13 secure cycle-parking spaces, as shown


on the plans hereby approved, shall be constructed prior to the
occupation of the residential flats.

6. All parking spaces, turning areas and footways shall be constructed and
permanently marked out prior to the commencement of the use of any
part of the approved development. Such works shall be carried out in
accordance with the approved plan(s). The parking spaces shall be
constructed with minimum dimensions 2.4m x 4.8m.

7. Except as may be agreed in writing by the Local Planning Authority,


there shall be no obstruction over 600mm in height within the curtilage
of the site within a visibility splay either side of the vehicular access as
defined by the lines joining points on the edge of the public highway at a
distance of 2.4m from the edge of the access point on the centre line of
the access point way, 2.4m back from the public highway. Such details
shall be submitted to and approved in writing by the Local Planning
Authority and thereafter implemented in accordance with that approval.

8. The proposed bin enclosure shall be constructed prior to occupation of


any part of the development.

9. The existing and redundant crossovers shall be reinstated prior to the


occupation of any part of the development.
